Pre-construction termite treatment is the only window in a building's life when you can place a complete, uninterrupted chemical barrier under and around the structure. Once concrete is poured, that window closes — every subsequent treatment is a compromise. Why Pre-Construction Is the Cheapest Termite Protection You'll Ever Buy
The economics of pre-construction treatment are not subtle. A 200 sq.yd bungalow plot in DHA Phase 8 takes roughly 150 litres of working solution applied across six stages — chemistry plus labour plus documentation lands between PKR 48,000 and 72,000. The same plot, treated remedially after termites surface in year three or four, requires drilling through finished tile or marble flooring at 30 cm centres along every load-bearing wall, injecting termiticide under pressure, then patching the floor — typically PKR 400,000 to 900,000 before you account for the wood damage that triggered the call. We have walked into bungalows in Bahria Town Karachi where owners declined pre-construction treatment to save PKR 50,000 and were four years later staring at PKR 1.2 million of door-frame, skirting, and roof-batten replacement.
The biology behind this asymmetry is straightforward. Subterranean termites nest in the soil and travel up through any wood-to-soil contact, expansion joint, or plumbing penetration. A pre-construction treatment creates a continuous chemical barrier under the slab, around the plinth, in the back-fill, and at every pipe entry — termites cannot tunnel through treated soil without contacting the active, and with the non-repellent chemistries we use they don't even try to avoid it. Once concrete cures on top, the barrier is sealed for the residual life of the chemistry: 5–8 years for Imidacloprid [2], 8–12 years for Fipronil [3], longer for Chlorpyrifos. Post-construction treatment can never replicate this geometry — you are drilling through finished work around obstacles you can no longer see.
The Three Termite Species We Treat For in Karachi
Coptotermes heimi (the heavy hitter)
Coptotermes heimi is the species we plan our barrier around. It nests several feet below ground and forages upward through soil and mud tubes plastered against compound walls, plinth faces, and expansion joints. Colony sizes run into hundreds of thousands of foragers, which is why damage can be catastrophic — a single colony can chew through door frames, ceiling battens, and roof joists in parallel. We see it most commonly in DHA Phases 4–8, Clifton Blocks 4–9, Bahria Town precincts where landscape irrigation keeps soil consistently moist, and the older bungalow streets of North Nazimabad. Treatment requires a complete soil barrier with a non-repellent active — Imidacloprid 17.8% SC at 1% working concentration is our default. Repellent pyrethroids fail for Coptotermes work because they detect the chemistry and tunnel around any gap in coverage.
Heterotermes indicola (the compound-wall one)
Heterotermes indicola is what most Karachi homeowners notice first — a thin earthen mud-tube running up the compound wall or the back of a wardrobe. Damage per colony is lower than Coptotermes because colonies are smaller, but the species is extremely common in Gulistan-e-Jauhar, Gulshan-e-Iqbal, and the older blocks of FB Area. It loves cellulose with high moisture content: paper, cardboard, plywood, and timber against damp plaster walls. Pre-construction protocol for Heterotermes is identical to Coptotermes — the same six-stage IS 6313 application catches both — and colonies respond to non-repellent chemistry faster because intra-colony transfer rates are higher.
Microcerotermes championi (the dry-soil one)
Microcerotermes championi tolerates drier, sandier soils and is dominant in interior Malir, parts of Korangi, upper North Nazimabad blocks, and the dryland edges of MDA Scheme 33 and Saadi Town. It builds visible carton-nest galleries on the underside of slabs and inside hollow brick cavities, which makes it easier to spot but no less destructive over time. Less aggressive on structural softwood than Coptotermes but happy to chew skirting, door frames, and paper. Both Imidacloprid 17.8% SC and Fipronil 2.5% SC work well; in drier soils we lean toward Fipronil because it binds soil particles more tenaciously when there is less moisture to carry it down through the profile.
The IS 6313 / ASTM E2080 Specification We Follow
Pakistan does not have a domestic standard for pre-construction anti-termite treatment, so every reputable Karachi contractor specifies one of two foreign standards in the BOQ: IS 6313 (Part 2) — the Indian Standard for anti-termite measures in buildings, widely adopted on the subcontinent — or ASTM E2080 — the American Society for Testing and Materials standard for non-repellent termiticide application. The two standards are technically similar; IS 6313 is more prescriptive about volumes per square metre at each stage and is what we write into our quotations because Karachi contractors recognise it and can verify our application against a written specification. The six stages below are the IS 6313 application sequence in the order we apply them on site.
