Karachi is not a city where disinfection is optional theatre. Monsoon backflow pushes sewage into ground-floor homes across DHA, Clifton, and the older lanes of PECHS. Dengue [1] and chikungunya pressure keeps clinics busy from August through November. Schools come back from break with classroom air sealed under K-Electric load-shed for weeks. Restaurants in Zamzama run walk-in fridges and dish-wash drains that build biofilm nobody scrubs between shifts. Each of these is a real trigger for proper disinfection, and each one needs a different combination of chemistry, droplet size, and contact time. At Nest Fumigation Services we run three disinfection methods — ULV cold fogging for whole-room airborne pathogen knockdown, thermal fogging for outdoor perimeters, and manual surface wipe-and-spray for high-touch points that fog cannot reach with full kill claim. We use Pakistan EPA-registered active ingredients, document every job under our ISO 9001:2015 quality management system, and leave a stamped logbook entry for any commercial premises that needs one for audit. This page walks through when you need us, what we use, what we charge, and what we will not pretend to do.
When Karachi Homes and Businesses Actually Need Disinfection
We do not believe in disinfection as a perpetual weekly ritual. Surfaces re-contaminate within hours of normal occupancy, so over-frequent fogging is mostly chemistry waste. We believe in disinfection on triggers — identifiable moments when pathogen load is materially higher than baseline. The triggers we see most often across Karachi are these.
Post-monsoon sewage exposure. From late July through September, blocked storm drains push contaminated water into ground floors across Defence Phase 7 Extension, low parts of Gulshan-e-Iqbal, and the older sections of North Nazimabad. Even after the water recedes, floor and skirting surfaces carry coliform bacteria, Leptospira, and Salmonella. Drying does not neutralize them.
Post-illness household sanitization. When a family member has had dengue, chikungunya, COVID, influenza, or a gastrointestinal infection, the patient's room and shared high-touch surfaces hold pathogen load for days. Fabric handling, soft-surface treatment, and mattress fogging matter here.
Post-pest-control follow-up. After a heavy cockroach or rodent job, surfaces are coated with allergen residue. Cockroach droppings (the Bla g 1 and Bla g 2 allergens) are major asthma triggers; rodent urine carries hantavirus and leptospira. We bundle disinfection with our pest control services on request, and for asthma-sensitive households we consider it standard.
School reopening. Karachi schools in Defence, Clifton, and PECHS routinely bring us in before terms restart, particularly after dengue-season closures. Classrooms have sat sealed; washroom floor traps carry biofilm; transport vans need a single ULV pass before children board again.
Clinics and diagnostic centers between patient batches. Same-day, fast-contact chemistry — typically accelerated hydrogen peroxide — between morning and evening sessions, documented for QMS audit.
Restaurants and cloud kitchens. Walk-in refrigerators, dish-wash drains. Done after service, before next-morning prep.
Office reopening after extended closure. A K-Electric extended outage shuts an office for three days, the fridge spoils, and the kitchenette stinks. A targeted pass on the pantry, washrooms, and meeting rooms gets the place ready for Monday.
If your situation is not on this list, ask us anyway. The honest answer might be that you do not need full disinfection and routine cleaning will do.
The Three Disinfection Methods We Use (and When)
There is no single best disinfection method. Each one solves a specific physical problem, and using the wrong one wastes chemistry without delivering kill.
1. ULV Cold Fogging
ULV stands for ultra-low volume. The cold-fog generator pushes concentrated chemistry through a high-pressure nozzle to produce an aerosol with droplets in the 5 to 50 micron range. The droplets stay suspended for several minutes, which means they reach places no manual sprayer can — the ceiling-wall junction, the inside of light fixtures, split AC inlet grilles, gaps behind wall-mounted electronics. We run Vectorfog C100+ and IGEBA U-series generators, both calibrated for indoor microbial work rather than agricultural pesticide.
This is the right choice for large halls, school assembly rooms, mosques, banquet halls, open-plan offices, salons, school transport vans, and any premises where airborne droplet pathogens are the primary concern. We typically dose at 60–80 ml per 1000 cubic feet, calibrated to droplet count rather than volume sprayed. Over-fogging does not increase kill — it just leaves residue.
2. Thermal Fogging
Thermal fogging heats a carrier oil to produce the visible white cloud most people associate with mosquito fogging. Droplet size is smaller than ULV (0.5 to 10 microns) so the cloud penetrates dense vegetation, drain gulleys, and structural cavities effectively. The downside indoors is significant: the oil carrier leaves residue on every surface, sets off smoke alarms within seconds, and the chemistry-in-oil suspension is harder to dose precisely.
