Almost every bed bug job we take in Gulshan-e-Iqbal has an entry story, and here it is nearly always one of three: a second-hand bed, sofa or mattress that came into the flat; a suitcase or bedding roll that came back from somewhere else; or a neighbouring unit in the same block that has had the problem for months. Cimex hemipterus [1], the tropical bed bug we deal with in Karachi, does not appear spontaneously in a clean home — it is carried in, and in a dense block of flats it then travels. The second thing worth saying is uncomfortable: this is the one treatment we run where the household’s own work decides whether it succeeds. We can treat every harbourage in your flat and still lose if the laundry and the clutter are not dealt with. This page covers both, alongside our Karachi-wide bed bug control service.
How infestations get into a Gulshan flat
Second-hand and refurbished furniture. The single most common route we record in Blocks 1 through 13. A used bed frame, a re-covered sofa, a rebuilt divan with storage drawers, or a mattress bought second-hand or re-stitched by a local rui wala — the covering is new, the frame and the filling are not. Bed bugs and eggs survive inside joints and seams for months without a blood meal, so furniture that has stood in a shop or storeroom is not automatically clear. Buying good-condition used items is sensible economics, and it is also, mechanically, how most of these infestations start.
Luggage, bedding rolls and student traffic. Gulshan sits on the University Road corridor with a large student and shared-accommodation population and constant movement in and out. A suitcase left open on a bed, a bedding roll carried between homes, or a bag stored under a bed brings the insects in without anyone noticing until bites appear weeks later.
High rental turnover. A great deal of Gulshan flat stock is rented and changes hands often. Tenants leave, furniture is left behind or sold on, a flat sits empty for a month and is then re-let. An empty flat does not clear itself — the population goes quiet and waits, and the new tenant is the first blood meal in weeks. When a family moved in recently and bites started within a fortnight, this is usually what happened.
How this differs from our DHA and Clifton work. Our bed bug treatment in DHA is dominated by returning travellers bringing them into bungalows and serviced flats, with discretion a large part of the brief; our Clifton work is largely hospitality — hotels and short-let apartments where a room has to be back in service. Gulshan is neither. It is dense, owner-occupied and rented residential stock where furniture and neighbours are the drivers, and the treatment plan follows from that.
How they spread between adjoining flats
A Gulshan block typically runs eight to twenty units, built tight, sharing party walls and a common set of service routes. Bed bugs disperse when the population outgrows one harbourage, or when a treatment disturbs them, and they will use any continuous void.
The routes we actually find. Gaps where electrical conduit and switchboard back-boxes pass through a party wall; unsealed plumbing penetrations behind a shared bathroom or kitchen wall; the void behind loose skirting and cable trunking; and thresholds onto a common landing. Bed bugs are not strong travellers over open ground, but a few metres of connected void between one bedroom and the next is well within range.
What this means for a single-flat booking. Most of our Gulshan work is single flats and it works. But if you share a wall with an untreated unit, expect to keep monitoring after clearance rather than assume it is finished. Where several units in one block are affected, treating them on the same schedule is more effective and cheaper per flat — worth raising with the committee before each household pays separately for a partial result.
Where they actually harbour — it is not mainly the mattress
The most expensive mistake we see in Gulshan is a household throwing out a mattress and buying a new one before treatment. The mattress is rarely the main harbourage, and the new one is colonised within days from the frame it sits on. Please do not spend that money before we have inspected.
Bed frame joints. The junctions where a wooden frame is bolted or dowelled together, the underside of side rails, and the inside of hollow steel tube frames. This is the primary harbourage in most of the flats we treat.
Headboards. Particularly upholstered or panelled headboards fixed against the wall, and the gap behind them. A headboard screwed to a wall and never moved is the harbourage people never look at.
Seams, piping and tags on the mattress and on any upholstered furniture — a lounge sofa someone sleeps on is a genuine second focus. And divan storage boxes, which in a small flat are a warm, undisturbed reservoir of stored bedding; plus cracked skirting, curtain hems and the back of a wall-mounted AC in heavier cases.
Heat or chemical, and how we choose
Heat treatment. The room is held at 55-60°C so that core temperature inside frame joints, seams and voids passes the lethal threshold for every life stage, eggs included. It kills eggs in the same visit and reaches harbourage no product can be placed into. Its limitation is that heat leaves no residue — anything that walks back in afterwards is unaffected, so heat alone does not protect a flat sharing a wall with an untreated unit.
Chemical treatment. A Bifenthrin residual applied precisely to harbourage — frame joints, rail undersides, headboard fixings, skirting voids, the perimeter and the penetrations we find — with the bed dismantled where needed so the joints are actually reached. The residual barrier it leaves is what handles ongoing pressure from an adjoining flat.
How we decide in a Gulshan flat. Heavier infestations and heavy clutter usually go heat-led, with a residual applied afterwards to the perimeter and the shared-wall penetrations. Lighter and moderate cases go chemical-led with a follow-up. Where the flat adjoins a known untreated unit we always want the residual component, whichever we lead with, and we tell you which we are recommending at inspection.
Your preparation — the part we cannot do for you
This is the honest section. A bed bug treatment is the one job where an unprepared household reliably produces a failed result, and we would rather move your appointment than take payment for a visit that cannot succeed. If the prep below is not going to be done before the date, tell us and we will reschedule.
