Our office sits at Plot #14, 2/1 2nd Gizri Street in Phase 4, which means DHA is not a service area for us so much as the street we work on. That proximity matters more than it sounds: most DHA addresses are 10-20 minutes away, so same-day is the norm rather than the exception, and we can come back for a Day 14 larval check without turning it into a scheduling problem. DHA tanks also have their own specific profile — heavy tanker dependence in Phase 6, 7 and 8, mains hardness in the 250-350 ppm CaCO3 range, and the bungalow sump-plus-overhead pairing that doubles the work of a single rooftop job. This page explains how we handle those, and where it differs from generic water tank cleaning in Karachi.
Why DHA tanks silt up faster than the Karachi average
The 6-month interval we publish for Karachi residential tanks is a floor, not a target. Three DHA-specific factors push the practical interval tighter.
Tanker-fed supply carries a sediment load that mains does not. Large parts of Phase 6, 7 and 8 run partly or wholly on bowser deliveries, and tanker water arrives with whatever was in the tanker. We routinely pull a fine grey-brown micro-sand out of tanker-fed sumps that simply is not present in a mains-fed Phase 2 tank of the same age. The mechanism is simple — no settling time between fill and draw, so suspended solids that would drop out in a distribution network end up on your sump floor instead. A tanker-dependent DHA bungalow realistically needs a 4-month cycle, not 6.
Hard mains water at 250-350 ppm CaCO3. That hardness leaves the pale mineral waterline rim you can feel as a gritty band at the fill level. Left alone it becomes a scaffold: calcium carbonate is porous, so biofilm colonises it and then sits protected from free chlorine inside the mineral matrix. Scrubbing alone will not shift a mature rim, which is why we carry a citrate descaler rather than relying on brushes and hypochlorite.
The bungalow sump-plus-overhead pairing. Most DHA bungalows across Phase 1-8 run an underground RCC sump feeding one or two rooftop tanks through a booster pump. Cleaning only the overhead is close to pointless — the sump is upstream, so within days the pump lifts sump biofilm and sediment straight back into the tank you just cleaned. We quote and clean the pair as one job for this reason, and if a customer wants only the overhead done we say plainly that it will not hold.
The 5-stage protocol on a DHA job
Every job runs the same five stages. Chemistry shifts with tank material, sediment load and dengue [1]-season status; the sequence does not.
Stage 1 — Pre-inspection and larval check. Lid off, interior photographed, and between June and October a directed Aedes aegypti [1] larval survey with a torch at the waterline. Comma-shaped larvae or short tumbling pupae mean eggs were laid in the last 7-10 days. Roof tanks in Phase 5 and 6 with a gapped lid are exactly the still, sun-warmed water Aedes looks for. If larvae are present we pair the clean with our mosquito control protocol for the roof rather than treating the tank in isolation.
Stage 2 — Drain and sediment removal. Down to the lowest practical level through the outlet plus a submersible pump, then wet vacuum on overheads and manual scoop plus suction line on sumps. The first two to three inches is the diagnostic layer — grey micro-sand says tanker supply, red-brown staining says galvanised corrosion upstream, and a black anaerobic sludge with a sour smell says the tank has been undisturbed long enough to go septic at the base.
Stage 3 — Mechanical scrub and descale. Mechanical removal is the only reliable way to break wall biofilm, because the polymer matrix Pseudomonas aeruginosa builds consumes free chlorine at its surface and shields the layers underneath. Long-handle stiff-bristle brushes on polyethylene, soft-bristle on galvanised steel to preserve the zinc layer, across four targets: inner lid, walls, base, and the first 30 cm of outlet pipe. The DHA hardness rim gets a dilute citric acid or sodium citrate pass — chelating agents bind calcium and magnesium ions and dissolve CaCO3 without attacking polyethylene. Heavy biofilm gets a peracetic acid pass at 500-1,000 ppm during the scrub.
