North Nazimabad is one of the oldest planned residential areas in Karachi, and the age of the building stock is why cockroach calls here look different from the rest of the city. In newer flats we are usually baiting out a kitchen population. Here, a large share of the calls are the other problem entirely — big reddish-brown cockroaches appearing at night in bathrooms and kitchens, coming up out of the building’s own drainage from original 1960s and 1970s plumbing that has spent half a century cracking, settling and losing its water seals. That is Periplaneta americana, and it is a plumbing problem wearing a pest-control costume. This page is about that route and how we close it, alongside our Karachi-wide cockroach treatment service.

The building stock is the mechanism

Original soil stacks and waste lines. The houses and older blocks across Blocks A to W were plumbed with cast iron and galvanised pipework, much of it still in service. Fifty-plus years of corrosion, settlement cracking and improvised repair leaves a drainage system with openings into wall chases and under floors that were never meant to exist. A soil stack is warm, wet and full of organic matter — ideal harbourage for Periplaneta americana, and once it has a crack into a chase it also has a route into the flat.

Chases behind kitchen units. When kitchens are modernised here, and most have been, sometimes twice — new units go in over the old wall chase carrying the waste and water lines, and the chase is rarely made good first. The result is a concealed void running from behind the sink cabinet down to the drainage, hidden behind a kitchen that looks immaculate. This is why we find heavy activity in spotless kitchens and why cleaning harder does not fix it.

Floor traps that have lost their seal. A floor trap works by holding a plug of water that physically blocks the pipe. In Karachi’s heat that water evaporates within days if nothing is poured down it, and in an older property the trap itself is often cracked, badly re-set during a re-tiling, or defeated by a settled and re-graded floor. A dry trap is simply an open pipe from the soil stack into your bathroom. In a guest bathroom, a servant bathroom or a rarely used washing area this is near-guaranteed, and it is the single most common finding on our North Nazimabad inspections.

Ground-floor and courtyard properties. Much of North Nazimabad is low-rise houses with courtyards and service yards rather than the high-rise stock elsewhere in Karachi. External gullies, open drain runs at the back and manhole covers in a side yard put the drainage system directly against the living space, often at the same level.

The Hyderi corridor as a continuous reservoir

Hyderi market and the commercial strip along it run continuously through the middle of the residential blocks, and that changes the maths for the houses and flats around it. A dense run of food shops, bakeries, juice stalls, restaurants and their waste, on shared and ageing drainage, sustains a permanent Periplaneta americana population in the sewer and gully system underneath. That population does not stay under the market.

What that means for a household nearby. The blocks immediately around the corridor carry continuous external pressure regardless of how clean the home is. Treating your flat clears your flat; it does not empty the drainage system your flat is connected to. The realistic goal near Hyderi is a sealed, defended property with periodic drain work, not a permanently sterile sewer, which nobody can deliver.

For the commercial units themselves, the same logic runs in reverse. A single restaurant or bakery treating in isolation while the neighbouring units and the shared drain line go untreated is buying a few weeks. Where a row of units shares a drain, treating the run as one job is what works, and it costs less per unit.

Drain-line foam, and why liquids do not work here

The problem with pouring something down a drain. A liquid runs along the bottom of the pipe under gravity and is gone in seconds. The cockroaches are not on the bottom — they harbour on the upper internal walls, in the crown, in the trap body, in joint gaps and in the organic film coating an old waste line. A liquid contacts almost none of that, which is why shop drain products and bleach produce a night of scattering and no change in the count.

What foam does differently. Fipronil [1] is applied as an expanding foam injected into the drain line, so it fills the pipe’s cross-section and holds contact against the entire internal surface — crown, walls, joints, trap body — long enough to work. Fipronil is non-repellent and slow-acting, which matters: the insects do not detect and flee the treated pipe, they pass through it, pick up the active and carry it back into harbourage, where it moves further through the population by contact. A fast repellent product would simply push them out of the pipe and into your bathroom.

Where we put it in an older property. Every floor trap including the unused ones, the kitchen sink waste and its run, the bathroom waste and shower gully, external gully traps and yard drains, and the accessible chamber where the property’s run meets the main. The unused traps in guest and servant bathrooms are the ones households forget and most often the route.

What foam does not do. It treats the pipe; it does not repair it. Where the finding is a cracked stack discharging into a wall chase, or a trap that no longer holds water because the floor has settled, that is plumbing work and we say so plainly. We could re-foam a broken system indefinitely and you would keep paying — one plumbing repair is the better purchase.

Chases, voids and the proofing that matters in an old block

Open the question of the chase. Where activity concentrates behind a kitchen run, we look for the gap at the cabinet base, around the waste pipe where it enters the wall, behind the sink cabinet and under the counter end panel. Sealing those with a proper filler rather than tape or foam closes the connection between the concealed chase and the kitchen. On a fitted kitchen that sometimes means removing a plinth or back panel, and we tell you in advance if it does.

Grates, covers and gullies. A close-fitting grate, or a self-sealing insert where a trap will genuinely never be used, removes the entry mechanically — inexpensive and permanent, unlike anything we apply. The same goes for a cracked manhole cover in a side yard or an external gully with a missing grate, both of which come up repeatedly on these inspections.

If it is the small striped one instead

Not every North Nazimabad call is drainage. Small, tan, with two dark parallel stripes behind the head is Blattella germanica, which lives permanently indoors in the kitchen and is a different job: gel baiting at harbourage with Indoxacarb 0.6%, Hydramethylnon and Fipronil rotated across visits for resistance management, a Pyriproxyfen growth regulator to break the breeding cycle, and sticky monitors. We do not spray for it — the reasoning is set out on our Karachi-wide cockroach treatment page and in our Gulshan-e-Iqbal cockroach guide, and it holds equally here.

