Pest control quotes in Karachi vary wildly — we've seen the same 2-bedroom DHA apartment quoted anywhere between PKR 3,500 and PKR 22,000 for a general fumigation in the same week. The reason is simple: most companies don't publish prices, so each quote is invented on the spot based on what the technician thinks the customer will pay. That's the problem this guide solves. Below are the actual PKR ranges we charge at Nest Fumigation Services (NFS) in 2026, broken out by pest type, property size, and neighborhood, plus the six factors that move a quote up or down. These are real working ranges, not advertising numbers. The reason we publish ranges instead of single prices is that severity, access, and chemistry choice each move a quote by 20–40% — anyone advertising one fixed price either has a hidden up-sell at the door or is bait-and-switching. The sections that follow explain exactly which variables move your number where, so you can sanity-check any quote (from us or anyone else) before paying.
Every legitimate Karachi pest control company prices on the same five axes. Once you know them, almost every quote you receive makes sense, and almost every quote you receive that doesn't make sense can be questioned with one polite question.
Pest type. Different pests need different chemistries, different application methods, and different durations on site. A subterranean termite job requires drilling and pressure-injecting termiticide into the soil along your foundation — that's two technicians for half a day plus 4–12 litres of imidacloprid concentrate. A German cockroach job is a single technician for 60–90 minutes placing 0.5 g spots of fipronil gel bait inside cabinetry. The two jobs price very differently because they consume very different resources.
Property type. Residential pricing assumes weekday daytime access, a single contact person, parking near the door, and no special PPE requirements. Commercial pricing (restaurants, schools, clinics, godowns, food-processing units) carries a surcharge — typically 25–60% — because we schedule outside operating hours, log treatment records for food-safety audits (HACCP, Sindh Food Authority equivalents for Sindh), and use food-grade-area-approved products. Restaurants in particular are quote-by-quote because Sindh Food Authority compliance documentation adds time we have to bill.
Property size. Within residential, we price by covered area or bedroom count (whichever is more honest to estimate). A 1,000 sq ft apartment and a 4,500 sq ft DHA villa are not the same job; the villa has more linear footage of skirting, more cabinet hinges, more bathrooms, more outdoor perimeter for termite work, and the technician spends 2–3× as long on site. The rule of thumb we apply: covered area determines chemistry volume; perimeter and access points determine labour hours.
One-time vs maintenance contract. A single visit costs more per visit than the same visit inside an annual contract — we discount maintenance contracts by 25–40% over equivalent à la carte pricing because the visits are scheduled in efficient routes (we batch a DHA Phase 4 route on Tuesdays, a Clifton Block 2 route on Wednesdays), and we don't carry the cost of repeated lead acquisition. Severity and access difficulty. A first-time light cockroach sighting in a clean DHA kitchen is a 90-minute job. A 3-year-old cockroach infestation in a Saddar restaurant kitchen with grease build-up, ceiling-void harborages, and storage rooms full of unopened cartons is a different job entirely, even if both are nominally "cockroach control". Access difficulty (multi-storey villa staircases without a lift, basement access, false ceilings that need partial dismantling) moves quotes by another 10–25%.
A sixth, smaller factor: chemistry choice. Standard third-generation pyrethroid + IGR programmes (what most of the industry uses) are the baseline. Eco-IPM programmes — non-repellent bait-led protocols, micro-encapsulated formulations, botanical knockdowns for occupied homes with infants — cost roughly 15–25% more in chemistry and add 30–60 minutes per visit. Worth it for nurseries, asthma households, and food-service. Optional everywhere else.

Termite work splits into two completely different jobs, and many customers conflate them. Read this carefully before paying anyone.
Post-construction termite treatment — the one most customers actually need — is what we do when termites are already in or under an existing building. We drill 12 mm holes through the floor and along the inside foundation at roughly 30 cm centres, pressure-inject imidacloprid 17.8% SC diluted to 0.075% active ingredient (about 2.1 ml of concentrate per litre of water, following the IS 6313 (Part 3): 2001 protocol used across South Asia), then seal the drill holes. Outside, we trench and rod-inject along the foundation drip line at 7.5 litres per square metre. Typical range, depending on affected area: PKR 14,000–28,000 for a 2–3 bedroom home where one or two zones are affected; PKR 25,000–60,000 for a villa with multi-zone activity. We warranty the treatment for one full year; if termites return inside the treated zone during the warranty, we re-treat at no charge.
Pre-construction termite proofing is done during the build, before flooring is laid, and is priced per square foot of plinth area: PKR 18–35 per sq ft in 2026, depending on plinth complexity and which structural elements (foundation only vs foundation + wall cavities + grade beams) are treated. This is the cheapest termite work you will ever pay for in a building's lifetime — a 2,000 sq ft plinth at PKR 25/sq ft is PKR 50,000 and bonds-protects the structure for 8–10 years. Skipping it and treating post-construction later costs 3–5× more cumulatively over the life of the home.