Stage 1: Bottom of foundation excavation
Once the foundation pit is excavated to final level and before the plain cement concrete (PCC) sub-base is laid, we flood-apply Imidacloprid 1% solution at 5 litres per square metre to the pit bottom and the vertical side walls of the excavation. This is the first and most important barrier — it sits directly under everything else and protects against termites entering from below. We coordinate with the site civil engineer so that this application happens after final dig-out and before the PCC layer goes in; the timing matters because PCC laid on dry, untreated soil cannot be retro-treated.
Stage 2: Bottom of plinth filling
After Stage 1 cures and before back-fill is brought in for plinth filling, we apply a second pass of 1% solution at 5 litres per square metre across the entire plinth footprint. This stage protects against termites entering through the back-fill soil itself, which is often imported from off-site and may carry its own termite load.
Stage 3: Sides of foundation
Along the internal and external faces of the plinth wall, we apply 7.5 litres per square metre of working solution into the earth-fill against the plinth wall as the back-fill is brought up in layers. This stage is what blocks the most common entry route for Coptotermes — mud tubes plastered against the outside of the plinth running up to the damp-proof course.
Stage 4: Soil under floor
Before the ground-floor flooring concrete is laid, we apply 5 litres per square metre over the consolidated soil that will sit directly under the slab. This catches any termite that might enter through cracks in the slab or at expansion joints between slab sections.
Stage 5: Plumbing entry points
This is the stage cheap contractors skip and the one we never skip. Every plumbing pipe, electrical conduit, and drainage line that penetrates the slab is a vertical chimney that termites can climb without ever touching a treated surface. At each penetration we apply 7.5 litres per pipe perimeter of concentrated solution in a deep ring around the pipe before the slab is poured. Coptotermes finds plumbing penetrations within 18 months on under-treated sites — we have stripped enough kitchen cabinets in Bahria Town and DHA to know this is the single highest-failure-rate stage in the sequence.
Stage 6: External perimeter trench
After the structure is up and before landscape back-fill, we excavate a 300 mm × 300 mm trench along the entire external face of the plinth wall and apply 7.5 litres per square metre of working solution to the trench walls and base. This creates an outer barrier that protects against termite entry from neighbouring plots, garden soil, and any future landscape irrigation.
Total chemical loading for a standard 200 sq.yd plot footprint with single-storey plinth runs 200–280 litres of working solution, which translates to roughly 11–16 litres of Imidacloprid 17.8% SC concentrate. That is the math we put in every quotation — no padding to inflate volume, no shortcuts to inflate margin. Multi-floor and basement structures add 15–30% to total volume because side-wall surface area scales with plinth height.
The Chemistry: What We Use and Why
Imidacloprid 17.8% SC (Bayer Premise)
Imidacloprid is our default chemistry for residential and most commercial pre-construction work in Karachi. The active is a neonicotinoid — a nicotinic acetylcholine receptor agonist. Termites contact the treated soil, the chemistry binds nervous-system receptors, and they die a delayed death over several hours. The critical property is that Imidacloprid is non-repellent at field concentrations: termites cannot detect the treatment, so they forage normally across treated zones. The delay between contact and mortality is long enough for foragers to return to the nest and transfer the chemistry to nestmates through grooming and trophallaxis (mouth-to-mouth food sharing). This cascading "transfer effect" kills a significant fraction of the colony behind the barrier. Premise 200 SC is registered for soil-barrier use in Pakistan (DPP), low odour, and delivers documented 5–8 year residual in Karachi soils. Mix rate for our standard 1% working solution: 5.6 litres of Premise concentrate + 94.4 litres of clean water → 100 litres of working solution. We mix on site, never pre-dilute.
Fipronil 2.5% SC (BASF Regent / Adama Termite Shield)
Fipronil is what we choose when soil chemistry, residual requirements, or commercial scale push us off Imidacloprid. The active is a phenylpyrazole that blocks GABA-gated chloride channels — also non-repellent, also transfer-effective, but with a different binding profile. Fipronil binds clay particles more tenaciously than Imidacloprid, which makes it the better choice for clay-heavy plots in interior Malir, parts of Korangi, and reclaimed coastal soils in Clifton Block 1–3. Documented residual runs 8–12 years in Karachi soils. We use Fipronil for commercial structures where 10+ year warranty enforceability matters, multi-tower developer BOQs that specify it, and any plot where soil testing shows high clay content. Mix rate for our standard 0.1% working solution: 4 litres of Regent concentrate + 96 litres of clean water → 100 litres of working solution.
