Bahria Town Karachi is the opposite problem to the old city. Nothing here is thirty years old, the plumbing is new, the tanks are almost all modern polyethylene, and the supply comes through the development’s own filtration and distribution rather than a decades-old KWSB main. So the sediment we lift out is not rust and it is not the grey micro-sand of a tanker-fed sump. In the developing precincts it is construction silt — fine cement and stone dust that travels on the wind, settles on roofs, and finds its way past a lid that was never sealed properly after installation. What is actually different about Bahria tanks
Construction silt, not corrosion. Precincts still under active build put a continuous load of cement and stone dust into the air. It settles on every roof, works into the lid-collar seam, and washes in with the first rain or the first hose-down. The signature is a pale grey, very fine settle that feels like talc rather than sand, and it is common in villas handed over within the last two or three years. It is harmless in itself but it is a substrate — biofilm colonises it happily, and a thick silt layer at the base will consume chlorine that should be working on the walls.
New tanks are not clean tanks. A common assumption in Bahria is that a two-year-old villa does not need its tank cleaned. In practice a brand-new tank often carries manufacturing dust and installation debris from day one, and if the lid was never sealed properly during handover it has been open to the elements since. We regularly find first-clean tanks in newly occupied villas carrying more silt than a well-maintained ten-year-old tank in DHA. Newness delays the biofilm, not the sediment.
Access is a scheduling factor, not an afterthought. Bahria is gated and vendor entry needs to be arranged. Precinct security will generally want the resident to confirm the visit, and some precincts want vendor details in advance. It is 45-60 minutes each way from our Phase 4 office via the Super Highway, so a wasted trip is an expensive one. The 5-stage protocol on a Bahria villa
Same five stages we run everywhere. The emphasis here is silt removal, lid sealing and getting the whole villa done in a single trip.
Stage 1 — Pre-inspection, lid-seal check and larval survey. Lid off, interior photographed, and a deliberate check of the lid collar and gasket, because a badly seated lid is the root cause of most Bahria silt ingress. From June to October we add a directed Aedes aegypti [1] larval survey with a torch at the waterline — comma-shaped larvae or short tumbling pupae mean eggs went in during the last 7-10 days. Newer precincts with open plots and standing construction water nearby are not low-risk for dengue simply because the housing is new.
Stage 2 — Drain and silt removal. Outlet plus submersible pump to the lowest practical level, then wet vacuum on overheads and scoop plus suction line on the underground tank. Construction silt is fine enough to stay in suspension while you are draining, so we let it settle and take a second pass rather than declaring the tank empty at the first look — a hurried job on a silted Bahria tank leaves a layer behind that undoes the sanitisation.
Stage 3 — Mechanical scrub. Wall biofilm only comes off mechanically, because the polymer matrix Pseudomonas aeruginosa builds consumes free chlorine at the surface and shields what is underneath. Bahria tanks are overwhelmingly polyethylene, so stiff-bristle brushes are fine on walls, base, inner lid and the first 30 cm of outlet pipe. Mineral rims are lighter here than in DHA, but where one has formed it gets a dilute citric acid or sodium citrate pass rather than being scrubbed harder.
Stage 4 — Sanitization at 200 ppm. Sodium hypochlorite at 200 ppm available chlorine, from 5-6% NaOCl at roughly 1:280, across every interior surface with a 30-minute minimum dwell. Broad-spectrum against E. coli, total coliforms, Pseudomonas and algal spores, and it does not degrade polyethylene or PVC. Dosing is measured against actual volume — a 1,000-gallon (3,785 L) villa overhead needs 757 g of available chlorine, which is 15.1 L of 5% NaOCl. Where a heavy silt layer was removed we recalculate against post-desludge volume, because the organic load left behind changes the demand.
Stage 5 — Bti tablet, lid reseal and gasket replacement. After rinse and refill to a 0.2 ppm residual, a Bacillus thuringiensis israelensis tablet goes into every overhead from May to November. Bti Cry endotoxins bind to Aedes aegypti mid-gut receptors and kill larvae in 24-48 hours; WHO Class III, non-toxic to humans, mammals and fish at potable dosing. One tablet per 1,000 litres for around 30 days. The lid gets resealed properly — and in Bahria this is the stage that matters most, because a correctly seated lid with a sound gasket is what stops the next two years of construction silt getting in.
Villas, apartments and the whole-property visit
Villas. The standard Bahria villa runs an underground tank feeding one or two rooftop overheads through a booster pump. The underground tank is upstream, so cleaning only the roof is temporary — the pump lifts what is below straight back up within days. Given the travel distance we quote and clean the whole property in one visit as standard rather than splitting it.
