There is a reason mattress cleaning is one of the most-requested services we run out of our Phase 4 office, and it is not that Defence households are less clean than anyone else’s. It is the sea. House dust mites need ambient humidity above roughly 50 percent to survive — they have no drinking mechanism and absorb water vapour through the cuticle, so sustained dry air kills them. Inland Karachi does dip low enough in the driest winter weeks to knock a mite population back. DHA and Clifton, sitting on the coast, largely do not: humidity in the sea-facing phases rarely falls below about 55 percent even in January. The practical consequence is that a Defence mattress never gets the seasonal die-off that a Gulshan or Nazimabad mattress gets. The population and the allergen load simply accumulate, year on year. This page covers what that means for how often you should clean and what the treatment has to include, alongside our Karachi-wide mattress cleaning service.

Why DHA mattresses carry a heavier load than the rest of the city

No dry season means no natural reset. Dermatophagoides pteronyssinus and Dermatophagoides farinae die when sustained humidity drops below 50 percent for a few days. That is a real seasonal control in drier climates and a partial one in inland Karachi. On the Defence and Clifton coastline the marine influence holds indoor humidity above that threshold effectively all year, so nothing interrupts population growth except deliberate intervention.

Air conditioning is not dehumidification, exactly. A split unit does remove moisture as a side effect of cooling, which helps. But it runs intermittently, it is usually off in the mildest months when coastal humidity is still high, and it does nothing for the interior of a mattress. Households often assume a permanently air-conditioned bedroom is a dry bedroom. Measured at the mattress surface, through the night, under a sleeping body, it generally is not.

The allergen outlives the mite. This is the part that surprises people most. The allergic response is driven by Der p1 and Der f1 — protease proteins in mite faecal pellets, not by the live insect. A mite produces roughly twenty pellets a day, and those pellets persist in the fibre long after the mite that made them is dead. So “putting the mattress in the sun” achieves very little: even where it kills mites, the accumulated protein stays exactly where it was. Removal and denaturation, not killing, is what changes symptoms.

And Karachi mattresses stay in service a long time. Families here commonly keep, inherit or move with the same mattress for eight to fifteen years. A decade of uninterrupted accumulation in a coastal bedroom is a substantially different starting point from a three-year-old mattress inland, and it is why the first clean on an old Defence mattress usually produces the most dramatic before-and-after extraction photo we take.

The symptom pattern worth taking seriously

Congestion, sneezing, itchy eyes or a cough that is worst on waking and eases an hour or two after getting out of bed. Symptoms that improve on travel and return within a night or two of being home. A child whose eczema flares after sleeping in one particular bed. That daily rhythm — worst at waking, better by mid-morning — is the signature of an exposure that happens while you sleep, and the mattress is the largest single reservoir in most bedrooms.

We are a cleaning and pest-control company, not a clinic. A doctor diagnoses allergy; we reduce the exposure. But the pattern is consistent enough across the Defence households we work in that it is worth naming plainly rather than leaving people to guess at dust in general.

The five-stage protocol, and why each stage exists

A full treatment is 90 to 150 minutes for a single bed. No stage is sufficient alone, which is the main thing that separates it from the “shampoo and vacuum” service sold widely in Karachi — that approach misses three of the five steps entirely and leaves both the live population and the allergen protein largely untouched.

Stage 1 — True HEPA allergen vacuum, 15 to 25 minutes. A vacuum rated for 0.3 micron retention with a sealed body, because anything coarser passes the mite faecal fraction straight back into the room air. Worked slowly in an overlapping grid across the top, sides, underside, cording seams, tufting buttons and the gap between mattress and frame — slow speed matters, since airflow needs time to penetrate the fibre. We also pass a 365 nm UV source over the surface to map biological residue, which fluoresces and tells us where the enzyme work in stage 3 needs to concentrate. Filters are changed between mattresses on a multi-bed job.

Stage 2. Steam thermal kill at 55 to 65°C, 20 to 30 minutes. Mites die above 55°C; the eggs are the harder kill because they tolerate brief spikes that adults do not, so the protocol holds contact temperature in 30 cm grid sections rather than passing over quickly. We use a calibrated unit at 4 bar with a wide-mouth fabric attachment, not a narrow kitchen-style nozzle — the wide head delivers thermal dwell instead of saturation. Temperature is the kill mechanism, not water volume. A correctly steamed mattress has surface dampness only and dries within 4 to 6 hours of normal air movement; memory foam, latex and innerspring all tolerate this range comfortably.

