The pest categories that matter in Karachi warehouses
Warehouse pest pressure in Karachi resolves to four categories, and a serious programme treats each separately. Generic monthly fogging — the default many local operators sell — addresses none of them properly.
The first category is stored-product insects: beetles, weevils, and moths that breed inside the commodity itself. These cause the bulk of warehouse claim losses because they multiply silently inside grain, flour, pulses, oilseeds, tobacco, and dried spice until a finished-goods inspection catches frass, webbing, or live larvae and a pallet is rejected. The species we track most often are Tribolium castaneum (red flour beetle) and Tribolium confusum (confused flour beetle) in milled-flour godowns; Sitophilus oryzae (rice weevil) and Sitophilus granarius (grain weevil) in basmati and wheat; Plodia interpunctella (Indian meal moth) across almost every dry-goods category; Lasioderma serricorne (cigarette beetle) wherever tobacco, seed stock, or dried medicinal plants are held; and Trogoderma granarium (khapra beetle), a quarantine pest of regulatory significance for export consignments.
The second category is commensal rodents: Rattus norvegicus (Norway rat), Mus musculus (house mouse), and Bandicota bengalensis (lesser bandicoot rat). The bandicoot is a serious perimeter burrower and produces loose-soil cratering many maintenance teams misread as drainage failure. Rodents are the second-largest category of claim losses after stored-product insects, and the largest source of structural and electrical damage — R. norvegicus gnaws cable insulation, pallet wood, and partition walls.
The third category is birds, almost always Columba livia (rock dove, feral pigeon). Pigeons enter through unsealed roof vents, broken louvres, and propped-open dock doors, roost on truss webbing, and contaminate finished goods below. Their faeces carry zoonotic risk — Cryptococcus neoformans, Histoplasma capsulatum — that matters for food-grade and pharmaceutical warehousing.
The fourth category is general crawling and flying pests: cockroaches (Periplaneta americana and Blattella germanica in canteen and bathroom areas), house flies, drain flies, and seasonal mosquito pressure during monsoon. Stored-product insects: Tribolium, Sitophilus, Plodia, Trogoderma
Stored-product insect management begins with monitoring, not chemistry. We deploy a grid of pheromone-baited traps on a documented spacing plan: typically one moth trap (loaded with a Plodia interpunctella / Ephestia sex-pheromone lure such as Trécé Pherocon IIB or Russell IPM XLure MST) per 200–300 square metres of dry-goods storage, plus one Tribolium / Sitophilus floor pitfall trap (kairomone-aggregation lure) per pallet bay. Lures are replaced on a 6 to 8-week cycle and logged with date, batch number, and signature. Catch is counted at every visit, plotted on a rolling trend line, and benchmarked against the action threshold agreed at contract setup.
Action thresholds matter. A monitoring programme without an agreed escalation ladder is theatre. For most FMCG and milled-flour warehouses we set a tiered protocol: catch below threshold (commonly under 5 moths per trap per fortnight for Plodia; under 10 beetles for Tribolium) is logged and trended; a breach triggers inspection of suspected origin pallets and a corrective-action notice; a second consecutive breach triggers a quarantine recommendation and an intervention decision — residual treatment of structural cracks and pallet undersides, fogging of empty zones during shutdown, or, only at the highest threshold and only with written commodity holder consent, fumigation under tarp.
Trogoderma granarium requires a stricter protocol because it is on the IPPC quarantine pest list (ISPM 5) and the regulated-pest lists of the United States, European Union, and Australia. Any confirmed find in a warehouse moving export consignments is reported within 24 hours with photographic evidence and retained specimens (sealed vial held for Department of Plant Protection inspector verification), with a recommended escalation path including consignment hold and supervised fumigation. Our role is to identify, document, and escalate; regulatory decisions remain with the warehouse.
Chemistry for routine in-structure pressure is conservative: micro-encapsulated residual sprays of deltamethrin or lambda-cyhalothrin applied as crack-and-crevice treatment to expansion joints, pallet runner undersides during shutdown windows, and structural voids, not broadcast. We layer in methoprene IGR for Plodia and Ephestia pressure where life-cycle disruption beats adult knock-down. Pyrethroid space treatments inside empty zones during commodity rotation gaps are used selectively, not as a default monthly service.
Rodent control: perimeter station network + interior monitoring
A warehouse rodent programme is a network problem. The most important design decision is the perimeter rodent station plan, laid out during the baseline survey and locked into a site map that travels with the binder. We use tamper-resistant exterior bait stations of the Aegis class (Bell Laboratories Aegis-RP and Aegis-CB) anchored to concrete pads at 15 to 30-metre spacing depending on rodent pressure, perimeter geometry, and adjacent risk. Each station carries a unique alphanumeric ID stencilled on the lid, a single-feed second-generation anticoagulant block (brodifacoum [2] or bromadiolone [2]), and an internal service tag logging every visit with technician initials, date, bait condition, and take.