Apartments. Where a precinct has apartment blocks, the roof usually carries two or three tanks on a shared manifold. All tanks go in one visit — residual biofilm in an uncleaned tank re-seeds the cleaned ones through the cross-feed inside one to two weeks. We issue a single certificate listing every tank ID for the building file.
Underground tanks and confined space. Bahria underground tanks are typically RCC and treated as confined spaces regardless of how new they are: gas check before entry because concrete accumulates CO2 and depletes oxygen, forced ventilation for 15-20 minutes, 12V lighting, a spotter at the manhole throughout, breathing apparatus on standby. New construction does not change the atmosphere inside a sealed concrete chamber.
What a typical Bahria job looks like
A typical first clean in a recently handed-over villa. The call often comes eighteen months to two years after possession, usually because the water has started to taste flat or someone has noticed fine grit in a filter. What we generally find is a pale grey silt layer across the base of both the underground tank and the overhead, minimal biofilm because the tank is young, and a lid that was never properly seated at handover. The job is silt-led rather than chemistry-led: thorough desludging with a second settle-and-vacuum pass, standard scrub and 200 ppm dwell, new gaskets, lids correctly torqued. Five to seven hours for underground plus two overheads.
A monsoon larval call in an outer precinct. Precincts bordering open or under-development plots see standing water in foundations, trenches and stored materials through the rains, and that is prime Aedes habitat regardless of how new the housing is. The tank clean runs as normal, but we survey the roof and the immediate surroundings, screen the overflow, drop a Bti tablet on refill and run the mosquito control protocol where we find breeding. A Day 14 follow-up is worth taking during peak season.
Bahria Town pricing
Priced on tank type, capacity, sediment load and sanitisation scope. Published bands are the same across Karachi — no precinct premium on the work itself. The one exception is distance: residential jobs in Bahria Town, roughly 50 km from our Phase 4 office, carry a flat PKR 800 fuel surcharge per visit, waived on contracts of three or more visits. It is why we clean the whole villa in a single trip rather than splitting it.
Overhead rooftop tank, 500 gallons: PKR 2,500-4,500.

A two-person team arrives with submersible pump, wet vacuum, scrub kit, citrate descaler, sodium hypochlorite, peracetic acid if requested, Bti tablets, chlorine test strips, a pH meter, spare gaskets and PPE. Whole villa 5-7 hours; single overhead 2-3. Supply is interrupted while we work, so fill what you need beforehand — and if someone must shower, say so at booking and we stage the job to keep one tank online. Before-and-after photos and a service certificate go over WhatsApp. Afterwards, keep the geyser off for 30 minutes and flush every tap for two minutes the next morning.

We regularly find more silt in a first-clean Bahria tank than in a well-maintained ten-year-old tank elsewhere in Karachi. What newness does buy you is less biofilm, so the job is quicker — but the sediment still has to come out.
What is the grey powder at the bottom of my tank?
Almost certainly construction silt — fine cement and stone dust from ongoing building work in the surrounding precincts. It travels on the wind, settles on the roof, and enters through a poorly seated lid collar or an unscreened overflow. It is not hazardous, but it is a substrate for biofilm and a thick layer will consume chlorine that should be acting on the walls. Removing it properly needs a settle-and-second-pass approach because it stays in suspension while draining.
Do I need the underground tank done as well as the roof tanks?
Yes. The underground tank sits upstream and the booster pump will lift its sediment and biofilm into a freshly cleaned overhead within days. Given the travel distance to Bahria we treat the whole property as one job by default — splitting it means paying for two visits to get one result. If you genuinely only want one done, do the underground tank, because it is the source.
How often should a Bahria villa clean its tanks?
Every six months is the sensible baseline, tightening to four months while there is active construction in your precinct. Once the surrounding plots are built out and the dust load drops, most villas settle comfortably into the six-month rhythm. Households on an AMC generally pair it with a Day 14 larval check through dengue season.
Is the water safe to drink afterwards?
Yes, with the standard steps. Hypochlorite at 200 ppm breaks down to chloride and water during the rinse, and the refill carries a 0.2 ppm residual, which is the WHO distribution guideline. Peracetic acid decomposes to acetic acid, oxygen and water within hours. Bti is WHO Class III and the citrate chelators are food-grade. Flush every tap for two minutes the next morning, keep the geyser off for 30 minutes, and run 15 litres through an RO unit before drinking.
