Clifton Block 1 and Block 2 (Schon Circle, Saba Avenue, Khayaban-e-Roomi area). This is the densest mid-rise apartment stock in Clifton — towers of 8 to 14 storeys with shared garbage chutes, basement water-tank rooms, and common electrical risers. Two patterns dominate. First, German cockroach (Blattella germanica) calls clustered to floors that share a riser with a poorly-managed kitchen below — the cockroaches travel vertically through the gaps around plumbing penetrations, which is why "we got fumigated last month and they're back" is the normal complaint here. The fix is not more spray; it is treating the riser with the building manager's permission. Second, Rattus rattus (the roof rat) in basement parking and around the shared garbage compactor. We see Camponotus carpenter ants in the older buildings along Khayaban-e-Roomi where the heritage trees overhang upper-floor balconies — the colonies nest in the wooden window frames and forage along the cornices.

Clifton Block 3, Block 4 and Block 5 (heart of Clifton — Khayaban-e-Iqbal, Khayaban-e-Bukhari, Tipu Sultan Road). This is the heritage core: a mix of 1970s and 1980s villas, newer mid-rise apartments, and a few embassy compounds. The single highest-volume call we get from this zone is bed bug (Cimex hemipterus), and the reason is structural: the heritage furniture in many of these homes — solid wood beds, upholstered antique sofas, carved headboards — provides exactly the kind of multi-seam harborage that bed bugs colonise and that is hard to treat with a standard spray. Combine that with the disproportionately high international-travel exposure of the residents (luggage is the dominant bed bug vector worldwide) and you get a sustained baseline of cases that does not exist in newer-construction neighbourhoods. We also see German cockroach in the kitchen blocks of the older villas, where decades-old cabinetry has hairline cracks that hold bait poorly without prep.

Clifton Block 7, Block 8 and Block 9 (closer to the seafront — Khayaban-e-Saadi, Khayaban-e-Shamsheer, the lanes leading to Sea View Avenue). This is the dengue zone. Aedes aegypti — the day-biting yellow-fever mosquito that vectors dengue, chikungunya and Zika — breeds in clean, standing water, and Block 7–9 has an unusual concentration of breeding sites: rooftop overhead water tanks that are not properly sealed at the lid; abandoned tyres and water-collecting containers in the service alleys behind the seafront villas; landscape plant saucers in compound gardens; and AC condensate drip pans on the older split units. Sindh Health Department surveillance has consistently shown Clifton among the recurring dengue hot zones in Karachi (Sheikh et al., 2024, Scientific Reports), and the pattern matches what we see in our July–October call volume. Block 7–9 also produces our highest summer call volume for wasps and bees, typically Vespa orientalis (the oriental hornet) nesting in eaves and chimney voids.

Bath Island (Khayaban-e-Hafiz, the lanes off Schon Circle towards Boat Basin). The pest profile here is shaped by the coastal proximity. Salt-tolerant ant species — particularly Tapinoma melanocephalum (ghost ant) and Paratrechina longicornis (crazy ant) — appear more often than they do inland. Termite calls are lower than in heritage Block 5 because much of Bath Island was built or substantially renovated in the 1990s–2000s with concrete plinth construction that is less termite-vulnerable, but rat populations are higher because of the boundary mangrove fringe at Korangi Creek. Beach-side villas with kitchen-door access onto compound gardens report persistent fly issues during the pre-monsoon onshore wind window in May and June — typically Musca domestica (house fly) and Calliphora vicina (blue-bottle fly) carried in on the wind.

Sea View and KDA Scheme 5 (Sea View Avenue, the newer construction towards Do Darya). This is the newest construction in our Clifton catchment. The pest profile reflects that: less subterranean termite (newer foundations, with most builders now specifying pre-construction termite proofing at the plinth stage), but more German cockroach and bed bug from the high turnover of rented family units. Mosquito pressure is essentially the same as Block 7–9 because the rooftop tank ecology and the seafront proximity are the same. We also see Hemidactylus flaviviridis (Asian house gecko) in higher numbers than residents expect, particularly in ground-floor units near garden lighting — geckos are not technically pests, but the call volume for them is real.

The block-level differences are the reason a single "Clifton package" priced and applied uniformly produces the kind of mediocre results that drive customers to call a second company three months later. We adjust the chemistry rotation, the application method, and the documentation by sub-area.

Why Clifton needs a specialist (not a generic) team

Coastal humidity matters more than most operators acknowledge. Pyrethroid termiticides and residual sprays are tested by manufacturers at laboratory humidity conditions that are nothing like the 70–85% relative humidity that sits over Clifton from June through October. The practical effect is that a single pyrethroid application (cypermethrin or lambda-cyhalothrin alone) breaks down faster on treated surfaces — the residual window we count on for 8–12 weeks in DHA can be closer to 6–9 weeks at the Clifton seafront in monsoon. We compensate two ways: by rotating chemistry into a lambda-cyhalothrin plus IGR (insect growth regulator, typically pyriproxyfen or methoprene) combination on AMC visits during the humid months, and by tightening the visit interval for AMC customers in Block 7–9 from quarterly to bi-monthly during July to September. A generic operator who runs the same chemistry and the same interval in Clifton that they run in Gulshan is leaving a meaningful re-infestation gap on the table.

Apartment building access is the second factor. The mid-rise stock in Block 1, Block 2 and the newer Sea View towers operates on building-management access controls that do not exist in DHA villas — gate-pass requirements for the service entrance, security guards who require an authorisation letter from the unit owner before allowing chemistry inside, and in some buildings a public-liability insurance certificate from the pest control company before they will permit access to the roof or the basement plant room. We carry standard versions of all three documents — gate-pass authorisation template, treatment record with chemical name and dilution that satisfies most building managers, and a current public-liability certificate — and we send them ahead of the visit on request. A team showing up at Saba Avenue without the right docs gets turned around at the gate; we have stopped counting how often we have inherited that customer after the first company failed to get past security.

Heritage properties need adjusted termite chemistry. The standard post-construction termite protocol — drilling 12 mm holes at 30 cm centres through the floor along the inside foundation and pressure-injecting imidacloprid [6] termiticide — is appropriate for tiled and stone floors but should not be applied to vintage parquet or original teakwood flooring without explicit consultation. In heritage Block 3 and Block 5 homes we either substitute a perimeter-only treatment (trench-and-rod along the outside foundation drip line, no internal drilling), or we drill in concealed locations only — under skirting boards that can be lifted and replaced, or in store rooms with concrete floors — and treat the remaining areas with a non-repellent termiticide bait system. The chemistry choice (we typically move to chlorantraniliprole or a hexaflumuron bait matrix for these jobs) is more expensive than the default, but it is the right answer for properties where flooring restoration costs more than the termite job itself.

The dengue monsoon protocol is a fourth Clifton-specific factor. Sindh Health Department circulars consistently recommend pre-monsoon community fogging across Clifton blocks ahead of the seasonal dengue peak, and we schedule monsoon-prep visits for our AMC customers in April and May — perimeter ULV fogging at the compound boundary, larvicidal treatment of overhead water tanks (a temephos or pyriproxyfen application that is safe for the water supply), and an inspection round of plant saucers, AC drip pans and any standing water in service alleys.
