Termite Treatment in Nazimabad & North Nazimabad Karachi: Coptotermes heimi Drill-and-Inject for Older KDA Homes
Termite treatment across North Nazimabad Block A-T — why 1950s-70s KDA-scheme bungalows built before pre-construction soil proofing carry the heaviest Coptotermes heimi pressure we service in Karachi, and how shared boundary walls let colonies cross between plots. Standard fipronil [1] soil barrier, IS 6313 [2], 7-year warranty (10 years with the Agenda upgrade). ISO 9001:2015 certified; members of SPMA and PPMA.

We treat termites (deemak) in Nazimabad and North Nazimabad with a post-construction drill-and-inject soil barrier: standard fipronil at the label rate, injected along the plinth, shared boundary footings and plumbing entries to IS 6313 (Part 3). Most houses are finished in a day, we reach Block A-T same-day from DHA Phase 4, and a full barrier carries a 7-year written warranty, or 10 years with the Agenda upgrade.

North Nazimabad is a KDA scheme, and that single fact explains most of what we see on the ground here. The plots were laid out and built between the 1950s and the 1970s, long before Karachi builders treated soil for termites during construction. From our DHA Phase 4 office we run a steady stream of termite jobs across Block A through Block T — and almost every one of them is on a house whose foundation was poured with no chemical barrier under it at all. This page is about that specific problem: what an untreated old foundation does to your timber over sixty years, why shared boundary walls in a dense KDA scheme let a colony walk from one plot to the next, and what we actually do about it. For the full chemistry and the stage-by-stage protocol we apply everywhere, see our termite control pillar; for how this sits against the rest of the city, our pest control in Karachi overview.

The Root Cause Here Is Pre-1980 Construction With No Soil Barrier

The cheapest and most durable termite defence a Karachi property ever gets is a pre-construction soil treatment — chemistry laid into the foundation trench and under the slab before flooring goes down, which bonds for eight to ten years and can be renewed. Almost no North Nazimabad house has one. When these blocks went up, that step was not standard practice in Karachi, and the bungalows were finished with exactly the materials Coptotermes heimi feeds on: solid wooden door frames (chowkats), hardwood cabinet carcasses, teak and deodar joinery, and parquet in the larger plots.

So the setup is a house full of aged, seasoned cellulose sitting directly on soil that has never been treated, with sixty-plus years for the colonies below to find every wood-to-ground contact point. That is a different situation from a 2015 DHA build, where the slab was proofed at construction and the joinery is half aluminium and MDF. In North Nazimabad the barrier was never there to begin with, which is why post-construction drill-and-inject — not pre-construction proofing — is the realistic route for nearly every owner who calls us here.

Shared Boundary Walls Let Colonies Cross Between Plots

The second thing that makes North Nazimabad heavy is plot density. In a KDA scheme the bungalows sit wall-to-wall, and two neighbouring houses very often share a single boundary wall with continuous footing below it. Coptotermes heimi is subterranean — it forages through soil and mud tubes, not across open air — and a shared footing gives it an unbroken underground corridor from one plot to the next.

The practical consequence is that treating your house in isolation can be a half-measure if the wall you share with next door is an active highway. We see this constantly: an owner treats, stays clean for a year, then activity reappears along the party wall because the neighbour's untreated garden is still feeding the same colony. When we inspect an older Block A-K plot we treat the shared boundary footing as seriously as the house plinth, and we tell owners honestly when the durable fix needs the adjoining plot handled too. It is a neighbourhood problem as much as a building one.

Subdivided Old Houses Add Access Problems

Many original single-family bungalows in Nazimabad have since been subdivided — a ground portion and an upper portion under separate ownership, or an old plot rebuilt as two narrow units. That matters for treatment because a soil barrier has to be continuous to work, and a subdivided house often means split access, a locked portion, an internal wall built across what used to be one slab, and old galvanised plumbing chased through the floor at points nobody has a drawing for. We plan these jobs differently: we walk both portions before quoting, coordinate a single visit across owners where we can, and drill along the internal division as well as the outer plinth so the barrier does not have a gap the colony can march straight through.

The Blocks We Treat Most

North Nazimabad runs Block A to Block T around the Five Star Chowrangi and Sakhi Hassan spine, and the pressure is not even across it. The older, tighter blocks near Five Star and Sakhi Hassan — smaller plots, continuous shared walls, mature trees against the compound — throw the highest mud-tube counts we record anywhere in Karachi. The Hyderi market strip cutting through the southern blocks layers commercial cockroach and rodent pressure on top of termite on ground-floor units, so those addresses usually want a bundled visit rather than a single-vertical job. The adjacent KDA Officers Society and the inner Federal B Area belt share the same 1960s-70s construction profile and behave the same way under inspection.

