At Nest Fumigation Services a termite warranty has one of three lengths, and the scope of the work decides which: termite control (treating an active infestation without a full barrier) carries 1 year; termite proofing with standard fipronil [1] (pre-construction soil treatment, or a full drill-and-inject barrier on an existing building) carries 7 years; and proofing with the Agenda upgrade carries 10 years. None of them is extended by an Annual Maintenance Contract.

Most Karachi homeowners sign a termite treatment contract the same way they sign a phone bill: skim, look at the total, trust the salesperson. Six months later, when subterranean termites (Heterotermes indicola or Coptotermes heimi) surface behind a skirting board, the conversation gets uncomfortable. The "multi-year warranty" covered only the rooms originally treated. The "free callbacks" required a new service charge. The plumbing leak voided everything. At Nest Fumigation Services we have audited dozens of these contracts for clients moving to us — the gaps are predictable, and written in small print on purpose. This guide covers what a termite warranty actually includes, how our three terms differ, what voids a warranty, where an AMC does and does not help, and the twelve contract terms to verify before you sign with anyone in Karachi — including us.

What a termite warranty actually covers

A termite warranty is not insurance. It is a contractual promise from the applicator that, if live termite activity reappears within the warranty period in the originally treated zone, they will retreat at no additional cost. That is the entire scope, and it is narrower than most homeowners assume.

A standard Karachi residential warranty covers three things only: retreatment of zones where the barrier failed, supply of the active ingredient, and the labour to deliver it. Anything beyond — repairing wood, replacing skirting, repainting, moving furniture — is structural restoration, and no termite warranty in Pakistan covers it.

An honest warranty also specifies the trigger condition. Live termites reappearing is the standard trigger. Mud tubes alone, without active workers inside, are not always a trigger — tubes can be historical. Frass (drywood termite pellets) is not a trigger for subterranean coverage because it indicates a separate species, Cryptotermes domesticus or Cryptotermes cynocephalus, which requires drywood-specific treatment.

A good warranty also defines the response window. Ours commits to inspection within 48 hours and retreatment within seven working days. Without a written response window, "lifetime warranty" means whenever the company decides to show up.

For how termite chemistry creates the barrier, our termite control page covers the application methods we use and why each matches a particular construction type.

Why the term follows the scope, not the price

You will see termite warranties of very different lengths advertised in Karachi, usually with no explanation of what the number measures. Two things get conflated. The first is the written warranty term — the contractual period the applicator stands behind the work. The second is the residual life of the active — how long the chemistry stays lethal in the soil. They are related but not identical, and reading the difference is how you read a quote honestly. At NFS the written term is set by what the work physically does.

A full barrier earns the proofing term

Termite proofing closes the routes from the soil into the building. On a new build that means treating the foundation trenches, the plinth fill, the soil under the floor and the external perimeter before each is covered; on an existing building it means a full drill-and-inject barrier along the wall-floor junctions, the plinth and every service entry. Because the barrier is continuous, we can stand behind it for 7 years with standard fipronil, or 10 years with the Agenda upgrade, a fipronil termiticide. The Agenda upgrade is quoted on request. Full stage detail is on our pre-construction termite proofing page.

Control without a full barrier carries 1 year

Termite control treats the termites you can find: spot treatment of active zones, treatment of infested wood, spraying. It stops the activity in front of you, but it leaves other routes from the soil open, so the colony can reach the building somewhere else. That is why control carries 1 year, and why that year is not extendable — not on an AMC, not for a fee. If you want a longer term, the answer is a full barrier, not a longer contract.

The chemistry behind the proofing terms

Our proofing barrier is standard fipronil, applied at the label rate and at the volumes the IS 6313 [2] standard sets for each stage. Fipronil is non-repellent: foraging termites tunnel through the treated soil without detecting it, pick up the active, and carry it back through the colony. We do not publish a soil half-life as a promise. How long any active stays lethal depends on soil, moisture and disturbance, which is exactly why the written term, not a chemistry claim on a brochure, is what you should hold an applicator to.