Inside the building, the protocol flips. Interior rodent management in a food-grade warehouse should not use bait blocks — the risk of a rodent carrying a partial block into commodity, or dying inside a structural void, is unacceptable. We use snap-trap and glue-board monitoring stations in tamper-resistant enclosures along internal walls at roughly 10-metre spacing, doubled at high-risk zones: dock door interiors, canteen perimeter, sink undersides, and stretches behind FRP racking abutting external walls. The interior network is purely detective. A confirmed catch triggers a structural review — we ask where the rodent got in, not just how to kill the next one.
For Bandicota bengalensis pressure on perimeters — common at SITE, Korangi, and Landhi where surrounding plots include undeveloped land or active construction — we add burrow inspection. Bird pressure: pigeon fouling, exclusion, deterrence
Pigeon pressure is structural, not chemical. Spraying anything at a pigeon roost is a waste of money and a regulatory problem in any food-grade environment. Our protocol is three steps: exclusion first, deterrence where exclusion is incomplete, humane removal only as a last resort.
Exclusion means physically closing entry and roost surfaces. We survey the building envelope for the entry points pigeons actually use — broken louvre slats, gaps where corrugated roofing meets the parapet, propped-open dock doors, utility penetration gaps, and provide a written exclusion scope for the facilities team or a subcontractor we coordinate with. Inside, we install stainless-steel cable-tensioned polyethylene mesh (50 mm aperture) under trusses and across the interior face of high-level vents. On external ledges and parapet beams, stainless-steel bird spikes or post-and-wire systems prevent perching.
Where exclusion is incomplete, deterrence comes next: motion-activated audio deterrents for forecourts, and — with written client sign-off and only outdoors — non-toxic chemical deterrents such as methyl anthranilate gel for ledges that cannot be netted. We do not use avicide chemistry in or around food-grade warehousing. Existing fouling is cleaned by a PPE-equipped team (N95 minimum, coveralls, area damped to suppress aerosolised droppings) following U.S. Centers for Disease Control [3] guidance on histoplasmosis-risk cleaning. The clean is documented like any other intervention.
Sanitation audit and exclusion: the work that beats chemistry
The most consistent finding across warehouse contracts we have onboarded is that warehouses with chronic pest issues have a sanitation and exclusion problem, and the chemistry-only operators they had before were treating the symptoms. The first deliverable in any NFS warehouse contract is a written sanitation and exclusion audit conducted by Saad Danish or a senior technician within the first 14 days. The audit covers a closed list:
Door sweeps checked for a clean strike with no gap greater than 6 mm — the gap at which a juvenile Mus musculus can enter. Vent screens checked for intact 16-mesh (or finer) screening. Dock plate seals checked for gap state at rest: pigeon-class gaps at the dock plate edge are a primary entry route at almost every Karachi warehouse we have surveyed. Utility penetrations sealed with steel wool plus rodent-grade sealant. External garbage handling reviewed — open skips outside the dock are a rodent and fly amplifier. Vegetation within 1.5 metres of the perimeter wall recommended for cutback; overhanging trees recommended for trimming where roof-rat ingress is a concern. Internal sanitation reviewed at high-risk zones: canteen drains, sink undersides, the floor under bulk dry-goods racking, and pallet rotation discipline — the "FIFO failure" where a pallet missed for three months becomes a Plodia and Tribolium breeding ground.
The audit closes with a written register lodged in the front of the binder. The warehouse acts at its own pace; items not closed within an agreed window are flagged in subsequent monthly reports.
When phosphine fumigation is the answer (and when it isn't)
Phosphine fumigation — aluminium phosphide tablets releasing PH3 gas, or cylinder products such as ECO2FUME (a 2% phosphine in carbon dioxide blend) — is the established global standard for severe stored-product insect infestation inside the commodity itself, where surface treatment cannot reach the breeding population. It is a serious chemistry that must only be carried out by a licensed fumigator with appropriate handling, monitoring, and gas-dispersal equipment. Phosphine is acutely toxic at low concentrations and flammable above 1.8% in air. The relevant references are FAO guidance on stored-product fumigation and operator-level guidance issued by the Pakistan Department of Plant Protection for export consignment fumigation.
We are candid about scope. NFS provides the monitoring, IPM design, trend analysis, threshold-breach escalation, structural treatment of empty zones, and the sanitation audit that should prevent the situation reaching the fumigation threshold. Where a specific situation requires under-tarp phosphine fumigation of infested commodity or chamber fumigation of an export consignment, we coordinate with a licensed fumigator — we do not improvise that capability. The licensed fumigator carries the gas, dispersal equipment, personal monitors, and regulatory paperwork. The warehouse receives a single integrated record from NFS with the fumigator's certificate attached.
The fumigation threshold should be rare in a well-run programme. If a warehouse is fumigating on a calendar basis rather than on a threshold breach, the IPM programme has failed and chemistry is masking a sanitation, exclusion, or rotation problem. That conversation is one we have early in contract setup.
Documentation for RFP, ISO audit, and food-safety compliance
The deliverable for a warehouse contract is the binder. Every visit produces a service report; every threshold breach a corrective-action notice; every chemistry application a register entry recording product name, manufacturer, active ingredient, registration number, dilution rate, application method, treated zone, and the technician's signature. Every monitoring trap is logged with catch count against a rolling trend. Every rodent station has a service tag updated at every visit. The monthly summary report rolls all of this into a written narrative.
