A whole-house fumigation is a different booking from a single-pest call, and in DHA it is the one we get asked for most. When a DHA homeowner tells us to "fumigate the house," they rarely mean one problem on one wall — they mean a large, lived-in bungalow that they want covered end to end in a single coordinated visit, with paperwork at the finish. We run that service every week from our office in DHA Phase 4, off Khayaban-e-Bukhari, and it is a genuinely different job from treating a kitchen or a single door frame. This page is about the whole-house fumigation service itself: when it is worth booking over a single-pest treatment, what the visit actually involves in a big DHA bungalow with a basement and a garden, and how we work around a family that is still living in the house. If you want the pest-by-pest picture of what turns up in which phase, that is our pest control in DHA Karachi hub — this page stays on the fumigation service.
When a Whole-House Fumigation Beats a Single-Pest Treatment
If you have one clearly-defined problem — mud tubes on one plinth wall, roaches in one kitchen, mosquitoes on the lawn — the single service is usually the right call and the cheaper one, and each has its own depth page: termite control, cockroach control, mosquito control, rodent control, and bed bug treatment. A whole-house fumigation earns its cost in the situations where you want the entire property reset at once and documented. In DHA those moments are predictable, and they are almost always about a change of hands or a change of who is in the house:
- Pre-resale or pre-handover. A bungalow going on the market, or being handed to new owners, gets fumigated so it changes hands clean, with a written treatment record to pass on.
- Between tenants on a rented bungalow. Large DHA houses let to corporate and expat tenants get a full reset in the empty gap before the next family moves in.
- Before the family arrives. Owners returning from abroad, a wedding filling the house with guests, a new baby, or elderly parents moving in — all reasons homeowners want the whole envelope done before people are back in the rooms.
- Reopening a shut-up house. Second homes and houses left closed over a summer abroad come back to dried-out drain traps, dust, and whatever moved in while nobody was watching. A reopening fumigation is the standard fix.
- After renovation. Construction disturbs soil, opens wall voids, and draws pests in; a post-renovation fumigation closes the house back up.
- Annual reset. Homeowners on a maintenance rhythm book one full-property visit a year and single services in between.
What a DHA Whole-House Fumigation Visit Actually Involves
The value of a whole-house booking is that five separate problems get solved in one mobilisation instead of five appointments. The visit runs in five stages.
Stage one — full-property inspection and plan. Before any chemistry comes off the truck, our crew lead walks the whole house: every floor, the basement if there is one, the servant and staff quarters, the kitchen and all wet areas, the roof tank, and the garden perimeter. The point is to find everything that is active in one pass — plinth walls for termite, floor drains and cabinet lines for cockroach, tanks and drip trays for mosquito, boundary and waste zones for rodent — and build a single plan that covers all of it. A whole-house job is scoped once, not pest by pest.
Stage two — prep and seal. This is the part that makes a bungalow fumigation a premium job rather than a spray-and-go. We give the household a prep list, then our crew covers or clears food, covers aquariums and fish ponds, protects art and antique surfaces, and seals the zones being treated so the chemistry stays where it belongs. On big DHA houses the prep step alone can take the better part of an hour.
Stage three — multi-pest treatment in one pass. The crew works the plan in sequence so the whole house is treated in a single visit: a soil-barrier where termite is active (the same Imidacloprid [2] 17.8% SC we detail on the termite pillar, diluted to 0.075% active), Fipronil [3] 0.05% gel-bait placed for cockroach at drains and cabinet lines, ULV fogging plus larvicide for mosquito indoors and at the tanks, bait stations for rodent at the boundary and waste rooms, and a bed bug pass where the inspection flagged it. One crew, one day, the whole envelope.
Stage four — ventilation and re-entry. We sequence rooms so the re-entry windows stack sensibly and, where the family is staying in the house, we treat and clear in an order that lets them keep using part of the home while another wing airs out. Soil-injected termite chemistry is inert underfoot almost immediately; the fogged and sprayed zones carry a short ventilation window we hand you in writing.
Stage five — documentation and warranty. At completion you get a written record naming the chemistry used, dilution, batch number, treated zones, and re-entry interval — the document that matters for a resale, a tenant handover, or a corporate-lease file. Termite soil-barrier work carries a one-year warranty extendable to a five-year AMC; the other services carry a callback re-treatment inside their warranty window.