We use thermal fogging for outdoor compound perimeters, garden boundaries, garage interiors, factory yards, and anywhere mosquitoes need to be knocked down across an open volume. Indoors, almost never.
3. Manual Surface Wipe and Spray
Hand-applied disinfection is what fog cannot do well — high-touch contact surfaces where the kill claim depends on measured wet contact time. Door handles, light switches, taps, toilet flush buttons, fridge handles, school desks, ATM keypads, lift buttons, kitchen counters, dining tables. Our protocol is two-step: pre-clean with neutral detergent (disinfection chemistry does not work through visible dirt because organic load binds the active ingredient), then apply the disinfectant with a minimum 10-minute wet contact time. If the surface dries in 60 seconds, the kill claim is invalid.
A complete job for most Karachi premises uses all three approaches sequentially: pre-clean, ULV fog the room volume, then manual wipe of high-touch points while the fog settles.
The Chemistry We Use, and Why
We use four core chemistries, each chosen for a specific surface, pathogen, and re-entry window. MSDS sheets are available on request — every active ingredient we use is Pakistan EPA-registered or holds international equivalent registration.
Quaternary Ammonium Compounds (Quats)
Our workhorse for general surface and air disinfection. The two we use most often are benzalkonium chloride (BAC) and didecyldimethylammonium chloride (DDAC), usually in combination at 0.2 to 0.5 percent dilution. Quats are positively charged molecules — they bind to the negatively charged outer membrane of bacteria and enveloped viruses, disrupting the membrane and causing cell lysis. They are broad-spectrum, low-toxicity at use concentration, food-contact-safe after rinse, and leave a residual antimicrobial film that continues working for hours.
Their limitation is organic load sensitivity. Spray a quat onto a still-dirty surface and the organic matter binds the molecule before it can reach microbes. That is why our pre-clean step is non-negotiable. Quats also struggle against non-enveloped viruses (norovirus) and bacterial spores — for those we switch to AHP or sodium hypochlorite. Common formulations we deploy: Cidaltex, Sanitex, and BAC+DDAC blends.
Accelerated Hydrogen Peroxide (AHP)
AHP changed how clinics and hospitals run between-patient disinfection. Household hydrogen peroxide at 3 percent is a slow, weak disinfectant. AHP is the same molecule formulated with surfactants and chelators that boost penetration into microbial membranes and biofilm. The result is contact kill in 60 to 90 seconds against most enveloped viruses and vegetative bacteria — versus 10 minutes for a standard quat. After the kill reaction, AHP breaks down to water and oxygen, leaving zero residue.
This is our default for clinics, diagnostic centers, and schools. Between patient batches you cannot wait 10 minutes for contact time and you cannot leave residue on consultation-room surfaces. The brand families we use are Virox (the original AHP technology) and Oxivir wipes for high-touch surfaces. AHP costs more per litre than quat, which is the only reason we do not default to it for residential whole-room fog.
Sodium Hypochlorite — Where It Belongs and Where It Doesn't
Sodium hypochlorite (household bleach, in dilution) is one of the strongest broad-spectrum disinfectants available. At 0.1 to 0.5 percent free chlorine it inactivates non-enveloped viruses, bacterial spores, and most fungi. The mechanism is oxidative — chlorine attacks microbial proteins and DNA directly.
It belongs in drains, floor traps, hard non-metallic floors, water-tank disinfection (bundled with our water tank cleaning service), and outdoor concrete after sewage exposure. It does not belong on metal (corrosive — pits stainless steel, ruins aluminum), on fabric or upholstery (bleaches color), on marble or natural stone (etches surface), or in occupied premises with respiratory-sensitive occupants. We never use bleach in a clinic consultation room or a school classroom. We use it generously in the drain run and the ground-floor washroom after monsoon backflow.
Isopropyl Alcohol 70 Percent
Counterintuitively, 70 percent IPA kills more reliably than 99 percent. Pure alcohol evaporates in 5 to 10 seconds — too fast to denature microbial proteins fully. The 30 percent water content in 70 percent IPA slows evaporation, gives 30 to 60 seconds of wet contact, and the water helps drive alcohol through microbial cell walls. The result is faster and more complete protein denaturation. We use 70 percent IPA on electronics — phone screens, laptop keyboards, point-of-sale terminals, ATM keypads, lift call buttons, and any surface where streak-free finish matters.
