Water Tank Cleaning in Gulshan-e-Iqbal Karachi: Block-by-Block — Rust-Fed Sediment, Shared Manifolds, Bti Larviciding

Gulshan-e-Iqbal is an apartment neighbourhood before it is anything else, and that single fact changes how a tank job runs here. Block 1 through Block 13 is dominated by four- to eight-storey stock built through the 1980s and 1990s, which means shared rooftop manifolds serving eight to twenty flats, a booster pump that has usually outlived its original gaskets, and steel riser pipe old enough to be shedding into the water it carries. The sediment we lift out of a Gulshan tank rarely looks like the grey micro-sand we pull from a tanker-fed DHA sump. It is red-brown, and it comes from the pipes. What makes Gulshan tanks different

The 6-month interval we publish for Karachi residential tanks holds for a single-family Gulshan bungalow. Apartment stock is a different problem, for three reasons.

Ageing steel risers put iron into the tank. A great deal of Gulshan’s mid-rise plumbing is original galvanised steel, now thirty or forty years old. Once the zinc layer has gone, the pipe corrodes from the inside and the water carries ferric particulate upward into the rooftop tank. You see it as a red-brown staining at the fill line and a rust-coloured settle on the floor, and residents usually notice it first as a metallic taste or as orange marks in a white washbasin. Cleaning the tank removes the deposit but not the source — we say so at quotation rather than letting a building believe a tank clean has fixed its risers.

Shared manifolds mean one neglected tank contaminates all of them. A typical Block 6 or Block 13 building runs two or three 1,000-1,500 gallon polyethylene tanks cross-connected on a single manifold. Biofilm in the uncleaned tank re-seeds the cleaned ones through the cross-feed inside seven to fourteen days. This is why we quote Gulshan apartment work per building rather than per tank, and why we will not stagger a three-tank roof across separate visits — it produces a bill for work that undoes itself.

Intermittent supply means water sits longer. Much of Gulshan draws KWSB mains on a rota rather than a constant feed, so tanks are filled hard when supply arrives and then drawn down slowly over days. Long residence time is what lets a free-chlorine residual decay to nothing, and stagnant, sun-warmed water in a roof tank is the exact condition Aedes aegypti [1] looks for. Practical interval for Gulshan apartment manifolds is 4 months, not 6.

The 5-stage protocol on a Gulshan job

The sequence is identical everywhere we work. What changes in Gulshan is the weight given to iron staining and to doing every tank on the manifold in one visit.

Stage 1 — Pre-inspection and larval check. Every lid comes off and every interior is photographed before anything is drained, so the building manager has a record of the starting state. From June to October we run a directed Aedes aegypti larval survey with a torch at the waterline — comma-shaped larvae or short tumbling pupae mean eggs went in within the last 7-10 days. Roof access in Gulshan mid-rises is often shared with a water pump room and a stairwell head, so we check standing water in those too, and pair the job with our mosquito control protocol if we find breeding.

Stage 2 — Drain and sediment removal. Outlet plus submersible pump down to the lowest practical level, then wet vacuum. The first two to three inches tells us what we are dealing with: red-brown settle points at corroding steel risers upstream, grey micro-sand at tanker top-ups during shortage, and a black sludge with a sour smell at a tank that has been sitting long enough to go anaerobic at the base. We photograph the sediment before disposal because building committees generally want to see it.

Stage 3 — Mechanical scrub, descale, and iron-stain lift. Brushing is the only reliable way to break wall biofilm, because the polymer matrix Pseudomonas aeruginosa builds consumes free chlorine at its surface and shields everything underneath. Stiff-bristle on polyethylene, soft-bristle on galvanised steel so the remaining zinc is not stripped. Gulshan’s iron staining does not respond to hypochlorite — chlorine oxidises iron further and can darken the mark. It needs an acidic chelation pass, citric acid or sodium citrate, which binds the ferric ion and lifts the stain along with any calcium carbonate rim. Heavy biofilm gets peracetic acid at 500-1,000 ppm during the scrub.

Stage 4 — Sanitization at 200 ppm. Sodium hypochlorite at 200 ppm available chlorine, from 5-6% NaOCl at roughly 1:280, on every interior surface with a 30-minute minimum dwell. Broad-spectrum against E. coli, total coliforms, Pseudomonas and algal spores, and it does not attack polyethylene or PVC. Dosing is calculated against measured volume — a 1,500-gallon Block 13 rooftop needs about 1,135 g of available chlorine, which is roughly 22.7 L of 5% NaOCl. On a three-tank manifold that calculation is done per tank, because they are rarely the same size despite looking it.

Stage 5 — Bti tablet and lid reseal. After rinse and refill to a 0.2 ppm residual, a Bacillus thuringiensis israelensis tablet goes into every overhead through dengue season, May to November. The Cry endotoxins bind to Aedes aegypti mid-gut receptors and kill larvae in 24-48 hours; WHO Class III, non-toxic to humans, mammals and fish at potable dosing. One tablet per 1,000 litres, about 30 days. Lids resealed, hardened gaskets replaced, overflow pipes checked for mesh caps — on Gulshan roofs the overflow is very often unscreened, which is a direct route in for gravid females.