Chlorpyrifos 20% EC (Dow Lorsban)
Chlorpyrifos is legacy chemistry — an organophosphate acetylcholinesterase inhibitor with the longest documented residual of any pre-construction termiticide (15–20 years in published trial data) but real drawbacks for residential use. Smell is significantly stronger than Imidacloprid or Fipronil, chemistry is more soil-mobile under heavy rain, and the EU plus several US states have restricted it for new residential applications. We still use Chlorpyrifos on a narrow set of jobs: industrial godowns in Korangi and SITE where odour isn't a residential concern, warehouse construction where 15+ year residual genuinely matters, and ground-floor commercial storage. Mix rate for 1% solution: 5 litres Lorsban + 95 litres water → 100 litres of working solution.
What We Don't Use
We do not use Cypermethrin, Bifenthrin, or any other synthetic pyrethroid for pre-construction barrier work. Pyrethroids are repellent termiticides — termites detect the chemistry on contact and turn around. For a complete barrier this is a disaster: any small gap in coverage becomes an unblocked highway because termites actively probe for untreated soil. Pyrethroids are fine for post-construction perimeter spray and general crawling-insect work — they are the wrong tool for foundation barrier treatment, and we refuse jobs where contractors insist on them for cost reasons.
How a Pre-Construction Treatment Day Actually Runs
A pre-construction treatment is not a one-person spray-and-leave job. It is a coordinated application across a working construction site with multiple stages that need to be sequenced against concrete pours, back-fill schedules, and structural steel installation. Here is how a typical day on a DHA Phase 8 villa plot actually runs.
- Coordination with site contractor. A day or two ahead we align with the civil engineer on timing. Stages 1 and 2 happen after foundation excavation reaches final level and PCC sub-base is ready, before the structural steel cage goes in — a 24–48 hour window. Stage 6 happens later, after the structure is up and before landscape back-fill.
- Soil moisture check. Soil should be just-damp — moist enough that chemistry penetrates evenly but not waterlogged. If the plot is sopping wet from monsoon rain we delay 24–48 hours. Treating saturated soil dilutes the working solution and washes active ingredient past the target zone.
- Volume calculation on site. Site supervisor and our crew jointly measure plinth footprint, perimeter, and plumbing entry points. Working volume is calculated from IS 6313 per-square-metre rates and documented in our application logbook before mixing. The contractor's representative signs the volume sheet.
- Concentrate dilution on site. We never pre-mix. Concentrate and water are mixed in our calibrated tank at site with the contractor's representative present to witness the volumes going in.
- Application. Using a calibrated knapsack or motorised sprayer, we apply Stage 1 across excavation bottom and side walls. The supervisor signs off Stage 1 before we proceed to Stage 2, and so on. Each stage takes 30–90 minutes.
- Logbook entry. We leave a stamped, signed logbook entry — date, technician name, plinth area, chemistry and concentration, batch number from the concentrate drum, dilution rate, total volume applied, warranty start date. Photographed and filed with the building documents.
- Coordination with concrete pour. Concrete pour proceeds 4–8 hours after Stage 1 completion. Earlier pours disturb the barrier; much later pours risk surface evaporation. We work to the contractor's pour schedule.
What the 10-Year Warranty Actually Covers
The NFS pre-construction warranty is a working document, not marketing fluff. Here is what it actually says.
What's covered. Termite re-infestation of any treated structure during years 1–10 from concrete pour date, where the species is one of the three subterranean termites named above. We re-treat the affected zone free of charge using six-stage methodology adapted for post-construction (drill-and-inject at affected penetrations, perimeter trench refresh, slab joint injection as required).
What triggers re-treatment. Visible mud tubes on the plinth wall, frass deposits, structural wood damage with active foragers, or carton nest galleries on the underside of slabs. The trigger is active termite presence, not cosmetic damage discovered years after the fact.
What's not covered. Damage from non-termite species (carpenter ants, powder-post beetles, drywood termites entering through windows — these need different chemistry). Damage from owner-initiated soil disturbance — digging through the treated zone for plumbing repair, landscaping that cuts the perimeter trench, basement excavation under a treated slab — voids the relevant zone unless we are called to re-treat. Above-soil entry routes (drywood termites flying in, Cryptotermes in imported timber) are outside the barrier's scope.
Annual inspection. Optional, recommended. PKR 3,500–6,000 per year. Documents continued protection for property resale and strengthens any future claim.
Builder versus owner contracts. For developer-led projects the warranty is registered against the property address and transfers automatically on sale. For owner-led custom builds, the warranty is in the owner's name and transfer-on-sale needs a written endorsement from us (no fee).