Transferability

The most overlooked clause for anyone who might sell their property. A transferable warranty passes to the new owner; a non-transferable one terminates the day the deed changes hands. Some applicators charge up to ten percent of the original treatment cost to transfer; we charge nothing to transfer any of our termite warranties. If you bought a flat in DHA or Clifton with a "termite warranty included," check the contract: many older Karachi warranties were issued only to the original purchaser by name.

For the prices behind each kind of work, our termite treatment cost guide for 2026 breaks down the per-square-foot and per-zone numbers.

What voids a termite warranty

This is the section homeowners need most and read least. Below are the ten things that void a standard Karachi termite warranty. Some reasonable, some predatory, all common. Check your contract for which apply.

1. Structural extension or modification. Adding a room, extending the kitchen, breaking the slab for plumbing — voids the warranty for the affected zone because the work interrupts the soil barrier. A reasonable applicator re-treats the disturbed area for a small re-injection fee rather than voiding the whole contract. Tell us before works like these start.

2. Undisclosed plumbing leaks. A slow leak under a slab dilutes the barrier directly. Most contracts require the homeowner to report water damage within a defined window — we use 30 days. Failure to report shifts liability for any termite re-entry through the diluted zone to the homeowner.

3. Flood and monsoon-related saturation. Karachi's August-September rains saturate ground-floor soil for weeks. Most warranties exclude re-entry caused by documented flooding — typically standing water for more than 72 hours. A reputable applicator offers a post-monsoon re-inspection rather than denying the callback.

4. Soil grading changes. If a landscaper trenches a flower bed along your boundary wall and exposes the treated soil layer, that section is open. Same applies if soil is dug out for a water tank, septic upgrade, or boundary repair.

5. Wood-to-soil contact added post-treatment. Wooden planters, timber decking, or wooden gate posts in direct contact with treated soil create a bridge that lets termites cross the barrier through the wood itself. One of the most common voids we see in DHA gardens.

6. Failure to schedule required inspections. Some longer warranties in the market require at least one inspection per year, and missing two consecutive inspections typically terminates them. Some contracts shift the scheduling burden onto the homeowner — read this clause.

7. Non-payment of AMC fees on a hybrid contract. If a warranty is bundled with an AMC, lapsing on AMC payment can void the warranty entirely, sometimes retroactively. Our termite warranties are not tied to an AMC, so a lapsed maintenance contract does not touch them.

8. Treatment by another applicator during the warranty period. Calling a different company for cockroaches or rats usually does not void the warranty. But if that company applies any soil-injected chemical, the original warranty is void. No applicator can warrant a barrier someone else has touched.

9. Drywood termite reappearance under a subterranean contract. Drywood termites (Cryptotermes spp.) nest inside furniture or rafters and require fumigation or injection-and-foam treatment, not soil barriers. A subterranean warranty does not cover drywood, and vice versa. If you are unsure which species is back, our termite signs guide covers the visual differences.

10. Misrepresentation at survey. If the pre-treatment survey missed a wing because access was not granted, or undisclosed below-grade rooms existed at the time, the warranty for those zones is void from inception.

The honest framing: a warranty covers the barrier the applicator built. Anything that breaks the barrier — homeowner, weather, or third party — falls outside coverage. Predatory contracts use these clauses to deny legitimate callbacks. Honest contracts use them to define a workable boundary and offer paid remediation when crossed.

Where an AMC fits, and where it does not

This is the question we get asked weekly, and the answer is not what most pest control companies want to give. An AMC is a maintenance contract, not a warranty. It does not lengthen a termite warranty, and it is right for some properties and wrong for others.

What an AMC actually includes

A residential AMC in Karachi bundles scheduled inspections at quarterly or half-yearly intervals, preventive spot-treatments where activity is suspected but not yet established, included callbacks for covered pests without separate charges, and preferential response — usually 24 hours rather than 48. A full-property AMC may also bundle cockroaches, rats, mosquitoes, and ants — four to six general pest visits per year alongside a termite inspection.

When you do not need one

For a property under a fresh termite warranty, an AMC adds nothing to the termite cover: the warranty already pays for callbacks within its scope, for 1 year on control work and 7 or 10 years on proofing. Paying an AMC to buy termite coverage you already hold is paying twice. If termites are your only concern, the warranty plus an occasional inspection is the cheaper path.