Chlorine Dioxide for HVAC and Sealed Ductwork
For air-handling units, ducted central AC, and large commercial HVAC, we use chlorine dioxide gas. It penetrates ductwork uniformly without leaving residue and neutralizes biofilm on cooling coils and duct lining where liquid spray cannot reach. This is an add-on rather than part of the standard package, typically paired with the coil-clean module in our deep cleaning services.
How NFS Disinfection Service Actually Runs
This is the workflow we follow on every site, from a 600-square-foot Clifton apartment to a 30-classroom school in DHA.
-
Site walk and risk map. Before chemistry comes out of the van, our lead technician walks the premises and identifies zones — high-touch surfaces, food prep, washrooms, HVAC inlets, drains and floor traps, soft furnishings, electronics. For clinics and schools, the risk map becomes part of the ISO 9001:2015 record.
-
Occupant clearance and ventilation prep. Children, elderly residents, pregnant women, asthmatics, and pets exit for the full job plus re-entry window. Ceiling fans off (fans disperse fog before it settles). Ducted AC off. Exposed food sealed. Aquariums covered with damp cloth.
-
Pre-clean. Neutral detergent wipe of visibly soiled surfaces. Disinfection chemistry does not work through dirt — organic matter binds the active ingredient and the kill claim is lost. For heavy soiling (post-monsoon, post-construction), this step takes longer than the disinfection itself.
-
ULV fog deployment. Calibrated droplet size and chemistry volume, room by room, working from the back of the premises toward the exit. Quat blend for residential, AHP for clinical and school environments. Fog dwells 20 to 30 minutes before re-entry.
-
Manual high-touch wipe. While the fog settles, the second technician moves through with pre-saturated wipes, applying measured contact time to every door handle, light switch, tap, toilet flush, fridge handle, and shared electronic surface.
-
Drain and floor-trap treatment. Sodium hypochlorite where plumbing is PVC or ceramic, quat blend where stainless steel fittings are present. For monsoon-affected ground floors, this step is the most important one in the job.
-
Re-entry timing. AHP and quat zones safe at 30 minutes. Sodium hypochlorite zones need 60 minutes plus cross-ventilation. Thermal-fogged outdoor areas need 90 minutes.
-
Documentation. For commercial clients we leave a stamped ISO 9001:2015 logbook entry: zone, chemistry, concentration, contact time, technician name, date, supervisor signature. This is what SECP, Sindh Food Authority [2], and school regulators actually want to see.
Disinfection for Specific Karachi Scenarios
Post-Monsoon Homes (July–September)
Sewage backflow into ground-floor homes is the single biggest disinfection trigger in Karachi between July and September. The neighborhoods we get called to most are Defence Phase 7 Extension, low parts of Gulshan-e-Iqbal Block 6 and Block 13, the older lanes of North Nazimabad, and ground floors in PECHS Block 2 and Block 6. The pathogens we are treating against are E. coli, Salmonella, Shigella, Vibrio, and Leptospira (the rat-urine pathogen that becomes acutely dangerous when storm water mixes with rodent harborage).
Our post-monsoon protocol runs heavier on sodium hypochlorite than usual — drains, floor traps, ground-floor washroom tile, and the lower 18 inches of wall skirting all get bleach treatment. Above skirting height we revert to quat fog. For ongoing monsoon-season pest pressure, see our monsoon pest threats guide.
After a Dengue, Chikungunya, or COVID Case at Home
The protocol here is bigger than just the patient's room. Aedes aegypti [1] breeds in standing water around the home — flower-pot saucers, AC drip trays, water coolers, bathroom buckets. So a dengue-case visit pairs the patient-room protocol with a larvicide treatment of standing water inside and around the property.
For the patient room: AHP fog of the room volume, manual wipe of all high-touch points, mattress and pillow ULV fog with a low-residue quat formulation, hot wash for bedding. For the rest of the home: shared washrooms, kitchen high-touch points, and door handles between rooms. If the case was COVID or another respiratory infection, we add an AHP fog of the shared living areas.
School Reopening
The Karachi school year has predictable reopening windows — late August after summer break, early November after dengue closures, early January after winter break. Each is a disinfection trigger for any school that takes its parents seriously.
Our school protocol: ULV fog of classrooms, assembly hall, prayer area, corridors; manual high-touch wipe of every desk, chair top, door handle, staircase railing, washroom fitting; full bleach treatment of washroom floors and drains; ULV pass through the school van interior. For schools above 20 classrooms we send a two-team crew and complete in a single Saturday. Job documented under ISO 9001:2015.