When Pre-Construction Treatment Fails (and Why)
We get called to inspect failed pre-construction jobs three or four times a year. Almost every failure traces to one of the five shortcuts below. If you are vetting a contractor for your own build, ask about each of these explicitly — the conversation usually tells you everything you need to know.
Shortcut 1: Skipping Stages 5 or 6
The two most often-skipped stages are Stage 5 (concentrated application at plumbing entry points) and Stage 6 (external perimeter trench after the structure is up). Both are skipped because they are awkward — Stage 5 requires pausing the plumbing crew, Stage 6 requires a trench dig after the contractor would rather hand the site over to landscaping. Coptotermes finds untreated plumbing penetrations within 18 months on average and the external perimeter is the entry route for colonies migrating in from neighbouring plots. Always demand a six-stage BOQ in writing and ask the contractor to confirm each stage was completed and signed off in the logbook.
Shortcut 2: Diluted Working Solution
The single most common shortcut is mixing 0.5% Imidacloprid solution instead of 1% to stretch concentrate purchases across more jobs. A 50% under-dose halves the residual life and dramatically reduces transfer-effect potency. The defence is simple: insist on on-site mixing in front of your supervisor, witness the concentrate drum being measured into the tank, photograph the drum batch number, and require the dilution math be written into the logbook entry. We do all of this as standard.
Shortcut 3: Application Right After Heavy Rain
Karachi monsoon downpours can leave foundation excavations partially flooded for 24–48 hours. Treating saturated soil dilutes the working solution and washes active ingredient down past the target zone — the upper soil profile that should hold the residual ends up under-loaded and the chemistry pools at depths where it does no barrier work. If soil is sopping wet, treatment must wait 24–48 hours. Contractors under schedule pressure sometimes spray anyway; that treatment fails within six months.
Shortcut 4: Wrong Chemistry for Soil Type
Heavy clay soil in interior Malir, parts of Korangi, and certain Saadi Town extensions holds Imidacloprid less well than Fipronil. On those plots a Fipronil-based barrier outperforms Imidacloprid on residual life by 2–3 years. Conversely, sandy or sandy-loam soil in DHA Phase 8 and Bahria Town holds Imidacloprid perfectly well and there is no benefit to upgrading. A contractor who runs only one chemistry regardless of soil type is optimising for their own supply chain, not your warranty. We test soil where it matters and recommend accordingly.
Shortcut 5: No Documentation
A pre-construction treatment without a stamped, signed logbook entry is unverifiable. Insurance underwriters will not write structural policies against an undocumented treatment, property resale due diligence flags it, and warranty claims become disputes about whether the work actually happened. We never skip the logbook — and if a competing quotation does not include a stamped logbook deliverable, that is a flag.

Bees and aquatic organisms are sensitive to neonicotinoids — that is a landscape concern relevant to where you plant pollinator-attracting flowers, not an indoor-occupant concern.
What if my plot is on filled or reclaimed soil?+
Reclaimed coastal soil — found in parts of Clifton Block 1–3 and a few Defence Phase 8 sectors near the coast — is highly variable in salinity and clay content. We test soil before quoting and typically recommend Fipronil rather than Imidacloprid because Fipronil binds clay particles more reliably under variable salinity. Application volumes increase 20–30% on reclaimed-soil plots because side-wall absorption rates are higher.
What's the difference between pre-construction treatment and termite-proofing?+
"Termite proofing" is the marketing term most Karachi builders use for the same service — same six-stage application, same chemistry, same warranty. We use "pre-construction treatment" in our quotations because it matches the IS 6313 and ASTM E2080 terminology and avoids ambiguity. If a contractor's quote mentions "termite proofing" without specifying six stages and per-stage volumes, ask for the technical specification.
Can the chemistry be tested or verified after application?+
Yes. Soil core samples can be sent to LCL Karachi or Hi-Tech Labs Lahore for Imidacloprid or Fipronil residue analysis — typically PKR 8,000–12,000 per sample. Do you do pre-construction treatment for renovations or extensions?+
Yes. When you are extending an existing structure with a new foundation — adding a wing, adding a basement, building a separate guest block on the same plot — the new foundation needs the full six-stage treatment. We coordinate with your contractor to time the application before the extension slab pour. The existing building is not re-treated unless signs of termite infestation are already present.
What if the building changes contractor mid-construction?+
The warranty is structure-bound, not contractor-bound. As long as our six-stage application was completed and logged before the original slab pour, the warranty remains valid for the full 10 years regardless of which contractor completes the structural work.
