The first question we ask on a Bahria Town villa is not about the mud tubes. It is whether the house received a pre-construction soil barrier when it was built, and in most cases the owner does not know, because they bought the villa finished or the paperwork went to whoever managed the build. That single unknown decides whether you are entitled to claim on an existing warranty, whether you need a full post-construction treatment, and what it will cost. Bahria’s stock is new enough that a pre-construction treatment is a live possibility rather than ancient history, which is not true of most of Karachi. This page is about establishing which situation you are in before anyone drills a hole, alongside our Karachi-wide termite control service.

Why Bahria Town has the termite pressure it does

The land history. Much of the development sits on former agricultural and scrub land on the Superhighway side of the city. Subterranean termites live in the soil and were there before the boundary wall was; construction does not remove them, it builds over them. The two species we deal with in Karachi are Coptotermes heimi and Heterotermes indicola, both subterranean, both nesting in soil and foraging outward to reach cellulose. A new precinct is not a low-risk site — it is a site where the colony was resident first.

Irrigated landscaping around a villa. Bahria’s planting, lawns and drip irrigation keep soil moisture high right against foundations. Subterranean termites need moisture, and a watered garden bed against a plinth is close to ideal foraging conditions. Villas with mature planting and daily irrigation show pressure earlier than identical villas on bare plots.

Fill soil and construction debris. Levelling a plot on former farmland means imported fill, and buried offcuts, shuttering timber and formwork left in the backfill are a food source sitting directly against the structure. It is a common finding on newer villas and why a colony can establish quickly on a house only a few years old.

What you actually see first. Mud shelter tubes on the inside face of a boundary wall, on the plinth, or up a garage or store-room wall; hollow-sounding skirting or a door frame that gives under a thumbnail; discarded wings after a swarming flight; and blistered paint where a tube runs behind it. Damage begins below and inside, so what is visible is a late signal.

Pre-construction and post-construction are two different products

Pre-construction proofing is done while the building is going up. The soil is treated in stages — the foundation trench, the backfill around the plinth, the plinth fill before flooring is laid, and the external perimeter, so that the finished structure sits inside a continuous treated envelope. Nothing has to be drilled, because there is no slab yet. It is the cheaper and far more complete option, and our pre-construction termite proofing carries a 7-year warranty, or 10 years with the Agenda upgrade. If you are building in a Bahria precinct now, this is the conversation to have before the flooring goes down, not after.

Post-construction treatment is what we do when the slab is already poured and the house is finished. The same barrier has to be created, but delivered through the floor and plinth rather than laid into open soil. It is more invasive, takes longer, and is inherently harder to make continuous because we work around what is already built. A full drill-and-inject barrier is still termite proofing, on the same warranty terms; what it cannot match is the continuity of soil treated in the open.

The coverage gap is the honest summary. Both a pre-construction barrier and a full drill-and-inject barrier on a finished villa carry 7 years with standard fipronil [1], or 10 years with the Agenda upgrade. The difference is how much soil the barrier actually reaches: one laid into open ground is continuous by design, one injected through a finished floor has to work around what is already built. Treating an active infestation without a full barrier is a third product, termite control, and carries 1 year.

How to find out whether your villa already has a barrier

Before you pay for anything, spend an hour on this. It is the part of this page most against our commercial interest and the part most likely to save a Bahria owner real money.

Check the handover file. A villa built by a contractor or bought from a builder often has an anti-termite treatment certificate in the completion documents, alongside the electrical and plumbing paperwork. It will name the applicator, the date, the active used and the warranty term. If you bought the villa second-hand, ask the previous owner — the certificate follows the property, not the person.

Ask the builder or the contractor directly. On many Bahria villas the treatment was arranged by the site contractor and the certificate never reached the buyer; a phone call and the plot number usually settles it. Then do the date arithmetic — a pre-construction warranty runs from the treatment date, not your purchase date, so a recently completed villa may still have a live warranty from the original applicator.

Physical evidence is weak evidence. There is no reliable way to see a pre-construction barrier in a finished villa — it is under the floor and behind the plinth. Anyone who tells you they can confirm one by looking at a finished house is guessing.

And the plain version: if there is a documented pre-construction treatment still inside its warranty, claim on it. Go back to the original applicator and make them honour it. Do not buy a fresh treatment from us or from anyone else while a valid warranty is sitting in your file. If the original applicator has gone out of business or refuses, that is a different situation and we will quote you, but check first.

What a post-construction treatment involves on a finished villa

Drilling. Small-diameter holes at regular centres along the internal floor-to-wall junction, through the flooring into the fill beneath, plus the plinth externally. Where tiling makes the junction awkward we drill the grout line rather than the middle of a tile, which is far less visible after sealing. Inside, that means load-bearing and partition walls, wet areas, the garage and store, and the staircase base.

Injecting. Standard fipronil, mixed at the label rate, injected under pressure so the emulsion spreads through the fill and forms a continuous treated zone rather than a series of wet spots. Fipronil is non-repellent, which is the property that matters: foraging termites pass through the treated zone without detecting and avoiding it, pick up the active, and carry it back through the colony by contact and grooming. A repellent product simply diverts them to find an untreated gap, and on a post-construction job there are always gaps.

Sealing and the external perimeter. Every hole filled and finished so the floor is left tidy — through grout lines the result is close to invisible once cured. Outside, a treated trench or rodded line around the villa’s plinth, which is where subterranean pressure comes from; on a Bahria villa with lawn and beds against the wall this is the most productive part of the job.