The species we deal with in Karachi homes is almost always the German cockroach (Blattella germanica) — small, tan, with two dark pronotal stripes. In restaurants, godowns and outdoor drains we also see the American cockroach (Periplaneta americana) — the large reddish-brown one. The two species need different programmes.
For German cockroach in occupied homes, our default is a 0.05% fipronil gel bait (EPA Reg. 88613-1 reference formulation), placed in 0.25–0.5 g pea-sized spots at cabinet hinges, behind refrigerator compressors, inside electrical sockets, and along skirting voids — the harborages identified in University of Kentucky Entomology's cockroach IPM bulletin (Potter, ENTFACT-614). The bait is non-repellent, so unlike sprays it does not scatter the colony; horizontal transfer through coprophagy collapses populations within 14–21 days in our Karachi field experience. No re-entry interval, safe in food-prep areas. Pricing: PKR 4,500–9,000 for a 2–3 bedroom home, PKR 3,000–5,500 for a 1-bedroom flat, PKR 7,500–14,000 for villas. American cockroach work in commercial drains and ground-floor godowns adds a perimeter spray (lambda-cyhalothrin or alpha-cypermethrin) and runs from PKR 10,000 at minimum. Bed bugs (Cimex hemipterus) are priced per room because the work is per room — every seam of every mattress, every joint of every bed frame, every skirting void and curtain hem in the infested room has to be treated, regardless of how many bedrooms are in the house. A 2-bed flat with one infested bedroom is a one-room job; the second bedroom only gets done if there is evidence (live bugs, cast skins, fecal spotting along seams).
Our default Karachi protocol is a two-visit chemical programme: visit 1 is a thorough flush with a non-repellent (chlorfenapyr or a deltamethrin + neonicotinoid co-formulation), targeting all harborages with steam follow-up on mattress seams; visit 2 is at day 14 to break the egg-hatch cycle. Cost: PKR 4,500–8,000 per room for a standard bedroom, PKR 8,000–16,000 for a 2–3 bed home, PKR 14,000–26,000 for villas. Heat treatment (industrial heaters bringing the room to 50°C+ for several hours) is available for households that need a non-chemical option, but it is significantly more expensive (roughly 2.5–4× the chemical cost) and is typically only economic for severe infestations or chemical-sensitive households. Karachi's mosquito pricing is unusual because the cost depends heavily on whether you need adult mosquito knock-down only, or larviciding for Aedes aegypti (dengue vector) breeding sites. Dengue surveillance from Sindh Health Department puts the seasonal peak roughly four to six weeks after the first monsoon rains — late July through early October. During that window, our quotes tilt toward integrated programmes that include both.
For residential, a single ULV (Ultra-Low Volume) fogging visit using a 10% deltamethrin or 5% lambda-cyhalothrin formulation knocks down adult mosquitoes inside and on the immediate perimeter. Pricing: PKR 3,500–6,500 for a 1-bed flat, PKR 5,500–10,000 for a 2–3 bed home, PKR 8,500–16,000 for villas. We add larviciding (a temephos or pyriproxyfen application to stagnant water — overhead tanks, plant saucers, rooftop water cans, AC drip pans) for PKR 1,500–3,500 per home, and we strongly recommend this combination during the dengue season. Commercial mosquito programmes for schools, hospitals, and large compounds start at PKR 9,000 per visit and almost always run as monthly contracts during monsoon. Rodent work isn't sold as a "spray and walk away" job because spraying doesn't work on rats. Our quote includes three components: an inspection that maps active runs and entry points, a bait-station programme using tamper-resistant stations (the boxes that pets and children cannot open) loaded with a second-generation anticoagulant like bromadiolone, and a follow-up visit at 7–14 days to remove carcasses and re-bait. For homes with infants or pets that range outdoors, we substitute a snap-trap programme to avoid any secondary-poisoning risk; this changes the labour intensity but not the price.
Pricing for residential one-time work: PKR 4,000–7,500 for a 1-bed flat with 2–3 bait stations, PKR 6,500–13,000 for a 2–3 bed home with 4–6 stations, PKR 11,000–22,000 for villas with 8–12 stations. Commercial godowns and restaurants start at PKR 14,000 per visit and almost always run as quarterly maintenance because rats backfill from neighbouring properties within weeks. Entry-point sealing (steel wool + sealant in voids around AC piping, drain entries, and gas-line penetrations) is included for residential work; commercial sealing is quote-based because it usually requires a contractor. "General fumigation" in Karachi colloquial usage means a single broad-spectrum visit that treats whatever's there — typically cockroaches, ants, silverfish, spiders and any opportunistic crawlers — using a cypermethrin or lambda-cyhalothrin perimeter spray plus targeted cockroach gel. It is the most common service we sell because most homes don't have a single severe infestation; they have a baseline of low-level activity that a once- or twice-yearly visit keeps suppressed.