Coordinating Around a Lived-In Luxury Home
Most DHA whole-house jobs are done while the family is still in residence, and that is the real skill in a big-bungalow fumigation. We sequence the work room-by-room and wing-by-wing so nobody has to vacate the whole property for a day — the crew closes and treats one zone, moves on, and hands it back once it has aired. Valuables, artwork, and antique wooden furniture get covered before anything is applied near them. Pets are relocated to an untreated wing or outdoors for the re-entry window, and we time the treated zones around household staff so the kitchen and quarters are not shut at the wrong hour. Basements get their own step because the damp, dark environment behaves differently from the floors above and needs to be treated and ventilated on its own timeline. None of this is standard drop-in pest work — it is why a whole-house booking on a large occupied DHA home is quoted and scheduled as a fixed slot, not a call-out.
Reaching All Eight Phases
Our Phase 4 office on 2nd Gizri Street puts a crew inside 15 to 25 minutes of most Phase 1 to Phase 6 addresses, and 25 to 40 minutes out to Phase 7, Phase 8, and the DHA City plots. For a whole-house fumigation we book a fixed half-day or full-day window rather than a drop-in, because the inspection, prep, and multi-pest pass need uninterrupted time on site. Where a job spans a large phased plot, or an owner has more than one DHA property, we block the work into a single scheduled run so the crew and chemistry mobilise once. A nominal travel line applies only to the more distant DHA City plots, quoted before the visit.
What a Whole-House DHA Fumigation Costs (2026)
Whole-house fumigation is priced on covered area and how many services the one visit bundles, not on a DHA postcode premium — our DHA rates match our rates everywhere else in Karachi.
| Property | Whole-house fumigation (PKR) |
|---|---|
| Apartment / small flat | 3,500 – 6,500 |
| 2–3 bed house or townhouse | 5,500 – 11,000 |
| Villa / standard bungalow (multi-pest, one pass) | 9,000 – 18,000 |
| Large bungalow with basement + garden | Quoted on inspection (from 18,000) |
| Active termite soil-barrier (add) | See termite cost guide |
A single-pest visit is cheaper than the whole-house figure — the ranges above are for the full multi-pest reset in one mobilisation. Active termite work is scoped separately against the drivers on our termite treatment cost in Karachi 2026 page, and the citywide reference rates for every service sit on our pest control prices and fumigation cost pages. Every whole-house quote includes the inspection, the documented record, and the callback warranty on treated zones.
DHA Fumigation — Frequently Asked Questions
Do we need to move out of the house for a whole-house fumigation?
Usually not. We sequence the work room-by-room so the family can keep using part of the house while another wing is treated and aired. The exception is a heavy multi-pest job on a smaller footprint where the whole floor is worked at once — in that case we schedule a clear window and hand you a re-entry time in writing before we start.
How long does a whole-house fumigation take in a DHA bungalow?
A standard 2–3 bed house runs a half-day including prep and ventilation. A large bungalow with a basement, staff quarters, and a garden perimeter is a full day. The written record is handed over at completion.
Should we fumigate before selling or handing over the house?
Yes — a pre-resale or pre-handover fumigation is one of the most common reasons DHA owners book the whole-house service. It resets the property and leaves you a dated treatment record with chemistry and batch numbers to pass to the buyer, new tenant, or corporate lease file.
Is the chemistry safe with children, pets, and staff in the house?
Applied at labelled dilution by a trained crew, yes. Termite soil chemistry is injected into the foundation envelope with no airborne path, cockroach gel is placed out of reach under cabinets, and fogged zones carry a short re-entry window we tell you in advance. Pets are moved to an untreated wing or outdoors for that window, and we time treatment around household staff.
Do you fumigate basements and outdoor zones as part of the whole-house job?
Yes. Basements are treated and ventilated on their own step because the damp environment behaves differently from the floors above, and the compound perimeter and garden edge are included in the multi-pest pass. Nothing on the plot is left off the plan.
Are you certified?
ISO 9001:2015 quality management, member of SPMA (Structural Pest Management Association), PPMA (Pakistan Pest Management Association), and KCCI registered. Every treatment record references the framework the job was carried out under.