Stage 4 — Sanitization at 200 ppm. Sodium hypochlorite at 200 ppm available chlorine, from 5-6% NaOCl diluted roughly 1:280, applied to every interior surface with a 30-minute minimum dwell. That is broad-spectrum against E. coli, total coliforms, Pseudomonas and surviving algal spores, and it does not degrade PVC or polyethylene. We dose against measured volume, not by eye — a 1,000-gallon (3,785 L) Phase 4 rooftop needs 757 g of available chlorine, which is 15.1 L of 5% NaOCl, measured in a graduated cylinder. Where a customer objects to chlorine taste, or biofilm is heavy, we substitute peracetic acid at 500-1,000 ppm with a 20-minute dwell.
Stage 5 — Bti tablet and lid reseal. After rinse and refill to a 0.2 ppm tap residual, a Bacillus thuringiensis israelensis tablet goes into every overhead during dengue season, May to November. Bti Cry endotoxins bind to Aedes aegypti mid-gut receptors and kill larvae within 24-48 hours, and it is non-toxic to humans, mammals and fish at potable dosing — WHO Class III. One tablet per 1,000 litres, roughly 30 days of cover. Then the lid is resealed, the gasket replaced if it has gone hard, the overflow pipe checked for a mesh cap, and the bolts torqued.
Sump versus overhead — and why DHA usually means both
Underground sumps. The typical DHA bungalow sump is 1,000-2,000 gallons of RCC or concrete. These are confined spaces and we treat them as such: pre-entry gas check because concrete accumulates CO2 and depletes oxygen, forced ventilation for 15-20 minutes before anyone goes in, 12V lighting, a spotter at the manhole throughout, breathing apparatus on standby. Sediment runs two to four times an equivalent rooftop, and a sump left 18 months will commonly give up 8-12 litres of sludge. Budget roughly 50% more time than a rooftop of the same capacity.
Overhead tanks. Mostly 500-1,500 gallon Dura or Nexa polyethylene, which is the easiest surface to work — smooth, non-porous, standard 30-minute hypochlorite dwell. Older Phase 1 and Phase 2 villas still run galvanised steel, which needs the soft brush and a corrosion check at the seams. Occasional older fibreglass needs a crack inspection before it is scrubbed at all. On every type, the last two to three inches sits below the outlet by design, so we bring a separate suction line rather than leaving it.
Why we clean them together. The sump feeds the overhead. Clean the roof tank alone and the booster pump re-seeds it from below within days, which is the single most common reason a customer tells us a previous cleaning “did not last”. If budget forces a split, do the sump first — that at least stops the source.
What a typical DHA job actually looks like
A typical Phase 6 tanker-fed bungalow. The call usually comes because the kitchen tap has started running cloudy for the first minute each morning, or because someone has seen grit in a filter jug. Phase 6 sits heavily on tanker supply, so we expect the sump to be the problem before we open it. What we generally find in a 1,500-gallon sump left 18 months is 8-12 litres of grey micro-sand and sludge, walls that feel slippery rather than gritty, and a lid gasket that has gone hard enough to have stopped sealing. The pattern is: sump first under confined-space protocol, citrate scrub and a peracetic pass, then the overhead with the standard hypochlorite dwell and a Bti tablet, both gaskets replaced. Six to seven hours for the pair.
A typical Phase 5 apartment roof. Two or three 1,000-gallon polyethylene tanks on a shared manifold serving eight to fourteen flats. Here the trigger is usually a resident reporting “wrigglers” in a glass during monsoon, which is an Aedes larval find nine times out of ten. All tanks go in one visit — leaving one uncleaned re-inoculates the others through the cross-feed inside a fortnight, so staggering them is false economy. Five to seven hours, gate pass arranged ahead, and a certificate listing every tank ID for the building file.
DHA pricing — what moves the band
Priced on tank type, capacity, sediment load and sanitisation scope. There is no DHA postcode premium — these are the same bands we quote in Clifton, Gulshan, PECHS and Bahadurabad.
