Roughly 95% of termite jobs in Karachi come down to three species, and the protocol that works on one is the wrong protocol on the others. Species ID is the first and most consequential step of any termite job.
Coptotermes heimi is the dominant subterranean termite of the Indus plains. Mature colonies run to several hundred thousand workers, nesting three to five metres below foundation level and sending foraging galleries through expansion joints, plinth cracks, and any cellulose contact point. It is behind the dramatic damage cases — a door frame that crumbles when tapped, a wardrobe back that turns out to be paper-thin veneer, parquet floors lifting in patches. Heterotermes indicola shares the soil-dependency but is smaller and more dispersed — colonies in the tens of thousands, several satellite nests per property rather than one central one. We see it most in older bungalows in Bahadurabad, Garden East, and inner North Nazimabad, where ageing boundary walls and buried construction cellulose give it niches. Damage is slower, patchier, and easier to miss for years.
Microcerotermes species — usually Microcerotermes championi in our field samples — are the drywood-behaving termites of Karachi. No soil contact required; they live entirely inside the wood they eat, in roof trusses, wooden ventilators, cupboard backs, antique furniture, and deodar rafters. How termite damage starts: mud tubes, wing dust, hollow wood
Most termite jobs are diagnosed late. Owners do not notice until something breaks — a skirting flexes underfoot, a door frame splits, a wardrobe back falls off. By then the colony has been active for months or years. Knowing the early evidence saves both the timber and the bill.
The most diagnostic sign of subterranean activity is a mud tube. Both Coptotermes heimi and Heterotermes indicola desiccate in dry air, so they build covered runways of soil glued with saliva and faecal matter between soil and food. A thin brown earthen line up a boundary wall, across a column, or behind a wardrobe is unambiguous. Coptotermes tubes are 5–8 mm wide and robust; Heterotermes tubes are thinner, often a fine network. Damp with cream workers means active; dry and abandoned means the colony has moved, rarely far.
The second sign is alate residue. Both subterranean species swarm after sunset following monsoon rain from late June to late September; Microcerotermes swarms in March–April and again in October. Swarmers fly briefly, land, shed wings, pair off. Piles of small translucent equal-length wings on a windowsill or under a tubelight — collect a few in a ziplock; it makes species ID much faster.
The third sign is frass — only for drywood. Microcerotermes expels six-sided faecal pellets, 0.5–1 mm long, the colour of the eaten wood, through small kick-out holes. They pile under the infested rafter. Coarse coffee-grounds-like material you cannot account for — get on the floor, look up, find the hole.
The fourth sign is hollow wood. Tap-test door frames, skirting, wardrobe bases, chowkat timbers. Sound timber has a clean solid note; damaged timber sounds papery. Push your thumbnail in — damaged wood often retains a thin intact outer veneer, which is why a door frame can look fine until you actually press it.

Stage 1 — Bottom of foundation trench
Once excavation is complete and before masonry goes in, we treat the bottom and sides of the trench with imidacloprid 17.8 SC at 0.075% dilution at 5 litres per square metre. On heavy clay-loam plots we sometimes specify fipronil 5 SC at 0.05% for longer residual; for homes with very small children or pets we specify chlorantraniliprole for its very low mammalian toxicity.
Stage 2 — Refilled earth around the plinth
After the plinth wall is built and the foundation backfilled, we treat the refilled earth on both sides at 7.5 litres per linear metre, denying foraging workers a soil corridor against the structure.
Stage 3 — Top of plinth-fill, pre-flooring
The most important stage, and the one most often skipped on Karachi builds. Before the final earth is levelled inside the plinth and before any sand-cement bedding or tile goes down, we treat the top of the plinth fill at 5 litres per square metre across the floor footprint, plus a band along the inside perimeter wall. This is the barrier the slab and flooring will sit on for the next decade.
Stage 4 — External perimeter drip line
Once construction is complete we treat external soil along the building's drip line at 7.5 litres per square metre to a 30 cm depth.

Post-construction termite treatment: drill-and-inject
For an existing building with confirmed termite activity, the soil chemical barrier is applied through drill-and-inject — our workhorse termite job, run weekly across DHA, Clifton, PECHS, Bahadurabad, Gulshan, and North Nazimabad to the IS 6313 (Part 3): 2001 protocol.
Technicians mark out the inside perimeter of the affected ground floor and drill 12 mm holes at 30 cm spacing through the tile or screed into the plinth fill, 100–150 mm deep. Each hole is injected with imidacloprid 17.8 SC at 0.075% dilution at 5 litres per square metre of slab area on the inside, with a parallel external trench-and-rod treatment along the drip line at 7.5 litres per square metre. Holes are sealed with matching cement plug — colour-matched on premium installations so the repair is invisible.
On heavier clay-loam plots we specify fipronil 5 SC at 0.05% as the inside-zone active for its longer residual. For homes with small children or pets we specify chlorantraniliprole, which carries one of the lowest mammalian toxicity ratings of any modern termiticide. Bifenthrin 25 EC is a backup for rapid knockdown against an active foraging front during monsoon swarming.
Residents re-enter once the drill points are dry, two to four hours in Karachi summer. Cooking, sleeping, and routine occupancy resume the same evening. Pets are kept off treated surfaces until completely dry. The protocol is decisive against both Coptotermes heimi and Heterotermes indicola — soil contact is the constraint they share, and an unbroken chemical barrier denies the access route.
When drill-and-inject is the wrong protocol
The drill-and-inject soil barrier is not decisive against drywood Microcerotermes on upper floors or in disconnected timber, because drywood termites never return to soil. If our inspection identifies frass-and-kick-out-hole evidence in third-floor rafters or cupboard panelling, we treat the timber directly (next section) rather than invoicing soil chemistry that would not solve the problem.
Wood treatment and timber injection
Drywood Microcerotermes and localised subterranean activity that has crossed into upper-floor timber require direct wood treatment. Two protocols.
Borate spray — disodium octaborate tetrahydrate applied to exposed timber surfaces (rafters, ventilator frames, cupboard backs, deodar trusses), diffusing into the wood fibre. Very low mammalian toxicity, odourless once dry, long residual against any termite ingesting the cellulose. Protocol of choice for accessible drywood infestations.
Timber injection — for thicker structural members (deodar trusses, beams, lintels) we drill 6 mm holes at 30 cm spacing along the affected length and inject imidacloprid 17.8 SC or fipronil 5 SC under low pressure, spreading the active through the gallery system. Drill holes plugged with matching wood filler. Decisive against established Microcerotermes colonies inside the timber.
We pair both with a deltamethrin 2.5 EC surface residual on adjacent untreated timber as a swarming-season barrier in March–April and October.
Warranty: what's covered and what voids it
Our termite warranty is structured around the protocol applied. No blanket guarantees that ignore building condition; we are explicit about exclusions at quote time.

Surface spraying with a hardware-store pyrethroid kills surface workers and gives a few weeks of false comfort. It will not reach the soil colony, penetrate the gallery system inside infested wood, or establish a chemical barrier across the slab. Termite control is a barrier-and-chemistry job — dilution rates, application volumes, drilling pattern, and active selection all matter.
How long does a termite treatment visit take?+
A small zoned post-construction drill-and-inject — one affected room and its perimeter — takes two to four hours. A full villa treatment, drilling the entire ground-floor perimeter and the external drip line, takes one to two working days depending on plot size, access, and tile material.