The details that decide whether it holds. Expansion joints, plumbing and drainage penetrations through the slab, the soil-pipe entries, the boundary-wall junction, and any timber in contact with soil — a garden gate post, a pergola leg, buried shuttering. These are the routes a barrier misses, and treating them properly is what separates a job that lasts from one that buys a season.

Timber treatment where needed. Affected door frames, skirting and fitted joinery injected directly. Where a frame is structurally gone we say so — replacing it is a carpenter’s job, and we will not charge you to inject wood that has to come out anyway.

Bahria Town travel surcharge, stated plainly

Bahria Town is a long run from our DHA Phase 4 office, and it is the one location where we add a charge for it: a flat PKR 800 fuel surcharge per visit, the same figure for every Bahria address regardless of precinct, shown on the invoice as its own line rather than folded into the price of the work.

The waiver: on contracts of three or more visits, such as an annual maintenance contract, the surcharge is waived entirely. Since a maintenance contract already means recurring visits, customers on one never pay it. If you are booking a single one-off visit, budget for it; if you are on a multi-visit contract, you are not being charged it.

Warranty, and what voids it

Pre-construction proofing and a full drill-and-inject barrier on a finished villa are both termite proofing: a 7-year warranty with standard fipronil, or 10 years with the Agenda upgrade (quoted on request). Treating an active infestation without a full barrier is termite control and carries 1 year, with no extension.

What breaks a barrier on a Bahria villa: excavation against the plinth for landscaping, a pool, a servant block or a boundary extension; re-laid flooring; new plumbing trenched through treated soil; and heavy irrigation against the wall over a long period. Tell us if work like that is planned — a short re-treatment of the disturbed section is cheap and re-doing the whole villa is not.

Pricing

Termite work is quoted on inspection and priced on covered area and plinth length, because those determine the volume of chemical and the number of injection points — a 250-yard villa and a 500-yard villa on the same street are not the same job. Current bands are on our termite treatment cost guide, and the wider service context on the termite proofing page. The PKR 800 Bahria surcharge applies on single visits and is waived on contracts of three or more.

Two things we will tell you at the survey rather than after: whether what you have is subterranean termite reaching the villa from soil, which is what this treatment addresses, and whether the damage you are looking at is old and inactive. Old damage in a door frame with no live workers behind it does not need a soil barrier to fix — it needs a carpenter.

Booking, and what happens on the day

WhatsApp +92-311-1101810 with photos of the mud tubes or the affected timber, your precinct and plot size, the approximate year the villa was completed, and — if you have it — the anti-termite certificate from the handover file. That last item genuinely changes the conversation. Confirmation inside 30 minutes during business hours, Mon-Sat 09:30-20:00. Bahria Town is our furthest regular service area, so we schedule it in blocks and will offer you the next available Bahria slot.

The team arrives with a rotary drill and dust extraction, injection lances and pressure equipment, standard fipronil, sealing materials, a moisture meter and sounding tools, and PPE. Clear the perimeter of rooms so the floor-to-wall junction is accessible, move furniture off the walls and lift loose rugs. Allow most of a working day for a standard villa; larger or double-storey properties can run into a second. Drilling is noisy and produces dust, which is contained but not eliminated. Occupants return once injection is finished and the holes are sealed; keep children and pets out of treated rooms until then.

Bahria Town questions

How do I know if my villa had a pre-construction treatment?

Check the handover or completion file for an anti-termite treatment certificate, ask the builder or site contractor with your plot number, and check the treatment date against the warranty term. You cannot confirm it by inspecting a finished house — the barrier is under the floor. If a certificate exists and the warranty is still running, claim on it with the original applicator instead of buying a new treatment.

My villa is only four years old. Can it really have termites?

Yes, and age is not much protection here. The land was scrub and farmland before it was a precinct, so the colonies were resident before the villa was built. Add irrigated planting against the plinth and buried shuttering timber in the backfill, and a four-year-old villa can have active Coptotermes heimi or Heterotermes indicola reaching the structure.

Will drilling damage my flooring?

The holes are small-diameter and go into the floor-to-wall junction, through grout lines wherever the tile layout allows. Every hole is sealed and finished afterwards, and once cured the line is close to invisible along a skirting. On marble or specialist flooring, tell us in advance and we will agree the drill line with you before starting.

Does a drill-and-inject barrier on a finished villa get the same warranty as pre-construction proofing?

Yes. A full drill-and-inject barrier is termite proofing and carries 7 years with standard fipronil, or 10 years with the Agenda upgrade, the same terms as pre-construction proofing. What differs is coverage: a barrier laid into open soil during construction is continuous by design, while one injected through a finished slab has to work around foundations, services and floors already in place. Spot treatment of an active infestation without a full barrier is termite control and carries 1 year.

Is the PKR 800 surcharge on every visit?

On single one-off visits, yes — a flat PKR 800 per visit for Bahria Town addresses, shown as its own line on the invoice. On contracts of three or more visits, including annual maintenance contracts, it is waived completely. It is a travel cost, not a margin, which is why it disappears when the travel is already being made regularly.

Is the termiticide safe around a family and pets?

Standard fipronil is injected into soil and fill beneath the floor and into the external plinth line — never onto living surfaces, and once the holes are sealed there is no exposed treated surface indoors. Keep children and pets out of rooms while drilling and injection are in progress. Tell us at booking about pets, an aquarium, or anyone with a respiratory condition so room sequencing accounts for it.