Nazimabad Blocks 1-7: Older Flat Clusters Need a Different Plan

Nazimabad proper, the original scheme off Liaquatabad and Hyderi below North Nazimabad, is a different building stock. Its layout was finalised in 1952 on small 80 to 160 square yard plots, and Blocks 1 through 7 were built up between the late 1950s and the 1980s into three- and four-storey flat clusters with shared walls, shared plumbing stacks and shared stairwells. None of it was proofed at construction either. Here the termite problem sits mainly with ground-floor flats and the shared stairwell, where door frames and kitchen cabinets are closest to the same untreated soil under the building.

The chemistry and the drill-and-inject method are the same; the difference is access. A barrier under one ground-floor flat leaves the stairwell footing and the neighbouring flat's wall open, so on a cluster we ask the building committee or landlord to let us treat the shared ground-floor perimeter in the same visit. For the cockroach, bed bug and rodent side of these flat clusters, see our pest control in Nazimabad page; for general pest work across Block A-T, our pest control in North Nazimabad page.

What Treatment Involves On An Old Nazimabad Plot

The chemistry is the same non-repellent soil barrier we run everywhere — standard fipronil mixed at the label rate, applied as a drill-and-inject grid to the IS 6313 (Part 3) post-construction specification. Because the active is non-repellent, foraging workers carry it back through the colony rather than tunnelling around a barrier they can smell, which is what makes it decisive rather than cosmetic. We mix on site in front of you, log every drill point and batch number in the ISO 9001:2015 file, and re-inspect before the warranty period begins. The full stage sequence and species notes live on the termite control pillar so we do not repeat them here.

What is specific to Nazimabad is the emphasis: heavier attention to the shared boundary footing, drilling along internal subdivision walls, and treating the mature garden trees within a few metres of the structure, because on these old plots the colony reservoir is usually in your own soil, not blown in from elsewhere. Existing damage to chowkats, parquet and cabinet bases is a carpentry repair, not a chemistry one — we stop the colony and refer you to carpenters who have worked these older builds.

On warranty, be clear-eyed about what you are buying. A full drill-and-inject barrier along the plinth, shared footings and plumbing entries is termite proofing, even on a sixty-year-old house: a 7-year written warranty with standard fipronil, or 10 years with the Agenda upgrade (quoted on request), with free re-treatment if activity returns to the treated zone. Spot treatment of active damage without the full barrier is termite control and carries one year. For a Block A-K plot under real colony pressure, the full barrier is usually the honest recommendation.

What North Nazimabad Owners Ask Us

My house was built in the 1960s and never treated — is that bad?

It is the norm here, and it is exactly why the pressure is high. No pre-construction barrier means the colonies below have had decades of open access to your timber. It is very treatable — a full drill-and-inject barrier stops the active colony and carries our 7-year proofing warranty — but a house this age genuinely needs a full barrier and an annual inspection, not a one-off spray.

Activity came back along the wall I share with my neighbour. Why?

Because you very likely share a footing, and a subterranean colony forages straight along it underground. If the adjoining plot is untreated, its garden keeps feeding the same colony back to your party wall. We treat the shared footing on your side and will tell you frankly when a durable result needs the neighbour's plot handled as well.

My old house has been split into two portions. Can you still treat it?

Yes, but we plan for it. A soil barrier has to be continuous, so we walk both portions, drill the internal division wall as well as the outer plinth, and coordinate one visit across owners wherever access allows.

Is the chemistry a problem with children in the house?

No. The fipronil barrier is injected into the soil-concrete interface and sealed behind matching mortar — there is no indoor spray and no surface anyone contacts in normal use. We finish in a day and the house is sealed by evening.

How fast can you reach Block A-T from DHA Phase 4?

Same-day. Reach is roughly 30-45 minutes off-peak; allow an hour if the route runs through Shahrah-e-Faisal in evening rush.

Is termite fumigation the same as termite treatment?

Not for the termites that damage Nazimabad homes. Coptotermes heimi lives in the soil and reaches your timber from below, so a spray or fog in the rooms does not reach the colony. What people call "deemak fumigation" in Karachi should be a soil barrier: fipronil injected into the soil through the floor and along the walls, which foraging workers carry back to the colony.