Stage 3. Enzyme stain treatment, 10 to 20 minutes targeted. Biological stains are protein, lipid or carbohydrate, and one generic cleaner does not lift all three. Protease blends hydrolyse sweat, blood and urine; lipase handles body oils and the coconut or amla hair oil that is genuinely common in Karachi bedrooms; amylase handles food and milk. Enzymes work at body temperature and neutral pH and are denatured by bleach or by strong acid or alkali, so they are never mixed with those. Applied, held 5 to 10 minutes, then extracted with a low-moisture upholstery extractor that recovers the great majority of the solution.

Stage 4 — UV-C at 254 nm, 10 to 15 minutes. Germicidal ultraviolet at approximately 30 mJ/cm² across the surface for the bacterial load. UV-C does not penetrate fabric — it is a surface and shallow sub-surface treatment only, which is precisely why it cannot be the whole service. Anyone selling a UV wand pass as deep mattress sanitisation is overselling what the physics permits. The team uses UV-rated eye protection and clears the room during this stage.

Stage 5. Tannic acid allergen denaturation, 5 to 10 minutes. This is the stage that matters most in a coastal bedroom, and the one almost nobody else runs. A 3 percent tannic acid mist across the full surface binds and denatures residual Der p1 and Der f1 protein — including pellet fragments embedded too deep for the vacuum to reach. The protein remains physically present but its allergenic activity is neutralised. It dries clear with no residue and no staining at this concentration. For households with documented dust-mite allergy or paediatric asthma we offer an upgraded protocol with a second tannic application after a 24-hour dwell.

If it is bed bugs, cleaning is the wrong service

A meaningful share of mattress-cleaning enquiries are actually bed bug enquiries. Someone is waking with bites in a line or a cluster, has found dark spotting on the sheet, and reasonably assumes the mattress needs cleaning. It is not a hygiene problem — Cimex lectularius infests immaculate homes exactly as readily as neglected ones.

What we look for during the walkthrough. Live insects, shed exoskeleton casts, dark faecal spotting that smears when wiped, and pale eggs along the piping, seams and tufting buttons and in the frame. Ten minutes with a torch settles it.

What happens if we find them. We flag it, pause, and refer the job to bed bug treatment rather than taking payment for a clean that would not solve it. Bed bugs live in the frame, headboard, skirting and behind switch plates as much as in the mattress, so treating the mattress alone re-infests within days. Our 55-65°C steam does kill bed bug eggs on contact, so a mattress we have cleaned is partially de-egged, but that is a side effect, not a treatment, and the broader infestation continues without proper pest work. Bed bug treatment carries a 3-month warranty; a mattress clean carries no warranty against insects, for the obvious reason that it is not an insect treatment.

What keeps the load down between visits

A zipped allergen-barrier encasement is the highest-value thing you can buy. It costs less than a single cleaning visit, it stops new skin cells reaching the mattress interior, and it keeps the existing reservoir sealed away from the sleeper. In an allergy household on the DHA coastline this does more per rupee than anything else on this page, including our own service, and it lengthens the interval between cleans, which is the point.

Wash bedding weekly at 60°C. Below that temperature the wash removes some allergen but does not kill mites. Sixty degrees does both.

Do not make the bed immediately on waking. Throwing the covers back and letting the mattress breathe for an hour lets overnight moisture escape rather than sealing it under a quilt. It is free, and on the coast it is worth more than it sounds.

Run the AC or a dehumidifier in the bedroom rather than opening windows in monsoon. Outdoor air in a Defence August is more humid than indoor air. Opening the window feels like ventilation and is functionally the opposite.

DHA specifics

Multiple beds, one visit. A DHA house typically runs four to six mattresses across the bedrooms and a guest room, and the sensible booking is all of them together. The team is set up for a whole-house pass, filters are changed between mattresses to avoid cross-contamination, and mobilisation cost is shared rather than repeated.

Guest rooms and staff quarters are usually where the worst one is. Rooms used intermittently get overlooked, and a mattress sitting unused in a closed, humid room for months is the one most likely to have a genuine mould or odour problem on top of the mite load. If you are booking the main bedrooms, include those — it adds little and it is often where the actual issue is.

