Integrated Pest Management [1] (IPM) is a pest control programme built on monitoring rather than routine spraying. We map the site, install monitoring devices, inspect them on a fixed schedule, treat only where the monitoring shows activity, and fix the conditions that let pests in. Every visit is documented, so you have the records that food-safety, pharma and hospital auditors ask for. IPM is delivered as an annual contract, with commercial programmes typically between PKR 60,000 and 240,000 a year depending on the site.
IPM is the standard for food manufacturers, pharmaceutical plants, hospitals, hotels, restaurants and warehouses holding food or packaging. It is usually required by a certification or an inspection regime, such as HACCP, ISO 22000, WHO-GMP or the Sindh Food Authority [2], rather than chosen by preference. This page explains what an IPM programme contains, how it runs, what documentation you receive, and how it is priced.
IPM in one line: monitor, decide, treat, prevent, record
| Stage | What happens |
|---|---|
| Monitor | Bait stations, traps and insect monitors placed on a site map and checked every visit |
| Decide | Treatment is triggered by what the monitors and inspections show, not by the calendar |
| Treat | The least disruptive effective method: gel, bait, traps, targeted residual spray, fogging only where justified |
| Prevent | Proofing, sealing and housekeeping recommendations that remove the cause |
| Record | A service report, device log and corrective-action record after every visit |
The difference from a routine spray contract is the decision step. In IPM, chemicals are applied where evidence shows pests, which keeps chemical use low in food and patient areas and gives auditors a reason for every treatment.
What an IPM programme covers
An IPM programme is built around the pests your site actually faces. A typical Karachi programme includes:
| What you’re comparing | NFS | Most Karachi providers |
|---|---|---|
| Active ingredients named | Active ingredients named per service — Fipronil [3], Imidacloprid [4], Indoxacarb, Bromadiolone [5], Deltamethrin (specifics on each service page) | "WHO approved" / "eco-friendly" hand-wave — no active ingredients named |
| Pricing published | PKR ranges per tier — published on every service page | "Free survey" — no rates disclosed before site visit |
| Warranty terms | Written warranty per service — termite proofing 7 yr (10 yr with Agenda), termite control 1 yr, retreat clauses spelled out | Verbal or "3-month retreat" with no written terms |
| Google reviews | 175 verified Google reviews (4.9★) on a 2-year-old profile | Text testimonials with no verifiable platform attribution |
| Certifications | ISO 9001:2015, SPMA member, KCCI member, PPMA member — numbers on bio page | "ISO certified" / "WHO approved" claimed without registration numbers |
| Response time | Same-day site inspection, scheduled treatment next business day | 2–5 business day inspection wait typical |
| Documentation | Service report after every visit — products applied, dose, lot number, technician sign-off | Verbal handover — no written application record |
Comparison verified against a June 2026 audit of seven Karachi pest-control sites: pakistanfumigation.com, ecoservices.com.pk, askfumigation.com, a1fumigations.com, karachi-fumigation.com, eliteservices.pk, karachifumigationservices.com.
- Rodent control: tamper-resistant bait stations around the external perimeter, mechanical traps or glue boards inside production and storage areas where bait is not allowed, and proofing of entry points.
- Cockroach control: gel bait in kitchens, canteens, drains and equipment voids, with active rotation recorded.
- Crawling insect control: targeted residual treatment for ants, spiders and other crawling insects along walls and entry points.
- Flying insect control: insect monitors and light traps in sensitive areas, fly baits and traps outside, and fogging only where justified.
- Stored-product insects: monitoring and treatment for the beetles and moths that infest grain, flour, spices and packaging.
- Birds, lizards and stray animals: netting, spikes and gels for birds, traps for lizards, and physical barriers at entry points, depending on the site.
For sites that store bulk goods, phosphine fumigation of godowns and warehouses is planned alongside the IPM programme. See industrial fumigation.

How the programme runs
- Site survey. We walk the site, identify pest risks, entry points and sensitive zones, and agree the scope and visit frequency.
- Site map and device installation. Every monitoring device is numbered and marked on a site map, so its history can be tracked visit by visit.
- Scheduled visits. Devices are inspected, activity is recorded, and treatment is applied only where needed.
- Corrective actions. Where we find a cause, such as a gap under a door, a damaged drain cover or a housekeeping problem, we record it and recommend the fix, then check it on the next visit.
- Trend review. Activity is tracked over time, so recurring hot spots are visible and dealt with at the source.
The documentation you receive
The paperwork is half the value of an IPM contract, because it is what an auditor reviews. You receive:
- A site map showing every monitoring device and its number
- A service report after each visit: areas inspected, devices checked, activity found, treatments applied and products used
- A device log recording the status of each device on each visit
- Corrective-action records, noting each issue raised and whether it has been fixed
- Material safety data sheets for every product used on site
- Treatment certificates where required. See fumigation certificates
Records are kept together so they can be handed to an inspector at short notice.
Which standard is your site working to?
| Sector | Standard or regime | Our page |
|---|---|---|
| Food manufacturing | HACCP, ISO 22000, buyer audits | Food manufacturing IPM |

| Pharmaceuticals | WHO-GMP, DRAP inspections | WHO-GMP pest control |
| Hospitals and clinics | Infection prevention and control | Hospital pest control |

How IPM is priced
IPM is delivered as an annual contract with a fixed visit schedule. Commercial programmes are typically PKR 60,000 to 240,000 a year, depending on the size of the site, the number of monitoring devices, the visit frequency, and which pests and zones are covered. We confirm the price after the site survey. See our commercial pest control contracts for how contracts are structured.
IPM or a routine spray contract?
A routine spray contract treats on a calendar, whether or not pests are present, and leaves little evidence of why. IPM treats on evidence, uses less chemical in sensitive areas, and produces the records an audit needs. For offices and shops without an audit requirement, a scheduled commercial pest control contract may be enough. For food, pharma and healthcare sites, IPM is the standard auditors expect.
Frequently Asked Questions
What is integrated pest management?+
Integrated pest management (IPM) is a pest control programme based on monitoring. Devices are placed on a site map and checked on a schedule, treatment is applied only where monitoring shows activity, and the conditions that let pests in are fixed. Every visit is documented for audits.
Who needs IPM services in Karachi?+
Food manufacturers, pharmaceutical plants, hospitals, hotels, restaurants and warehouses storing food or packaging. These sites usually need IPM because a certification or inspection regime requires it, such as HACCP, ISO 22000, WHO-GMP or Sindh Food Authority inspections.
What documents come with an IPM contract?+
A site map of monitoring devices, a service report after each visit, a device log, corrective-action records, material safety data sheets for every product used, and treatment certificates where required. These are the records an auditor reviews.
How much does IPM cost in Karachi?+
IPM is an annual contract. Commercial programmes typically cost PKR 60,000 to 240,000 a year, depending on site size, number of devices, visit frequency and the pests and zones covered. We confirm the price after a site survey.
How often are IPM visits made?+
Visit frequency is set by the site's risk and the standard it works to. Food and pharma sites usually need more frequent visits than offices or warehouses. We agree the schedule during the site survey and record every visit.
Is IPM the same as fumigation?+
No. Fumigation is one possible treatment, used for stored goods and specific infestations. IPM is the whole programme: monitoring, targeted treatment, prevention and records. Fumigation of godowns and warehouses can be planned as part of an IPM programme.