When an AMC clearly earns its place

Three profiles where an AMC is the better choice: older buildings with no documented original treatment, where scheduled inspections catch new activity early; ground-floor commercial properties where reactive callbacks are operationally disruptive; and properties with structural risk factors — extensive wood detailing, mature gardens flush with the foundation, plumbing issues, or proximity to undeveloped plots where wild colonies thrive. For commercial premises, bundled general pest coverage compounds the savings against per-visit pricing. For current bracket pricing, see our pest control prices for 2026 guide.

How to read a Karachi termite contract

Below is the checklist we walk every client through. Use it on any quotation — ours or anyone else's. The numbered items determine whether you have a real warranty or a marketing slogan.

  1. Active ingredient named. "Termite chemical" is not a specification. The contract should name the active ingredient, the product and the mixing rate. Ours names standard fipronil applied at the label rate, or Agenda on the 10-year upgrade.

  2. Application volume. The IS 6313 standard sets minimum application volumes for each stage of the work. The contract should specify the total volume for your property.

  3. Treatment method per zone. Perimeter trench, slab injection through drilled holes, wood spray, void injection — mapped to foundation perimeter, internal walls, bathrooms, kitchen.

  4. Warranty start date and duration. Start date should be treatment completion, not contract signing. Duration in years with explicit end date — and it should say whether the work is control or proofing.

  5. Defined trigger condition. "Live termite activity" should be defined — visible workers, fresh mud tubes with confirmed live tenants, audible feeding.

  6. Response time commitments. Inspection within X hours; retreatment within Y working days; written communication if delays occur.

  7. Number of included inspections per year. Zero, one, or quarterly, and whether scheduled by the company or requested by the homeowner.

  8. Transferability clause. Whether the warranty transfers on sale, the cost, and what documentation the new owner needs.

  9. Exclusion list — explicit. All ten voids named in plain language. Hidden exclusions in marketing terms are not enforceable on you, but neither are they on them.

  10. Procedure for disputed callbacks. A reputable contract names an arbitration step — joint inspection with a second technician, or third-party verification at shared cost.

  11. Payment schedule and AMC continuity clause. When payment is due, what happens on late payment, whether AMC lapses void the underlying warranty.

  12. Cancellation and refund terms. What you owe within seven days; thirty days; mid-contract. Most Pakistani consumer contracts have weak refund language. A good applicator volunteers fair terms.

If a contract is missing five or more of these, walk away. If it is missing two or three, ask for them in writing as an addendum before signing.

Our termite warranties at NFS

We will be specific here because vague claims are what this whole article is arguing against. Our standard residential terms:

Termite control — 1-year written warranty. Treatment of an active infestation without a full drill-and-inject barrier: spot treatment of active zones, infested-wood treatment, spraying. The written warranty runs one year with one complimentary inspection, and it is not extendable. It covers retreatment of the treated zone if live termites return within the year.

Termite proofing — 7-year written warranty, standard fipronil. Pre-construction soil treatment at the foundation-and-plinth stages, or a full drill-and-inject barrier on an existing building, with standard fipronil applied at the label rate. It covers retreatment of the treated area if live termites return within the seven years, subject to the voids above. Full detail on our pre-construction termite proofing page.

Termite proofing, Agenda upgrade — 10-year written warranty. The same proofing scope with Agenda, a fipronil termiticide. This is the only 10-year term we write. The Agenda upgrade is quoted on request.

Common to all three: transferable at zero administrative cost, 48 hours to inspect, 7 working days to retreat.

Termite + general pest AMC. Quarterly visits including a termite inspection plus general pest treatment (cockroaches, rats, mosquitoes, ants). Unlimited callbacks for any covered pest. Available standalone or alongside an existing termite warranty; it does not lengthen that warranty. The dominant choice for our commercial clients and for residential owners of properties over 3,000 sq ft.

What we do not offer: "lifetime" warranties (no such thing chemically), warranties longer than 10 years, paid extensions of a termite warranty, AMCs that void on a single late payment, or warranties tied to specific named owners. If you have been quoted any of these elsewhere, you are looking at marketing rather than a contractual commitment.

