The Challenge: Coptotermes heimi Plus Wood Borer in One DHA Home

The call came in the way most DHA termite calls do — not "we have termites" but "there is something at the base of the main doorframe." On inspection, that something was a classic subterranean termite signature: fine sand-grain frass at the doorframe foot, thin mud tubes ascending the inside face of the plinth wall, and a hollow tap-tone on timber that should have rung solid.

The dominant subterranean termite across DHA is Coptotermes heimi — a soil-dwelling species whose colonies forage up through the plinth and around plumbing penetrations, and whose mature colony runs into the tens of thousands of individuals. Karachi hands it a near-ideal environment: coastal humidity keeps soil moisture high, DHA's mature gardens hold that moisture against the foundation, and the wooden interior detail these homes are built to showcase — doorframes, wardrobes, skirting, furniture — is exactly the cellulose the colony is foraging toward. Alongside C. heimi, Odontotermes species are the other subterranean genus we routinely identify in Karachi soil; the field call here pointed to active foraging entering the house from the ground.

That was the first problem. The second revealed itself the way wood borer usually does — separately, and later. Subterranean termite and wood-boring beetle are different pests with different biology, and clearing one does not clear the other. The termite lives in the soil and comes up; the wood borer — typically a Lyctus powderpost beetle — lives inside the timber itself, its larvae tunnelling through seasoned hardwood and pushing fine, talc-like frass out of pin-sized exit holes. A DHA home with good timber and coastal humidity can carry both at once, and this one did. Left alone, the combination puts doors, furniture, and structural timber at real risk.

Our Approach: Inspection, Soil Barrier, Then the Follow-Up

Visit One, Stage One — Inspection and Mapping

Every termite job we run starts with a walk, not a drill. Our technician worked the ground-floor plinth perimeter, then the wet areas — kitchen, washrooms, utility — then the timber detail through the rest of the house, marking mud-tube runs, frass deposits, hollow-tap zones, and every likely entry point on a plan of the property. A soil barrier only works if it sits across the paths the termites are actually using, so the map comes first. Visit One, Stage Two — The Drill-and-Inject Soil Barrier

With the entry points mapped, the treatment for active subterranean termite is a soil-applied liquid termiticide barrier — the drill-and-inject protocol that is the documented standard for post-construction work. Along the slab-and-floor junction and around the plinth, we drill a line of injection points on roughly a 30 cm grid, then pressure-inject termiticide into the soil beneath so a continuous treated zone forms between the colony in the ground and the timber above it. Done properly, that barrier has no gaps for foraging tubes to thread through, and the holes are sealed flush afterward.

For the chemistry, our standard actives are Imidacloprid [1] 17.8% SC (Premise 200 SC) or a Fipronil [2] termiticide, selected to the situation. Imidacloprid 17.8% SC is non-repellent — the foragers cannot detect it, so they move through the treated soil, pick up a lethal dose, and carry it back through the colony instead of avoiding the zone. That transfer effect is precisely what you want against a colony you cannot see. (The correct Premise concentration is 17.8% SC, not the 30.5% sometimes misquoted.) Fipronil, also non-repellent, is our alternative where soil and structure call for it.

Visit Two — Wood-Borer Treatment on the Timber

The second visit dealt with the wood borer, and it was separate for a reason. Powderpost beetle lives inside the wood; you treat the wood, not the soil. On the affected timber our team worked a two-part approach — a surface application for the outer layers and emerging adults, plus injection into the galleries so the treatment reaches the larvae tunnelling inside. This is the correct method for Lyctus-type borers, because the soil grid that solves a termite problem does not reach a beetle inside a door leaf or a piece of furniture.
