DHA Phase 4 + 5 — Mid-Density Mixed

Our own office is on 2nd Gizri Street in Phase 4. Phase 4 and 5 sit in the middle of the curve — termite pressure is significant but not as concentrated as Phase 1-2, and cockroach pressure begins to rise because of older ground-floor drainage that was laid before current sealing standards. Periplaneta americana — the large reddish-brown American cockroach — shows up in ground-floor washrooms and kitchen back-rooms here from May onward. Phase 5 in particular still has many older neem trees, which keep Coptotermes heimi well-fed in the surrounding soil.

DHA Phase 6 + 7 — Newer Construction, Mosquito-Dominant

Construction here is more recent, structures are younger, and termite pressure drops noticeably. What rises instead is mosquito load, because the plot stretches that are still undeveloped retain monsoon water for weeks after a rain event. Aedes aegypti — the dengue vector — breeds in those plot pools, in roof tanks of vacant under-construction houses, and in AC drip trays of completed homes nearby. DHA Phase 8 — Coastal Proximity, Three-Pest Cluster

Phase 8 is its own case. The coastal proximity along Sea View brings salt-air corrosion on sewer covers, which over time creates more cockroach entry routes than other phases. The drainage network sits low and saturates faster during monsoon, which pushes Periplaneta americana up through floor drains into ground-floor apartments. The DHA Termite Story (Coptotermes heimi)

Termite is the headline pest across DHA Phase 1 through 5. The species we deal with is overwhelmingly Coptotermes heimi, with some Heterotermes indicola in older properties further inland. Both are subterranean — they travel in mud-tubes from the soil up through plinth walls and attack doorframes, skirting boards, kitchen cabinet bases, wardrobe bottoms, and book shelves resting against external walls. The visible signs we look for on every Phase 1-5 inspection are three to five millimetre mud-tubes running up the plinth wall, small frass pellets near doorframe joints, and a hollow drum sound when we tap a section of wood that should be solid.

Our active for termite is Imidacloprid [2] 17.8% SC — Bayer Premise — applied at a 1% working solution. Imidacloprid is a non-repellent neonicotinoid: termites cannot detect it, so they walk through the treated soil, pick up the active, and transfer it back to the colony via grooming and trophallaxis (mouth-to-mouth food sharing among nestmates). The cascade kills the colony, not just the foragers at the wall. Application is a drill-and-inject grid at 30 cm intervals along the affected wall base, into the plinth-wall masonry and the surrounding soil. Under DHA soil and rainfall conditions, residual activity holds for seven to ten years.

The DHA Cockroach Story (Periplaneta americana + Blattella germanica)

Two species, two completely different protocols. Mixing them up is the most common mistake we see when homeowners have tried over-the-counter sprays.

Periplaneta americana is the large reddish-brown cockroach that climbs out of floor drains at night, peaks during the July to September monsoon, and is most concentrated in Phase 8 ground floors and older Phase 4-5 properties. Treatment is a Deltamethrin 2.5% WG K-Othrine residual band painted around the floor-drain perimeter and along skirting in the washroom and kitchen back-room, plus a bio-drain treatment poured into the drain itself to break up the organic biofilm where they shelter, plus a Cypermethrin 10% EC perimeter on compound walls to block re-entry from outside.

Blattella germanica — the small light-brown German cockroach — is kitchen-bound, lives in cabinet hinges and behind appliances, and breeds fast. Spraying a German cockroach kitchen is the wrong move: it scatters the colony into wall voids and makes the problem worse. Our protocol is Indoxacarb 0.6% Advion gel bait at one pea-sized drop per ten square feet on the underside of cabinet hinges, behind appliances, and along the back edge of the cabinet baseboards, plus a Pyriproxyfen IGR (insect growth regulator) to break the reproduction cycle, plus boric acid puffed into wall voids through outlet covers. The DHA Mosquito Story (Aedes aegypti + Anopheles + Culex)

Mosquito pressure in DHA is mainly a Phase 6, 7, and 8 problem, and it is mainly an Aedes aegypti problem because that is the species that breeds in clean still water: roof tanks, AC drip trays, plant saucers, decorative water features, and the small puddles that sit on undeveloped plots after a monsoon shower. Aedes aegypti is the daytime-biting dengue vector and the reason DHA homes need treatment in July before the August-to-October dengue case spike, not after.

Treatment is layered. We drop Bti tablets — Bacillus thuringiensis israelensis, a bacterial larvicide that is harmless to fish, mammals, and the homeowner — into roof tanks and AC drip trays to kill larvae before they emerge as adults.
