What Is a Pest Control AMC — and How It Differs From a Warranty

The two terms get confused, so start here:

  • A warranty covers a treatment. If we treat your site for termite and the termite returns within the warranty window, we re-treat at no charge. It is a guarantee attached to a job.
  • An AMC (Annual Maintenance Contract) covers a programme. It is an ongoing service agreement — scheduled visits, continuous monitoring, documentation, and a defined callback commitment across the year — designed so a problem is caught and controlled before it becomes an incident.

A commercial site needs both, but the AMC is the backbone. Warranty work is reactive by nature; the AMC is what keeps a food plant, warehouse, or kitchen continuously defensible.

Why an Annual Pest Control Contract Beats Reactive Call-Outs

Reactive pest control — call when you see something — fails commercial premises for three structural reasons.

Pest biology is continuous, not occasional. The German cockroach (Blattella germanica), the single most important commercial-kitchen pest, breeds without pause in a warm environment; a female carries her ootheca almost to hatching and generations overlap continuously. By the time staff see roaches on the line, the harbourage behind the equipment is already established. Quarterly-only contracts exist, and we write them, but only for sites the risk assessment supports: document storage, low-occupancy offices, sites with no food handling. Selling a food plant a quarterly contract would be cheaper for the client on paper and useless at the first audit.

Strip away the visits and the chemistry, and what an AMC produces that no call-out can is evidence. The service log is the deliverable. An SFA inspector, a HACCP auditor, or a corporate client's QA team does not watch us treat your site; they read the file. Renewal is annual and renegotiated on data. The year's trend report is on the table at renewal: if pressure fell because exclusion worked, the visit cadence, and the price, can step down. We do not run evergreen auto-renewals that roll over silently.

Cancellation is written into the contract, not buried in it. Notice terms are stated up front. On exit, our bait stations and monitors are removed, and the service log stays with you — it is your compliance record, not our hostage.

When You Do Not Need an AMC

We decline to sell contracts to sites that do not need them, because a contract that delivers nothing poisons the ones that do. If you own a single residence with a termite problem, the right purchase is a post-construction treatment with its 1-year warranty, not a commercial AMC. If your godown is emptied and deep-cleaned once a year and holds non-food stock, a single documented fumigation per cycle may be all the site justifies. If your office has no kitchen, no pantry, and no history of activity, we will say a quarterly inspection is enough. The survey decides; when it says one visit, we quote one visit.