Overhead rooftop tank, 500 gallons: PKR 2,500-4,500.
Underground sump, 1,500 gallons: PKR 10,000-13,000, including confined-space preparation.
Combined sump plus rooftop, the standard bungalow package: PKR 10,000-14,000 for 3-4 hours on site.
Commercial tanks, 2,000-5,000 gallons: PKR 14,000-22,000 — see commercial water tank cleaning.

Booking, and what happens on the day

A two-person team arrives with a submersible pump, wet vacuum, scrub kit, citrate descaler, sodium hypochlorite, peracetic acid if requested, Bti tablets, chlorine test strips, a pH meter, spare gaskets and PPE. Expect 2-3 hours for a single overhead, 4-6 hours for a combined bungalow, 5-7 hours for a three-tank apartment roof. Supply is interrupted while we work — if someone in the house must shower, say so when booking and we stage the job to keep one tank online, which adds 60-90 minutes. Before-and-after photos and a service certificate go to you on WhatsApp. Afterwards: leave the geyser off for 30 minutes, and flush every tap for two minutes the following morning.
DHA-specific questions we get asked
Which DHA phases do you cover, and how quickly?
All of Phase 1 through Phase 8, plus Khayaban-e-Ittehad, Khayaban-e-Bukhari, Zamzama and the Creek-side developments, at identical published rates. Our office is on 2nd Gizri Street in Phase 4, so Phase 1-5 is typically 10-15 minutes and Phase 6-8 is 20-30 minutes depending on traffic on Khayaban-e-Ittehad. Same-day during business hours is the norm rather than something we charge extra for.
My supply is tanker-fed. Does that change the cleaning interval?
Yes, and it is the single biggest interval driver in DHA. Tanker water goes from bowser to sump with no settling time, so suspended solids that a distribution network would drop out arrive intact and settle on your floor. Practically that means a 4-month cycle for tanker-dependent addresses in Phase 6, 7 and 8, against the 6-month floor for mains-fed properties. You can see it in the sediment — tanker-fed sumps give a fine grey micro-sand that mains-fed tanks of the same age simply do not have.
Do I really need the underground sump done as well?
If you have one, yes. The sump sits upstream of the roof tank, so the booster pump will lift sump sediment and biofilm into a freshly cleaned overhead within days. Cleaning the overhead alone is the most common reason we hear that a previous service “did not last”. If budget only stretches to one, do the sump — it is the source, and it is also the harder job, which is why it carries the confined-space preparation in the price.
What does DHA hard water do to a tank?
At 250-350 ppm CaCO3 it leaves a mineral rim at the fill line that feels gritty to the touch. The problem is not the appearance — calcium carbonate is porous, so biofilm colonises the rim and then sits shielded from free chlorine inside the mineral structure. That is why we run a citrate or citric acid descaling pass rather than relying on brushing and hypochlorite alone. Chelating agents bind the calcium and magnesium and take the scaffold away with the biofilm.
Is the water safe to drink straight afterwards?
With the standard post-clean steps, yes. Sodium hypochlorite at 200 ppm breaks down to chloride and water during the rinse, and the refill carries a 0.2 ppm residual, which is the WHO distribution guideline. Peracetic acid decomposes to acetic acid, oxygen and water within hours. Bti is WHO Class III and the citrate chelators are food-grade. Flush every tap for two minutes the next morning, keep the geyser off for 30 minutes, and run 15 litres through an RO filter before drinking. Can you combine tank cleaning with dengue treatment?
That is the normal booking between June and October. Every job in that window opens with a directed Aedes aegypti larval survey, and if we find larvae we run our mosquito control protocol across the surrounding roof rather than just treating the tank. A Bti tablet goes in on refill, and we can add a Day 14 follow-up at a discounted rate to confirm the roof stayed clear.