Apartment buildings — how we run a multi-tank roof

All tanks, one visit, one certificate. Two or three tanks on a shared manifold get cleaned the same day. We label each tank with an ID, photograph each before and after, and issue a single certificate listing every tank on the building. Committees need that for their own records and for the next AGM, and it also stops the argument about which tank was or was not done.

Access and notice. Most Gulshan buildings want a gate pass and 24-48 hours of notice to the residents, because supply is interrupted while we work. Send us the building name when you book and we email the gate-pass request, the treatment record format and our public-liability details ahead of the visit. If the roof is locked and the chowkidar holds the only key, tell us — half the delays on Gulshan jobs are a missing key rather than anything technical.

Basement sumps. Many blocks pair the rooftop tanks with a ground or basement sump feeding the booster pump. That sump is upstream, so it gets done in the same visit or the roof tanks re-contaminate. Sumps are confined spaces: gas check before entry because concrete accumulates CO2 and depletes oxygen, forced ventilation 15-20 minutes, 12V lighting, a spotter at the manhole, breathing apparatus on standby.

What a typical Gulshan job looks like

A typical Block 6 mid-rise. The call usually comes from a building manager after two or three flats complain about a metallic taste, or after someone photographs orange staining in a basin. Three 1,000-gallon polyethylene tanks on the roof, a basement sump, original steel risers. What we generally find is a red-brown settle across all three tank floors, a stained waterline rim, and at least one hardened lid gasket. The pattern is: sump first, then all three roof tanks in sequence with a citrate pass to lift the iron before the hypochlorite dwell, Bti tablets on refill, gaskets replaced where needed. Six to eight hours for the building, and an honest conversation with the committee that the risers are the underlying cause.

A typical Block 10 bungalow. Single 800-1,000 gallon rooftop, sometimes with a small underground sump. Trigger is usually monsoon — a resident sees larvae after a week of rain, or the water develops an earthy smell from algal growth in a translucent tank. Simpler job: two to three hours, standard protocol, Bti tablet, and a lid gasket if the seal has gone. If the tank is translucent polyethylene sitting in direct sun, we recommend shading or over-painting it, because light plus warmth is what drives the algal bloom in the first place.

Booking, and what happens on the day

A two-person team arrives with submersible pump, wet vacuum, scrub kit, citrate descaler, sodium hypochlorite, peracetic acid if requested, Bti tablets, chlorine test strips, a pH meter, spare gaskets and PPE. Single overhead 2-3 hours; combined bungalow 4-6; three-tank apartment roof 5-8. Supply is off while we work — for apartment buildings we ask the manager to notify residents the evening before. Before-and-after photos and a certificate listing each tank ID go over WhatsApp. Afterwards, keep the geyser off for 30 minutes and flush every tap for two minutes the next morning.

Gulshan-specific questions

Which Gulshan blocks do you cover?

Block 1 through Block 13, plus Gulshan Chowrangi, NIPA, Hasan Square, Johar Chowrangi side and the University Road corridor, at identical published rates. Travel from our Phase 4 office is typically 25-35 minutes; the variable is University Road rather than the block itself. Same-day is normally available for morning bookings.

Our water tastes metallic and stains the basin. Will cleaning the tank fix it?

It will fix the deposit in the tank, and it will not fix the cause. A metallic taste with orange staining in an older Gulshan building almost always means the galvanised steel risers have lost their zinc layer and are corroding internally. Cleaning removes the ferric settle and lifts the stained rim, which improves things immediately, but the pipes keep shedding. We tell you this at quotation. If the staining returns within weeks, the honest answer is riser replacement, not more frequent tank cleaning.

Can you clean all the tanks in our apartment building in one day?

Yes, and that is the only way we will do it. Two or three tanks on a shared manifold have to be cleaned together — residual biofilm in an uncleaned tank re-seeds the cleaned ones through the cross-feed within one to two weeks, so a staggered schedule means paying twice for one result. A three-tank roof plus basement sump is a five to eight hour day. We arrange the gate pass and email the treatment record and public-liability documents ahead.

How often should a Gulshan apartment building clean its tanks?

Four months for shared manifolds, against the 6-month floor we publish for single-family properties. Two things drive it: intermittent supply means water sits in the tank longer and any chlorine residual decays to nothing, and shared manifolds spread contamination between tanks. Buildings on an AMC generally settle into a four-month rhythm with a Day 14 larval check added through dengue season.

Is the water safe to drink afterwards?

Yes, with the standard steps. Hypochlorite at 200 ppm breaks down to chloride and water during the rinse and the refill carries a 0.2 ppm residual, which is the WHO distribution guideline. Peracetic acid decomposes to acetic acid, oxygen and water within hours. Bti is WHO Class III and the citrate chelators are food-grade. Flush every tap for two minutes the following morning, keep the geyser off for 30 minutes, and run 15 litres through an RO unit before drinking. We found larvae in the tank during monsoon. What happens?

The tank clean proceeds as normal, but we treat the roof rather than just the tank. A larval find means gravid Aedes aegypti reached the water, so we look for the route — an unscreened overflow pipe, a lid gasket that has gone hard and gapped, or standing water in the pump room and stairwell head. Those get sealed or cleared, a Bti tablet goes in on refill, and we run our mosquito control protocol across the roof. A Day 14 follow-up confirms it held.