Both species turn up in the same property often enough that we plan for it. A photo at booking usually settles which is dominant, and the split of the visit between kitchen baiting and drain work follows from that rather than from a standard package.

Our protocol

Step 1 — Inspection, species ID and monitors. Every floor trap checked for a live water seal, plus the kitchen chase and cabinet base, under-sink run, bathroom and shower gullies, external gullies, yard drains and the accessible chamber. Sticky monitors placed so the population is counted — the count is what the follow-up decision rests on.

Step 2. Fipronil drain-line foam through every trap, waste run, gully and chamber identified above, including the unused ones.

Step 3. Gel baiting where German cockroach is present, placed inside harbourage rather than on open surfaces, with the actives rotated visit to visit.

Step 4 — Pyriproxyfen IGR to harbourage areas, which prevents nymphs maturing into breeding adults and covers the generation the bait has not yet reached.

Step 5. Proofing and a plumbing report. Chase gaps, pipe penetrations and cabinet bases sealed; grates and trap inserts fitted where needed. Anything that is a plumbing repair rather than a pest treatment — a cracked stack, a settled trap, a broken gully — is written down and handed to you.

Step 6 — Follow-up on monitor counts. A return visit with placements refreshed and the active rotated. Quoted prices include a complimentary re-visit within 30 days if monitor counts stay elevated — the monitors decide it, not an argument.

The thing you can do yourself that works

Pour a mug of water into every unused floor trap once a week. That is it. A large share of the “we keep seeing big cockroaches at night” calls we take here are a dry floor trap in a bathroom nobody uses, and refilling the seal closes the pipe with no chemistry, no cost and no visit. Guest and servant bathrooms, an old washing area and a disused kitchen trap are the usual candidates. If you do nothing else on this page, do this one and give it a fortnight before calling us — a fair number of households find they no longer need to.

Alongside it: keep external gully grates in place, keep the yard clear of standing organic waste, and fix a dripping under-sink joint rather than putting a bucket under it — moisture is what holds a population in place when food is scarce.

North Nazimabad pricing

Gel treatment, 2-3 bedroom flat: Rs 4,500-7,500.
Drain-line treatment: Rs 5,500-8,500 — the more relevant line for most properties here.
Combined villa jobs: Rs 9,000-16,000, the usual shape of a house with multiple bathrooms, a courtyard and external gullies.
Commercial kitchen monthly contracts: Rs 12,000-28,000 per month for HACCP-aligned IPM with gel rotation, Fipronil drain-line foam, Pyriproxyfen IGR and sticky monitoring — the band for Hyderi corridor food units. Quoted prices include a complimentary re-visit within 30 days if monitor counts stay elevated. Full bands are on our cockroach treatment page.

Booking, and what happens on the day

WhatsApp +92-311-1101810 with a photo of the cockroach if you can get one — large and reddish-brown versus small and tan with two stripes decides most of the plan — plus your block, house or flat, how many bathrooms and floor traps, and whether sightings are at night in bathrooms or during the day in the kitchen. That last detail is genuinely diagnostic. Confirmation inside 30 minutes, Mon-Sat 09:30-20:00. North Nazimabad is typically 35-45 minutes from our Phase 4 office.

A technician arrives with drain foaming equipment and Fipronil formulation, gel for rotation, IGR, sticky monitors, grates and trap inserts, proofing materials, torch and inspection mirror, and PPE. Give access to every bathroom including unused ones, the yard and the chamber cover — the unused rooms are usually where the answer is. Allow 60 to 90 minutes for a flat, up to two hours for a house with a courtyard and several external gullies. There is no evacuation period and the kitchen is usable immediately. Large-cockroach sightings drop within days; kitchen activity, where there is a German cockroach population, falls over one to two weeks.

North Nazimabad questions

Which North Nazimabad areas do you cover?

Blocks A through W, the Hyderi market corridor, Five Star Chowrangi, Board Office and the Shadman side, at identical published rates. Typically 35-45 minutes from our Phase 4 office. Where a row of commercial units shares a drain run we can schedule them together, which is more effective and cheaper per unit than treating them one at a time.

Our kitchen is spotless and we still get cockroaches. Why?

Because in a property of this age the source is usually not in your kitchen at all — it is in the drainage and the wall chase behind the units. Large reddish-brown cockroaches at night come up from the soil stack through a dry floor trap or a cracked line, and no amount of cleaning changes that. It is a plumbing route, not a hygiene failure.

Does the water-in-the-floor-trap trick actually work?

Yes, and it is the cheapest advice on this page. A floor trap blocks the pipe with a plug of water, and in Karachi heat that plug evaporates within days in a trap nobody uses. A mug of water down every unused trap weekly restores the seal and stops most large-cockroach appearances. Try it for a fortnight before booking — plenty of households find that was the whole problem.

We live near Hyderi. Will treatment even hold?

It will hold your property, and that is the honest framing. The drainage under a continuous run of food businesses carries a permanent population, so external pressure does not stop. What changes the outcome is sealing your own entry points and keeping the drain work on a periodic schedule rather than treating once and hoping. Anyone promising a permanently cockroach-free sewer is selling something we cannot deliver either.

You found a cracked pipe. Do I have to fix it?

You are not obliged to, but know what you are choosing. A stack discharging into a wall chase is permanent harbourage and a permanent entry, and treating it repeatedly is a recurring cost with no end point. One plumbing repair usually costs less than two years of re-treatment. We hand you the finding in writing either way, and we do not charge for the report.