The binder is built to survive an audit. ISO 9001:2015 audits inspect documented procedures and the evidence they are followed. Buyer-led food-safety audits — protocols used by major FMCG buyers, SGS-class inspectors, and export buyers benchmarked against Codex Alimentarius residue limits — inspect closed-loop pest management evidence. Sindh Food Authority spot inspections inspect chemistry registration and applicator credentials. ASTA (American Spice Trade Association) cleanliness specifications for spice consignments are documented against the corresponding monitoring trend.
Our SPMA and PPMA memberships matter at this stage. SPMA (Structural Pest Management Association) and PPMA (Pakistan Pest Management Association) are the two professional bodies procurement teams check for. Most warehouse RFPs we receive in 2026 ask for SPMA membership or equivalent. We list both on every contract proposal and provide certificates on request. Generic vs warehouse-grade pest control

A warehouse-grade IPM contract typically costs 2 to 4 times what generic monthly fogging costs on the same site, and the warehouses that need it have downstream audit, export, or buyer obligations that make the difference economically obvious. Where a warehouse does not have those obligations, generic service may be a defensible business decision — we will tell you so during scoping.
What to provide in a warehouse pest control RFP / BOQ
The checklist below is what we recommend warehouse procurement teams include in any RFP. It makes apples-to-apples bid comparison possible.
- Total covered area of dry-goods storage in square feet or square metres, broken out by zone if zones hold different commodities.
- Perimeter length in linear metres and perimeter wall construction.
- Commodity profile: what is stored, in what packaging (sacks, drums, bulk, cartoned), and typical rotation cycle.
- Buyer and certification context: buyer audits, third-party inspections (SGS, Bureau Veritas, Intertek), or certifications (HACCP, ISO 22000, FSSC 22000).
- Export status: whether the warehouse moves export consignments and to which destinations — this determines quarantine pest protocols and fumigation expectations.
- Existing infestation status: known issues, recent claim losses, historic pest categories.
- Service window constraints: shift patterns, shutdown windows for empty-zone treatment, dock door schedules.
- Documentation expectations: monthly summary reports, quarterly trend reviews, corrective-action notices, binder-handover format.
- Credentials required: SPMA, PPMA, ISO 9001:2015, applicator licensing for phosphine if relevant.
- Pricing structure preference: per-square-foot annual, fixed monthly, or visit-based with monitoring retainer.
- Contract duration and review cycle: typically 12 months with quarterly reviews.

A well-scoped RFP along these twelve lines lets us return a costed proposal within five working days. For an RFP that omits most of them, we return a clarification questionnaire before quoting — a quote built on incomplete scope is worse than no quote.
Pricing for warehouse pest control contracts
Warehouse contracts price on a different basis from residential or restaurant work. The most common 2026 Karachi model is per-square-foot annual, with monthly visits and quarterly reviews included. Our typical bid range for SITE, Korangi, Federal B, North Karachi, and Landhi sits between PKR 1.5 and PKR 4.5 per covered square foot per year, depending on commodity sensitivity, audit obligations, monitoring density, and whether perimeter rodent station provision is bundled. Port Qasim bonded storage sits at the higher end because of access logistics and the monitoring density export work demands.
A 20,000 square-foot FMCG distribution warehouse with standard buyer-audit obligations is typically PKR 50,000 to PKR 75,000 per month. A 50,000 square-foot stored-grain godown with export movement and quarantine pest monitoring is typically PKR 110,000 to PKR 180,000 per month. Actual quotes depend on the twelve-point scoping above. We do not publish a fixed per-square-foot rate because warehouse contracts are not generic enough for that to be honest — any operator quoting one without site-specific scoping is either guessing or planning to claw margin back through scope-creep change orders. We coordinate phosphine fumigation through a licensed partner rather than performing it ourselves. Phosphine — aluminium phosphide tablets or ECO2FUME cylinder gas — is acutely toxic, flammable above 1.8 percent in air, and regulated in Pakistan with operator-level licensing administered through the Department of Plant Protection. How quickly can a new warehouse contract start after the RFP is awarded?+
From contract award to first service visit is typically two to three weeks. The first 14 days cover the baseline survey, sanitation and exclusion audit, perimeter rodent station network installation and mapping, interior monitoring station placement, pheromone trap grid deployment, and the binder build. The first monthly service visit and summary report are produced from day 30. For warehouses with urgent active infestation issues, we accelerate intervention while the baseline survey runs in parallel.
What happens at contract renewal — can we change scope or providers?+
The standard NFS warehouse contract runs 12 months with quarterly reviews. At each review we present rolling trend lines for each pest category, corrective-action register status, and scope adjustment recommendations. At renewal you receive a written performance summary covering trap catch trends, threshold breaches and resolutions, corrective actions closed, and recommended scope changes for year two. The contract is non-tying — we expect to earn renewal on documented work, and we hand over the binder cleanly to any successor provider you choose. The chemistry register, rodent station map, and monitoring grid travel with the warehouse, not with NFS.