Clinics and Diagnostic Centers
Same-day turnaround matters here — most clinic clients want morning-batch and evening-batch turns done before patient arrival. AHP is the default chemistry because of its 60–90 second contact kill and zero residue. ULV fog for consultation room volume, AHP wipe for examination tables, blood draw chairs, and reception touchpoints. Full cycle including re-entry takes 45 minutes. For multi-specialty setups, our hospital pest control program covers both disinfection and integrated pest management [3] under one contract.
Restaurants and Cloud Kitchens
Restaurant disinfection is best done as a daily closing routine rather than a monthly deep-clean. High-value zones are the walk-in refrigerator (door seals, shelves, condensate tray), the dish-wash area (drain biofilm), and prep-table surfaces.
Our closing-routine package runs after service ends. AHP wipe on prep surfaces, quat fog of the dining area, sodium hypochlorite drain flush. Walk-in fridge gets a separate AHP protocol with door-seal attention. Sindh Food Authority audit documentation is part of the job. For broader IPM, see our restaurant pest control program.
Post-Pest Control Sanitization
After a heavy cockroach gel-bait job or a rodent clean-out, surfaces are contaminated with allergen residue, not just dead pests. Cockroach droppings carry the Bla g 1 and Bla g 2 allergens, which are recognized major asthma triggers in pediatric pulmonology literature. Rodent urine carries leptospira, hantavirus, and more. We bundle disinfection with our IPM jobs for asthma-sensitive households as standard care.
Post-Construction and Renovation
Construction dust, plaster residue, paint VOCs, and contractor-introduced microbial load are all worth addressing before move-in. Our post-construction deep cleaning module includes a full disinfection pass after dust removal — quat fog of the volume, manual wipe of fittings, drain priming, HVAC inlet treatment if the ducted system ran during the build.
What We Don't Do (Worth Saying)
The disinfection market in Karachi got loud after 2020, and a lot of what gets sold is overstated. Here is what we will not say or do.
We don't claim "permanent" disinfection. Disinfection is point-in-time. Within hours of normal occupancy, surface microbial load returns. Quats leave a residual film that extends the protection window, but no chemistry makes a surface permanently sterile. The right interval is monthly for high-traffic commercial premises, quarterly for typical homes, and on-trigger for everyone.
We don't fog continuously. Over-fogging is the most common mistake we see. More chemistry does not equal more kill. What matters is calibrated droplet size, even distribution, and adequate dwell time. A trained operator uses less chemistry than an amateur and gets better coverage.
We don't use unregistered chemistry. Every active ingredient on a Karachi premises is Pakistan EPA-registered or holds international equivalent registration. We produce MSDS sheets on request and cite the active ingredient and concentration on every logbook entry.
We don't disinfect outdoor compound walls. Outdoor surfaces face UV, wind, and rain — all of which break down disinfectant chemistry within hours. Outdoor perimeters need pest control intent (insecticide, larvicide) or landscape sanitation, not disinfection.
We don't disinfect electronics with quat fog. Quats leave residue. We use 70 percent IPA on phones, laptops, point-of-sale terminals, and anything with a screen.
Cost Guide for Karachi (2026)
Pricing varies with premises size, surface complexity, and chemistry intensity. The ranges below are indicative for standard disinfection (ULV fog + manual high-touch wipe + drain treatment + ISO 9001:2015 documentation).
| Service | Typical area | Indicative range (PKR) |
|---|---|---|
| 1-bedroom apartment | 600 sqft | 4,500 – 6,500 |
| 2-bedroom apartment | 1,000 sqft | 7,500 – 11,000 |
| 3-bedroom house | 1,800 sqft | 13,000 – 18,000 |
| 5-bedroom + garden | 3,500 sqft | 22,000 – 32,000 |
| School (30 classrooms + common areas) | full premises | 60,000 – 95,000 |
| Restaurant kitchen + dining | 2,500 sqft | 14,000 – 22,000 |
| Clinic / diagnostic center | 1,500 sqft | 10,000 – 16,000 |
| Office floor | 2,000 sqft | 11,000 – 16,000 |
| HVAC / ducted AC add-on (per indoor unit) | — | 2,500 – 6,000 |
Note: Rates include site survey, ULV fog, manual surface wipe, drain treatment, MSDS-on-request, and ISO 9001:2015 logbook entry where applicable. Repeat-service contracts (monthly or quarterly) get a 15 to 20 percent discount per visit. Post-flood and post-fire work is quoted separately because pre-clean labor changes the price more than the disinfection itself.
What Happens After We Leave
Re-entry timing depends on the chemistry used. AHP and quat-treated residential premises are safe 30 minutes after the last application. Sodium hypochlorite zones need 60 minutes plus cross-ventilation. Thermal-fogged outdoor areas need 90 minutes.