Laundry. All bedding, bed linen, curtains near the bed, and clothing stored in or near the bedroom washed hot and, more importantly, tumble-dried or ironed thoroughly — heat is what kills, and in Karachi a full day in direct sun inside a sealed black bag is a workable substitute for anyone without a dryer. Bag the treated laundry in sealed bags and keep it sealed until after the treatment. This alone removes a large share of the population in most flats.
Decluttering and access. Cardboard boxes, stacked bags and piles of clothing under the bed are harbourage we cannot treat into. Clear them and dispose of the cardboard rather than moving it to another room, because moving clutter moves the infestation. Pull furniture off the walls, empty divan storage boxes and clear the floor along skirting. If you vacuum, empty the canister outside immediately into a sealed bag.
What not to do. Do not buy new furniture before treatment. Do not throw the mattress out on the landing, which is how a block-wide problem starts. Do not spray shop insecticide beforehand — it scatters the population into wall voids and away from the harbourage we are about to treat, and it makes our job materially harder.
Our protocol
Step 1. Inspection and confirmation. Torch and inspection-mirror check of frame joints, rail undersides, headboard and its wall gap, mattress seams and piping, divan boxes, upholstered furniture, skirting and nearby penetrations. We confirm live insects, cast skins, eggs or faecal spotting before quoting. If we find no evidence, we say so and you do not book a treatment.
Step 2. Prep check and treatment. A short check on arrival that the laundry and clearance are done — the difference between a result and a repeat visit. Then: Heat held at 55-60°C across the treated rooms with monitored placement so cold spots inside frames and voids are brought up as well, or a Bifenthrin residual applied into harbourage with the bed dismantled where the joints require it — per the plan agreed at inspection.
Step 3 — Encasements. Zipped, bed-bug-proof encasements on mattress and, where used, box base. They trap anything remaining inside, stop new harbourage forming in seams, and make every future inspection a two-minute job instead of a search. This is the cheapest durable component of the whole treatment.
Step 4 — Shared-wall proofing. Sealing conduit and switchboard penetrations, plumbing gaps and loose skirting on party walls. In a block of flats this is the step that decides whether the neighbours’ population becomes yours again.
Step 5 — Follow-up timed to egg hatch. Eggs are the reason single-visit bed bug work fails. The follow-up is scheduled to land after the surviving eggs have hatched and before that generation can breed, and it re-treats harbourage and confirms the result. Our bed bug warranty is 3 months.
Pricing
Bed bug work is quoted after inspection rather than off a price list. The cost is driven by the number of rooms, whether the plan is heat-led or chemical-led, how many beds and upholstered items are in scope, and whether encasements are needed — none of which is reliably established over the phone. At the inspection we tell you which method we recommend, how many visits it will take, and what share of the quote is the follow-up. See our fumigation cost guide for how our pricing works generally.
Booking, and what happens on the day
WhatsApp +92-311-1101810 with a photo of an insect or of the spotting on the mattress seam if you can get one, your Gulshan block, the floor, how many bedrooms are affected, whether any furniture was bought second-hand recently, and whether neighbours have the same problem. Confirmation inside 30 minutes during business hours, Mon-Sat 09:30-20:00. Gulshan-e-Iqbal is typically 25-35 minutes from our Phase 4 office.
The technician arrives with inspection equipment, heat plant or residual equipment per the agreed plan, encasements, proofing materials and PPE. Allow 60 to 90 minutes for a chemical treatment of a two-bedroom flat, considerably longer for heat. The flat is re-occupiable once surfaces are dry, typically two to four hours, or once the rooms have cooled after heat. Expect bites to stop within days, but plan around the follow-up — the egg hatch, not the adults, decides whether it is finished.
Gulshan questions
Which Gulshan-e-Iqbal areas do you cover?
Block 1 through Block 13, plus Gulshan Chowrangi, NIPA, Hasan Square and the University Road corridor, at identical published rates — typically 25-35 minutes from our Phase 4 office. Where several flats in one building are affected we can schedule them together.
Should I throw out my mattress before you come?
No — please wait. The main harbourage is usually the frame joints and the headboard, not the mattress, so a new mattress on the same frame is re-infested within days and the money is wasted. An encasement costs a fraction of a mattress and does the job. If we find at inspection that an item genuinely has to go, we will tell you, and we will also tell you how to dispose of it so it does not seed the rest of the building.
We bought a used bed last month and the bites started after. Is that the cause?
Very likely. Cimex hemipterus survives months inside frame joints without feeding, so second-hand and refurbished furniture is the commonest entry route we record in Gulshan. It is not a reflection on the household, and it is treatable. Tell us at booking which item it was, because it changes where we start.
Do I really have to do all that laundry?
Yes, and that is the honest answer rather than the convenient one. Bedding and stored clothing hold a substantial share of the population, and nothing we apply goes through fabric you sleep in. Washing, heat-drying and then sealing the laundry in bags until after treatment is the customer’s half of the job. If it will not be done by the appointment date, tell us and we will move the date rather than take payment for a visit that cannot work.
Our neighbours have bed bugs too. Is treating only our flat pointless?
Not pointless, but plan for it. Treating your flat, sealing the conduit and plumbing penetrations on the shared wall and keeping the residual component in the plan will clear you and hold. What it will not do is remove the pressure next door, so monitoring should stay in place. If two or three units in the block are affected, treating them on one schedule is more effective and cheaper per flat — raise it with the committee and we will survey the block.
Is one visit enough?
Only where the infestation is very light and caught early. Eggs are the reason — shielded inside joints and seams, so any protocol without a follow-up timed to the hatch treats part of the population. The follow-up is part of the job, not an upsell, and the warranty on bed bug work is 3 months.