Pricing: PKR 3,500–6,500 for a 1-bed flat (45–75 minutes on site), PKR 5,500–11,000 for a 2–3 bed home (90 minutes to 2 hours), PKR 9,000–18,000 for villas (3–4 hours, sometimes two technicians). Add PKR 1,500–3,500 if you also want kitchen-specific cockroach gel placement. Re-entry: residents may return to treated areas once surfaces are dry, typically 30–60 minutes after the spray is applied. This sits adjacent to pest control because Karachi's humidity and dust load mean upholstered surfaces accumulate dust mites and skin-cell residue faster than in dry-climate cities — and bed bug, dust mite and cockroach allergens cluster in fabric. We price these by item, not by area: PKR 1,000–2,500 per sofa seat for standard fabric (a 5-seater costs PKR 5,000–12,500; velvet PKR 2,000–3,500 and leather PKR 2,500–4,500 per seat), PKR 1,200–2,800 per mattress depending on size (single, queen, king), PKR 18–35 per sq ft of carpet area for steam shampooing, PKR 800–1,500 per dining chair, and PKR 6,000–14,000 per car interior detail.
Our default method is hot water extraction with a low-residue anti-microbial detergent; for chemically-sensitive households we substitute an enzyme-based pet-safe formulation at the same price. Karachi's water quality means overhead and underground tanks accumulate sediment, algae, and biofilm within 4–6 months — particularly during summer. We charge by tank capacity, not by property type. Pricing: PKR 2,500–4,500 for a 500-gallon overhead tank (the standard rooftop tank on apartments and small homes), PKR 4,500–8,500 for a 1,000-gallon tank, PKR 8,000–16,000 for a 2,000-gallon underground tank, and PKR 14,000–35,000 for commercial tanks 5,000 gallons and above. The job includes draining, manual scrubbing of walls and floor, sediment removal, food-grade chlorine disinfection (200 ppm contact for 30 minutes), and a rinse-down before refill. Anything that looks materially below the bottom of these ranges usually means one of two things: the technician is using under-dose chemistry (which gives you a 4-week relief and then a re-infestation), or there's an in-home up-sell waiting at the door. Anything materially above the top of these ranges usually means a foreign-company surcharge or a B2B-tier quote being applied to a residential job. Either way, it's worth a second opinion.
This is the section most Karachi customers want to read because the perception is that DHA and Clifton quotes are inflated. They sometimes are — by other companies. At NFS we charge the same rates across the entire Karachi service area because our cost-to-serve doesn't change meaningfully between neighborhoods. Our DHA Phase 4 office is centrally located, our technicians are routed efficiently, and we don't believe in a postcode premium.
Two practical exceptions: jobs in Bahria Town (45+ minutes from our office) carry a flat PKR 800 fuel surcharge that we waive on contracts of three or more visits; jobs in Korangi industrial sites or extreme west Karachi (beyond Hawksbay) are quoted with a project-specific access fee because of travel time. Everything else — including all of DHA and Clifton — pays the standard rates in the tables above.
This matters because two of Karachi's three largest residential pest-control SERPs ("fumigation services in DHA Karachi", "fumigation services in Clifton Karachi") have historically been served by companies that quote 30–60% above their normal rate when the customer's address is in those neighborhoods. We don't. If you're in DHA Phase 5 and a competitor quoted you PKR 18,000 for a one-time 2-bed apartment fumigation, you were quoted a postcode premium. Our quote for the same job would be in the PKR 5,500–8,500 band.

For most Karachi households, an annual maintenance contract is materially cheaper per visit than booking one-off treatments — and meaningfully more effective, because most pest pressure is seasonal. A single visit in February doesn't help you when cockroach activity spikes in July humidity, and a single visit in July doesn't help with the November rodent migration as temperatures drop.

Quarterly residential (4 visits/year, one per quarter). Covers general fumigation, cockroach gel touch-up, perimeter spray, rodent bait-station service, and one mosquito fogging during dengue season. Pricing: PKR 16,000–28,000/year for a 2–3 bed home (vs PKR 22,000–44,000 at à la carte equivalent), PKR 28,000–48,000/year for villas. Includes unlimited callback re-treatments between scheduled visits if anything resurges.
Bi-annual residential (2 visits/year, pre-monsoon and post-monsoon). Lighter coverage — good for already-clean homes that just want a baseline programme. Pricing: PKR 9,000–16,000/year for 2–3 bed homes, PKR 16,000–28,000/year for villas. Limited callbacks (one between visits).
Termite-only annual. For homes that have had a termite treatment and want yearly re-inspection plus warranty extension. PKR 4,500–8,500/year. The single highest-ROI maintenance product we offer because it catches re-emergence at the colony stage rather than the structural-damage stage.
Commercial AMC. Always quote-based but typically PKR 60,000–240,000/year for restaurants, schools, and clinics, including HACCP/food-safety documentation, monthly visits, and full pest-record-keeping for regulatory audits. Restaurants in particular are usually required by their landlord or franchise terms to hold a current pest control AMC; we can issue the documentation Sindh Food Authority equivalents require.