Surface kill claim from quat treatment holds for 24 to 72 hours under normal use. After that, surfaces re-contaminate to baseline through ordinary touch and air exchange. For high-touch residential surfaces, routine cleaning with detergent maintains the disinfection benefit between professional visits. For clinical and food-service premises, daily in-house AHP wipe-down between professional visits is the right cadence.
You can use the premises normally after our re-entry window — cooking, eating, sleeping, children playing on floors. The chemistries we use are selected so none of this requires special precaution post-treatment.
Frequently Asked Questions
Is the disinfection chemistry safe for children and pets?+
At our use concentrations and with our re-entry windows, yes. Quat-treated rooms are safe for children and pets 30 minutes after application. AHP-treated rooms are safe within 15 minutes (AHP breaks down to water and oxygen). Sodium hypochlorite zones require 60 minutes plus cross-ventilation, and we use bleach only where occupants are out for that full window. Pets and kids return only after our technician confirms re-entry timing has been met.
How often should a Karachi household disinfect?+
Monthly for ground-floor homes near open drains or in flood-prone neighborhoods. Quarterly for upper-floor apartments in flood-protected zones. Monthly regardless of floor for households with elderly members, infants under one year, or any immunocompromised resident. Immediately after any infectious illness, monsoon flooding, sewage backflow, or heavy pest infestation treatment.
Does NFS disinfection kill cockroach allergens?+
Yes. The Bla g 1 and Bla g 2 cockroach allergens are protein molecules denatured by both quats and AHP. A full pass after a heavy cockroach extermination is standard intervention for asthma-sensitive households. We pair disinfection with our cockroach IPM jobs on request.
Can you do same-day service?+
Same-day available across DHA Phases 1 through 8, Clifton Blocks 1 through 9, Bahria Town Karachi, Gulshan-e-Iqbal, and PECHS if you contact us before 12:00 noon. Next-day across Malir, Korangi, Landhi, North Nazimabad, and Federal B Area depending on scheduling. Commercial jobs over 5,000 square feet we typically schedule 48 hours ahead to deploy a two-team crew.
Do you sanitize air conditioners?+
Coil clean plus filter sanitization is a separate add-on. Split-unit indoor disinfection runs PKR 2,500 to 4,000 per unit. Ducted central AC and HVAC disinfection (including chlorine dioxide gas treatment of duct lining) runs PKR 6,000 to 18,000 depending on system size.
What's the difference between disinfection and pest control?+
Disinfection kills microbes — bacteria, viruses, fungi, and the protein allergens they leave behind. Pest control kills arthropods (cockroaches, mosquitoes, termites, bed bugs) and vertebrate pests (rats, mice). The chemistries are completely different — disinfectants target cell membranes; insecticides target arthropod neural systems; rodenticides target mammalian blood clotting. Both can be done on the same visit and we bundle them on request, but we never pretend one is the other.
Will the smell linger?+
Quats and AHP have negligible residual smell — most clients say the premises smells neutral rather than chemically treated after our visit. Sodium hypochlorite carries the familiar chlorine smell for 2 to 4 hours and ventilates out fully. Thermal fog with oil carrier lingers longest, which is why we avoid it indoors. If smell sensitivity is a concern (small children, asthma, pregnancy), tell us at booking and we will use AHP-only chemistry.
Is COVID-style fogging still needed today?+
Routine high-touch hygiene matters more than fogging frequency. The early-pandemic protocol of weekly whole-room fogging across every space was a precautionary response to a then-novel pathogen. In 2026, the evidence-based recommendation is disinfection on triggers — post-illness, post-flood, school reopening, between clinical batches — rather than as perpetual ritual. We will fog as often as a client asks, but we will tell you honestly when an interval is excessive.
Do you provide a service certificate?+
Yes. For commercial clients (clinics, restaurants, schools, offices, factories, salons) we leave an ISO 9001:2015 stamped logbook entry detailing zone covered, chemistry used and concentration, contact time, technician name, and date. This is what SECP auditors, Sindh Food Authority inspectors, and health-license renewal officers want to see. Residential clients get an email receipt on request.
Are your technicians trained for this work?+
Our disinfection technicians complete in-house training on chemistry selection, droplet calibration, contact-time management, and re-entry protocol before they handle a job independently. Our supervisors hold SPMA and PPMA certifications. The company holds ISO 9001:2015 certification for its quality management system and is a member of the Karachi Chamber of Commerce and Industry.