For background on our credentials and approach, our about Saad Danish page covers the standards we work to.

Frequently Asked Questions

Does a termite warranty transfer to the new owner if I sell my house?+

Ours do — the 1-year termite control warranty, the 7-year proofing warranty and the 10-year Agenda proofing warranty all transfer automatically on sale at no administrative cost, provided we are notified within 30 days with the new owner's name and contact. The remaining warranty period runs to the original end date. Older Karachi industry contracts, especially pre-2018, often named the original purchaser only and did not transfer. If you bought a property with an inherited warranty, request the original paperwork and check the transfer clause before assuming it covers you. We can audit inherited contracts on request.

If a plumbing leak under my slab causes termites to reappear, will the warranty cover it?+

Not under standard contract terms, because the leak dilutes the chemical barrier and the warranty covers the barrier the applicator built, not one degraded by water damage. Our practice, and that of any reasonable applicator, is to offer a partial-cost re-injection of the affected zone once the leak is fixed — we charge the chemical-only cost and waive labour for warranty clients. The key step is reporting the leak in writing within 30 days, which preserves your position even if a callback becomes necessary later.

How often do termites reappear after a proper treatment in Karachi?+

Reappearance under a properly applied, complete barrier is uncommon; reappearance after control work, where other routes from the soil stay open, is more likely, which is why control carries 1 year and proofing carries 7 (10 with Agenda). Reappearance is more common with mature gardens flush against the foundation, ongoing plumbing issues, and proximity to undeveloped plots where wild colonies push outward seasonally. On plots like these we recommend scheduled inspections, so new activity is caught at the mud-tube stage.

Do I need an AMC if my house was treated last year?+

Not for termite coverage. Your termite warranty — 1 year on control work, 7 or 10 years on proofing — already covers callbacks within its scope, and an AMC does not lengthen it. An AMC makes sense when you want bundled general pest coverage (cockroaches, rats, mosquitoes), or scheduled inspections on a high-risk plot. For commercial premises with high traffic or stringent hygiene needs, an AMC from day one is the right call regardless of warranty status.

What happens to my warranty during the monsoon season?+

Severe flooding — standing water for more than 72 hours over treated soil — is a standard exclusion in most Karachi termite contracts because saturated soil dilutes and migrates the barrier. Our practice is to schedule a complimentary post-monsoon inspection for warranty clients in flood-affected zones (Defence Phase 8, lower-lying parts of Clifton, Gulistan-e-Johar pockets) during September and October. If the inspection shows barrier compromise, we offer re-injection at chemical-only cost. The warranty itself stays active; only the flood-affected zones may need paid remediation.

Can I get a termite warranty for a rented property where I'm the tenant?+

The warranty is typically issued to the property owner because it is tied to the structure and transfers with ownership rather than tenancy. If you are a tenant arranging treatment, we issue the contract in the owner's name with you as the operational contact, and the warranty stays with the property when you move out. This protects the landlord's asset and avoids an unenforceable warranty when the tenant leaves. Tenants can instead take an AMC in their own name, which is portable to a new Karachi property.

Is a "lifetime" termite warranty a real thing?+

No, and any company offering one in Karachi is selling a marketing slogan rather than a contractual commitment. Termite barriers are chemical, and every chemical breaks down in soil over time. A lifetime warranty would require either perpetual free re-injection (no company's economics support this) or no defined obligation (in which case it is unenforceable). When you see "lifetime" advertised, ask what the actual written term is and who pays for re-treatment after it.

What's the difference between a callback under warranty and an AMC service visit?+

A warranty callback is reactive: termites have reappeared, you report it, we inspect and retreat. It is included in the warranty fee you already paid, with no separate charge for visit or chemical within the original scope. An AMC visit is scheduled: we come quarterly regardless of activity, inspect proactively, treat preventively where we see risk indicators, and handle incidental general pest issues. A callback is "something went wrong, fix it." An AMC visit is "check that nothing has gone wrong, fix anything small before it escalates." Both have their place.