Phase 8, Seaview and the Khayaban corridors run the highest humidity. If you are in the sea-facing streets we will usually recommend a 4 to 6 month interval rather than annual, and we will push encasements harder than we would inland. That is a judgement based on the humidity, not an upsell — a household that buys encasements needs us less often.

DHA pricing

Priced per mattress by size, with bundling on whole-house bookings. Published bands are the same across Karachi.

Single mattress: PKR 1,200-1,800.
Queen: PKR 1,800-2,500.
King: PKR 2,000-2,500.
Pillow-top or memory foam: upcharge for the extra steam dwell the construction needs.
Allergy protocol upgrade (second tannic application with a 24-hour return visit): +PKR 2,500-4,000 per mattress.
Whole-house bookings are bundled on the number and sizes of mattresses in one visit. Doing the mattresses and the sofas in DHA together, or with a full house deep clean, reduces the combined job, and for an allergy household that combination is what actually changes how the house feels. Bed bug treatment is quoted separately as a pest job, not as cleaning. Full bands are on our Karachi-wide mattress cleaning page.

Booking, and what happens on the day

WhatsApp +92-311-1101810 with the number of mattresses and their sizes, your DHA phase and street, and a photo of any stain you are particularly concerned about. If anyone in the house is waking with bites, say so at booking — it is better handled as a pest visit from the start than discovered halfway through a clean. Confirmation inside 30 minutes during business hours, Mon-Sat 09:30-20:00. DHA is 5-20 minutes from our Phase 4 office, so same-day slots are usually available.

The team arrives with a true HEPA upholstery vacuum, a calibrated 4 bar steam unit with temperature display, a low-moisture extractor, enzyme blends, a UV-C unit with rated eye protection, tannic acid and PPE including N95 masks. Strip the beds before we arrive and have the bedding ready to wash at 60°C the same day — cleaning a mattress and remaking it with yesterday’s sheets undoes part of the work. Allow 90 to 150 minutes for a single bed, less per unit on a multi-bed job. Surface dampness only, dry in 4 to 6 hours, and the bed is usable the same night. We send you the extraction photos, which are generally more persuasive than anything written here.

Common questions

Which DHA phases do you cover?

All phases, plus Clifton and the Khayaban corridors, at identical published rates. We are based in Phase 4, so most Defence addresses are 5 to 20 minutes away and same-day slots are usually available.

How often should mattresses be cleaned in DHA?

Every 6 to 12 months for a normal household, and every 4 to 6 months in the sea-facing phases or where somebody has diagnosed dust-mite allergy, asthma or eczema. The shorter interval on the coast is because the humidity never drops low enough for a natural die-off, so nothing reduces the population between our visits except us. A mattress under a zipped allergen encasement can go longer, which is why we recommend them.

Will the mattress be wet? Can we sleep on it that night?

Yes, you can sleep on it the same night. The steam stage is a thermal treatment, not a wash — the kill comes from holding 55 to 65°C in contact, not from volume of water, and a wide-mouth fabric head delivers dwell rather than saturation. A correctly treated mattress has surface dampness only and is dry within 4 to 6 hours of normal air movement. If a cleaner leaves your mattress soaked, that is a technique failure, not the method.

Will it remove old yellow stains?

Partially at best. Yellowing is oxidised sweat and body oil that has cross-linked in the fibre over years, and enzymes cannot reach a protein that has already cross-linked. Fresh stains respond well; set ones lighten. Deeply penetrated urine that has reached the foam core is the honest limit — the protocol reduces the stain and the smell but does not eliminate them, and in those cases the mattress is at end of life regardless. We say that at the walkthrough rather than after taking payment.

I am waking up with bites. Is that dust mites?

No. Dust mites do not bite — they cause respiratory and skin allergy, not bite marks. Bites in a line or cluster on exposed skin, appearing overnight, point to bed bugs or, less often, fleas. That is a pest treatment rather than a cleaning job, and booking a mattress clean for it wastes your money. Send us a photo of the bites and one of the mattress seam and we will tell you which service you actually need.

Is it safe for children and asthma sufferers?

Yes — the protocol is built for them. The HEPA stage captures allergen rather than redistributing it, the steam kill uses heat rather than chemistry, the enzymes are biological and work at neutral pH, and tannic acid at 3 percent dries clear with no residue. There is no pesticide involved anywhere in a mattress clean. The bed can be slept in the same night.
